It was great at first, as most new experiences are. Then comes the stuff you're never told about until after you move in. There are many problems that have reared their ugly heads in the first year here. First and foremost, the manager seems nice at first, but if you ever have an issue, he quickly loses his cool and becomes rude and condescending. You are told one thing, then find out later that isn't the case anymore. Lots of rule changes and reduction of services in just the first year, even after an increase in lot rent. Pay more, get less. Gotta love it. The leaf pick-up program was good first year, but the next was terrible. They didn't even finish before December, and snow came. The snow plowing, or lack thereof, leaves roads extremely icy and rough. Most people don't shovel their sidewalks, so there's no place to walk that isn't either snow-covered, icy, or both. Other residents plant shrubs or grasses that become overgrown and block the sidewalks. Nothing is done about it. The trees are supposed to be trimmed or removed upon request, but many people's requests have gone unanswered for years, including safety issues with trees potentially falling on homes or cars are ignored. The maintenance staff is not sufficient or able to do their jobs properly or efficiently, leading to months of delays in new home move-in dates for new residents that have new homes put in on existing lots. There were 7 water line breaks this year that left us without water for hours to even a full 24-hour day. They have a contractor come fix them, but not on an emergency basis, so if the water line breaks after hours, it waits till the next day. The water infrastructure is very dated, and it shows. If you happen to have a break on your lot, don't expect much in the way of lawn restoration. It becomes your responsibility. Some of the service drives where residents have to drive to get to their garages or driveways are in rough shape, with nothing getting done about it. Any repairs or maintenance that are needed to your lawn, driveway, or walks are your responsibility as well. Some residents don't care for their things well, and vacant, non livable homes aren't removed or kept decent either.There are some very nice features in the park that add to quality of life. The streets are wide (when plowed and leaves get picked up), the lots are larger than most, and there are lots of trees and some wildlife around. There is an indoor pool and hot tub, clubhouse, and laundry facilities as well, but I can't speak about them because we don't use them. The trash removal is provided by several dumpsters residents can take their trash and recycling to.If you move in here, just be sure you understand exactly what goes on around your prospective home and community beforehand. - Jerry Phelps
