Leaf Verde Introduce
When searching for "RV parks near me" in the Buckeye, Arizona area, Leaf Verde, located at 1500 S Apache Rd, Buckeye, AZ 85326, is an option that appears under the Sun Outdoors brand. They can be contacted at (623) 386-3132 or +1 623-386-3132 for inquiries. However, it is crucial for prospective visitors to be aware of recent feedback from customers who have stayed at this location.
Several reviews paint a picture of Leaf Verde that may differ significantly from the expectations one might have of a "resort," as it has been described by some affiliations. Multiple visitors have expressed disappointment, stating that Leaf Verde is "not a 'Resort' by any means and nothing more than a trailer park in the desert." This sentiment is echoed by others who feel the park caters primarily to long-term residents, giving it the atmosphere of a "permanent mobile home park feel rather than a welcoming resort atmosphere for travelers."
One of the primary concerns raised is the physical environment of the park. Reviewers describe the grounds as "entirely unpaved," leading to conditions that are "dusty and dirty," making it challenging to maintain the cleanliness of RVs and outdoor spaces. This lack of paved areas appears to be a significant drawback for visitors accustomed to more developed RV resorts.
Another frequently mentioned issue is the layout and spacing of the RV sites. Guests have reported a "cramped layout" where you are "practically on top of your neighbors," with limited space even to extend awnings without encroaching on adjacent rigs. This close proximity between sites can detract from the privacy and overall comfort of the stay, particularly for those seeking a relaxing and spacious environment.
For pet owners, Leaf Verde seems to present challenges as well. One review specifically warns, "Dog owners beware - there are very limited designated areas for walking pets, and what exists isn't well-maintained." This lack of adequate and well-kept pet areas can be a significant inconvenience for travelers who bring their furry companions and expect suitable facilities for them.
The reviews also highlight a discrepancy between the park's current state and potentially outdated marketing materials. One visitor advised that Sun Outdoors "needs to update the photos since the ones they use are from many years ago," suggesting that the online representation of the park may not accurately reflect its present condition. This discrepancy can lead to unmet expectations upon arrival.
Furthermore, concerns have been raised about the cleanliness of the park due to the habits of some long-term residents. One reviewer noted that staff members were observed having to "pick up trash and dog feces left everywhere including the play areas for the kids." This suggests potential issues with park cleanliness and the adherence to pet waste management policies by some residents, which can negatively impact the experience of short-term visitors and families with children.
Adding to the environmental concerns, one guest recounted that "after it rained our site reeked of dog urine," indicating potential drainage or sanitation issues within the park. This type of experience can severely detract from the comfort and enjoyment of an RV stay.
The surrounding environment of Leaf Verde is also described as being "surrounded by houses," which might not offer the natural or scenic backdrop some travelers seek when choosing an RV park in Arizona. This detail further supports the sentiment that the location feels more like a residential trailer park than a destination resort.
Despite the numerous negative comments regarding the park's environment and facilities, one reviewer did mention that the "staff was very friendly" and seemed to empathize with the concerns raised. However, friendly staff alone may not compensate for significant shortcomings in the physical infrastructure and overall atmosphere of an RV park.
Based on this overwhelmingly negative feedback from recent visitors, it is difficult to identify any specific "features" or "services" that are consistently praised. The primary takeaway from the reviews is a strong recommendation to avoid staying at Leaf Verde due to the unpaved and dusty grounds, cramped sites, limited and poorly maintained pet areas, and the overall atmosphere of a permanent trailer park rather than a resort.
Given the strong negative sentiment, it is highly unlikely that there are any current "promotional information" that would outweigh the significant concerns raised about the fundamental aspects of the park. Prospective visitors are strongly advised to consider these recent experiences when searching for "RV parks near me" in the Buckeye area and to explore alternative options that may offer a more enjoyable and as-advertised experience.
In conclusion, while Leaf Verde is listed as an RV park in Buckeye, Arizona, the recent reviews paint a concerning picture of unpaved and dusty grounds, cramped sites, inadequate pet facilities, and an atmosphere more akin to a permanent trailer park than a resort. Potential visitors should carefully consider this feedback and perhaps look at other "RV parks near me" that have received more positive recent reviews to ensure a more satisfactory stay in the Buckeye area.

Leaf Verde Reviews
Have stayed at several Sun Outdoor properties and have always enjoyed the facilities as we have found them to be top notch. Unfortunately Leaf Verde is not one of these. Leaf Verde is not a “Resort” by any means and nothing more than a trailer park in the desert. Full of permanent residences with storage sheds, dog pens, run down vehicles, and other unsightly items attached to their trailers. Staff was very friendly and felt sorry for them as they had to pick up trash and dog feces left everywhere including the play areas for the kids. After it rained our site reeked of dog urine. Nothing against the residence that live there, but Sun Outdoors needs to remove resort and rename it a trailer park so you know what you are reserving, especially at the price being charged per night. They also need to update the photos since the ones they use are from many years ago. This park is surrounded by houses. Would avoid staying here.
Apr 16, 2025 · Daniel Barnes★★Not What We Expected at Leaf Verde RV ResortWe recently stayed at Leaf Verde RV Resort and left feeling disappointed. The entirely unpaved grounds were dusty and dirty, making it difficult to keep our RV and outdoor space clean. The cramped layout means you're practically on top of your neighbors, with barely enough space to extend your awning without touching the next rig.Dog owners beware - there are very limited designated areas for walking pets, and what exists isn't well-maintained.The park appears to cater primarily to long-term residents, which gives it more of a permanent mobile home park feel rather than a welcoming resort atmosphere for travelers. While the location might be convenient for some, the cramped spaces, dusty conditions, and limited amenities make it hard to recommend. There are better options in the area for short-term RV stays.
Jan 16, 2025 · Nancy RosasThe people who own the campground regularly favor certain guests. This leads to conflicts and "favored guests" who are allowed to do anything that they want to. They do whatever they want, and all of the other guests are left to fend for themselves. Their power supply is not adequate for the number of campers and trailer homes that are in this park. There are frequent power outages because of this complete oversight. The laundry facilities are out of date, and the campground frequently does not have adequate water pressure. The wifi is also trash.
Feb 03, 2025 · Monica HenryEasy accessible with my Dually and 5th wheel hookup. Fun day at the park here. Always fun to escape the city and go hiking and camping.
Apr 18, 2025 · Elijah HernandezWe booked this camping location because it advertised a swimming pool and free WiFi.Pool was closed indefinitely for maintenance.WiFi is so bad that it’s unusable.Only 1-bar of cell signal at site so work calls are barely possible.Mostly permanent “campers.” Expect lots of hard workers leaving for work at 4-5am in diesel trucks.Zero nature here whatsoever.Camp site is so skinny that our pop-out is 6” from neighbor’s permanent encampment.
