Cotton Lane RV Park Introduce
For local users seeking "RV parks near me" in the Goodyear, Arizona area, Cotton Lane RV Park, located at 17506 W Van Buren St, presents itself as a well-maintained 55+ community with a mix of park models and RVs. Based on recent customer reviews, Cotton Lane RV Park offers a friendly staff, immaculate grounds, and good amenities, although potential residents should be aware of the tight spacing between sites.
One reviewer highlights the "friendly staff" at Cotton Lane RV Park, which is always a positive aspect when considering "RV parks near me," as it contributes to a welcoming and helpful environment. This reviewer also notes that the "grounds are immaculate," indicating a high level of care and attention to the overall appearance and upkeep of the park. This can be a significant draw for those who value a clean and aesthetically pleasing living space. Additionally, the park is identified as a "55+ park" with a blend of "nice park models and RVs," suggesting a community geared towards seniors and offering a variety of accommodation types. The reviewer also mentions that "good amenities" are offered, although they did not personally utilize them.
However, the same reviewer points out a significant drawback: "Extremely tight sites." This lack of space between RVs and park models can impact privacy and the overall sense of spaciousness. They also mention a specific issue with their neighbor's sewer hookup being "butted up against our small patio," which could lead to unpleasant odors or a less enjoyable outdoor space. Based on this experience, the reviewer concludes that while Cotton Lane RV Park might be suitable "for a night or two," it is not ideal for a longer stay due to the close proximity of the sites. They also observed that while some residents were friendly, "not all" were, suggesting a potentially varied social dynamic within the park.
Another reviewer who stayed for two nights also comments on the beautifully maintained grounds, reinforcing the positive feedback regarding the park's upkeep. Their RV pull-thru site, located at the back of the park, is described as "sandy dirt and gravel" and "mostly level." This provides some insight into the type of ground surface and the ease of setting up an RV in the pull-thru area. However, this reviewer also confirms that "the sites are very close together with a small patio," echoing the previous concern about limited space. They further note that "all the hookups are located next to your neighbors patio," which could present logistical challenges or a lack of privacy when connecting and using utilities.
On a more positive note, this second reviewer reports that their Starlink internet service worked well, which is an important consideration for many RVers who rely on reliable internet connectivity. They also used the showers at the indoor pool/hot tub area and found them to have "plenty of hot water and good pressure," which are significant positives for comfort and convenience. However, they also mention that "the showers are not exactly private," which might be a concern for some individuals. The pool water is described as "warm," and the hot tub is lauded as "wonderful," indicating valuable recreational amenities available to guests.
The second reviewer also found the "office staff is professional," adding to the positive feedback about the park's management interactions. Regarding cost, they mention that the price was "comparable to other parks in the area," paying approximately $61.50 per night with a military discount. This provides some context for the pricing of Cotton Lane RV Park relative to other "RV parks near me" in Goodyear, suggesting it falls within the average range, at least for short-term stays with a discount.
Based on these reviews, the environment of Cotton Lane RV Park is characterized by meticulously maintained grounds and a generally pleasant atmosphere, particularly within the 55+ community setting. However, the extremely tight spacing between RV sites and park models is a significant drawback that potential residents should carefully consider. While some neighbors are friendly, the social dynamic may vary. The location at the back of the park for pull-thru sites offers mostly level ground with sandy dirt and gravel surfaces.
The services and features mentioned include friendly and professional staff, clean grounds, an indoor pool and hot tub with good showers (though not entirely private), and a laundry room (mentioned indirectly through the cleaning crew observation). The park is pet-friendly, as RV parks often are, although specific policies are not detailed. The availability of good water pressure and hot water in the showers is a notable positive. The fact that Starlink internet worked well on at least one site suggests decent connectivity for those who rely on it.
There is no specific promotional information available in the provided reviews. In conclusion, Cotton Lane RV Park in Goodyear offers a well-maintained and clean environment within a 55+ community, supported by a friendly and professional staff. The availability of amenities like an indoor pool and hot tub with good showers is a plus. However, the extremely tight sites and the proximity of utility hookups to neighbors' patios are significant drawbacks that may make longer stays less desirable for some. The pricing appears to be comparable to other "RV parks near me" in the area. Potential residents should weigh the immaculate grounds and amenities against the limited personal space and inquire directly about site availability, specific amenities, pet policies, and any current promotions before making a decision.

Cotton Lane RV Park Reviews
Friendly staff. Extremely tight sites. Grounds are immaculate. 55+ park with a mix of nice park models and RVs. Good amenities offered. We didn't use any of them. Neighbors sewer hook up butted up against our small patio. Great for a night or two, but no longer. Sites are too close. Some of the residents were friendly but not all.
Apr 02, 2025 · JoyandDean KlempkeStayed for two nights. The RV pull through sites are located at the back of the park, which is beautifully maintained. Our site (#2) was sandy dirt and gravel, and it is mostly level. The sites are very close together with a small patio. All the hookups are located next to your neighbors patio. Our starlink worked well. We used the showers at the indoor pool/hot tub area. They have plenty of hot water and good pressure, though the showers are not exactly private. The pool water is warm, and the hot tub is wonderful! The office staff is professional. The price is comparable to other parks in the area (we paid about $61.50 per night with a military discount).
Jan 27, 2025 · Alice StanfordMy 2 stars is based solely on the pull-through RV spaces being ridiculously narrow. Other areas of the RV park that were back-in sites are much wider. Lots of vacancies in those so why did we (and others) have to be crammed in like sardines? Our 39' motorhome hit the water bib because of the narrow site and put a foot long gash in the storage bay door. 😡The place is close to I-10 but traffic noise overnight was barely noticeable. We were there 3 nights. Staff in the office was hit or miss on being pleasant. We'd stay there again IF we got a wider RV site. Otherwise, find somewhere else.
Apr 13, 2025 · Darla GoldenWe stayed here for one night. Right off I10, super clean.and quiet. Gwen in the office was very friendly and answered our questions when we called. Nice pull thru site with concrete pad for our steps.
Jan 13, 2025 · Kathy MajkaLove Cotton Lane. Our home for the winters! The folks that work and live there are the best in Arizona! ☀️🌵
