Oak Brook Estates Mobile Home Introduce
If you are searching for "RV parks near me" in the Portage, Michigan area and considering a longer-term residential option, Oak Brook Estates Mobile Home, located at 7200 Lovers Ln, Portage, MI 49002, USA, is a mobile home park that requires careful evaluation based on recent online reviews. You can contact them at (269) 372-9441 or +1 269-372-9441 for inquiries. However, it is crucial to be aware of significant concerns raised by former and prospective residents.
When comparing "RV parks near me" to mobile home parks like Oak Brook Estates Mobile Home for long-term living, it's important to recognize the differences in community structure and management approaches. Mobile home parks often involve more complex application processes and community rules compared to the typically shorter-term arrangements at RV parks.
Based on the limited online reviews available, Oak Brook Estates Mobile Home appears to have significant issues related to its management and the condition of the property. One reviewer notes that while the "new property manager is cool," the "corporate" management is described as "horrible." This suggests a potential disconnect between the on-site management and the overarching corporate policies or priorities. The reviewer further states that "the property's conditions are horrible, and they don't care," expressing sadness about the poor state of the mobile homes within the community.
Another prospective resident shared a negative experience with the application process. They reported inconsistencies in information regarding property availability (e.g., being told a property was sold, then not sold, then facing restrictions on certain properties). A significant point of contention arose when the prospective resident expressed concerns about some of the park's rules and regulations, to which the owner reportedly responded with "I am glad you decided this wasn't the park for you." This interaction suggests a lack of flexibility and potentially unwelcoming attitude towards resident concerns.
Further issues with the application process were highlighted, including inquiries about a bankruptcy discharged over four years prior, which the prospective resident felt was an inappropriate intrusion into their personal financial history, especially given their current high credit score. The deal-breaker for this individual, however, was a restrictive policy regarding overnight guests, specifically grandchildren. The prospective resident was told they needed to ask permission for grandchildren to stay overnight if it was going to be more than "Just Occasionally." The justification provided was that utilities were included in the rent, and more visitors would increase utility usage. The reviewer points out that gas and electric are not included in the lot rent, contradicting the statement about all utilities being included. They also expressed willingness to pay an additional amount to cover any extra utility costs associated with occasional guests but were seemingly met with inflexibility.
The concerns raised in these reviews are significant and touch upon several critical aspects of living in a mobile home park: management responsiveness, property maintenance, application fairness, and community rules affecting residents' personal lives. The negative feedback regarding corporate management and property conditions suggests potential neglect or underinvestment in the community. The issues with the application process and the restrictive guest policy indicate a potentially rigid and unwelcoming environment for prospective and current residents.
When considering Oak Brook Estates Mobile Home as a long-term housing option near "RV parks near me," it is essential to weigh the potential affordability (which is not explicitly mentioned but often a factor in choosing mobile home living) against the serious concerns raised about management and community policies. The quality of life in a mobile home park is significantly impacted by the responsiveness and fairness of the management and the overall condition of the property.
Prospective residents considering Oak Brook Estates Mobile Home should undertake thorough due diligence, including:
- Visiting the property to assess its overall condition and observe the interactions between residents and management.
- If possible, speaking with current residents to gain firsthand accounts of their experiences with management, property maintenance, and community rules.
- Thoroughly reviewing the lease agreement and all community rules and regulations, paying close attention to policies regarding guests, utilities, and any restrictions on personal activities.
- Clarifying the responsibilities for utilities and any associated costs.
- Documenting all communications with the management and ensuring all agreements are in writing.
The negative experiences shared in the online reviews, particularly regarding the perceived lack of care for property conditions and the restrictive policies, should give potential residents pause. While the mention of a "cool" new property manager offers a glimmer of potential improvement, the concerns about corporate management and established policies remain significant.
In conclusion, Oak Brook Estates Mobile Home in Portage, MI, has elicited significant concerns in its online reviews regarding corporate management, the condition of the property, and restrictive community policies, particularly concerning the application process and guest visitation. For those searching for long-term housing near "RV parks near me," Oak Brook Estates Mobile Home requires a cautious and thorough investigation to determine if the potential benefits outweigh the reported negative aspects of management and community living.

Oak Brook Estates Mobile Home Reviews
The new property manager is cool, but "corporate* is horrible. The property's conditions are horrible, and they don't care. Really sad how bad things really are in their mobile homes. 😔😔😔
Dec 28, 2024 · Anthony Bicknell (Akh)Unfortunately, my experience with this park was less than average. I have not had a good experience with looking at property in this park. Every other day the story was changing…sold, not sold,………”they aren’t accepted in the park” was another big one. Maybe a red flag. When I expressed my concerns to the owner regarding some of the rules and regulations her statement was quote unquote "I am glad you decided this wasn't the park for you". Some of my issues with the application process were outside of requirements of the application. For example I was asked about a bankruptcy that has been discharged from my credit report for over 4 years. She wanted to know why I had one. My credit score is 750 now I don't believe personal business is their concern, however, the deal breaker for me was that I had to ask permission to have my grandchildren spend the night if it was going to be more than "Just Occasionally" Her response was quote, unquote " Your utilities are included in your rent and obviously more visitors and overnight people would greatly increase your utilities usage". So it's all about the money. I'm quite sure that $450 would cover any extra utility use for company. The lot rent does not include gas and electric, so all utilities are not included. I would not have even given this one star but this website will not let you post until you choose at least one.
Apr 06, 2022 · brenda lewmanI find your refusal quite alarming, My good wife of 50 years and I wanted so much to relocate into a nice quiet surrounding, we now live in a mobile home park for 50 years ( moved in 1971 )that in the last 2 years has gone so far down hill that we need to get out, we have never been late paying rent and have never had an issue with the park in all of the 50 years, we have been noted as being the most well groomed lot in all of the park with not a thing out of place, I have been self employed all my life and have always paid cash and because 0f this my credit score is quite less than you would like, we owe nothing to anyone yet you won't even consider us for your community, this quite concerning
