Country Manor West Introduce
For local residents of Carlisle, Pennsylvania, and those searching within the 'rv parks near me' category who might also be considering mobile home parks as a potential longer-term or temporary living arrangement, Country Manor West, located at 45 Cypress Ln in Carlisle, PA, warrants careful consideration. While the platform category is 'rv parks near me,' mobile home parks can sometimes accommodate RVs for extended stays, and understanding the nature of such communities is crucial for making informed decisions. The available customer reviews for Country Manor West paint a concerning picture regarding park management, maintenance, and overall resident experience. This introduction aims to provide an objective overview of the potential environment, services, and features based solely on the provided feedback, without omitting any of the negative aspects raised by current or former residents. The provided phone numbers, (717) 697-0900 and +1 717-697-0900, offer a direct line to the park management, which prospective residents may wish to contact to seek clarification or additional information.
Based on the limited information available, the environment of Country Manor West is described as a mobile home park located in Carlisle, PA. The presence of a "pool" is mentioned as a feature, suggesting that the park was intended to offer recreational amenities. Additionally, there is a "central lawn area" referenced in one review, indicating some communal green space within the community. However, the overwhelmingly negative sentiment in the reviews overshadows any potential positive aspects of the physical environment. Residents describe a park in a "severe state of disrepair," which suggests that the aesthetic and functional aspects of the community may be compromised. The mention of sites being "a bit dark and damp" in a review for a nearby campground (likely a data association error, but included in the provided text) should be disregarded as it does not directly pertain to Country Manor West based on the mobile home park reviews. The core environmental concern raised is the apparent neglect and lack of maintenance within the park.
The services and features of Country Manor West, as perceived by the reviewers, are a significant source of dissatisfaction. While a swimming pool is mentioned as an amenity that residents are charged for, it is consistently reported as "never operational." This suggests a significant discrepancy between what residents are paying for and what is actually being provided. The reviews also highlight concerns about rising rents and additional fees, which residents feel are unjustified given the park's condition and the lack of functional amenities. One reviewer recounted being offered a dilapidated trailer for sale by the park management, further contributing to a negative perception of the services offered. The aggressive issuance of "unnecessary eviction notices for minor issues" is also cited as a problematic management practice, indicating a potentially adversarial relationship between park management and residents. The lack of reasonable communication from management is also a recurring theme, exacerbating resident dissatisfaction.
A key feature that emerges from the negative reviews is the alleged behavior of the park owners and management. They are described as "horrible" and accused of "harassing certain residents" while allowing others to engage in similar behavior without consequence, suggesting a lack of fairness and consistency in management practices. The claim that the owners are attempting to "get rid of everyone with a single wide to get place double wides" and are using harassment as a tactic, particularly targeting elderly residents, is a serious accusation that paints a concerning picture of the community's social environment and the management's long-term intentions. The alleged greed and lack of concern for the well-being of existing residents are central themes in the negative feedback.
Given the overwhelmingly negative nature of the provided reviews, there is no indication of any positive promotional information for Country Manor West. In fact, the strong recommendation from one reviewer to "STAY AWAY FROM THIS PARK!" serves as a powerful anti-endorsement. The sentiment that the park is "not worth it" for the price further underscores the lack of perceived value among residents. The legal implications mentioned by one reviewer, regarding the landlord's obligation to maintain common areas and amenities if tenants are being charged for their use, could potentially be a point of concern for the park management and a factor for prospective residents to consider and research further based on Pennsylvania law.
For local users searching within the 'rv parks near me' category who might be considering Country Manor West, it is crucial to weigh the significant negative feedback provided by the reviewers. While mobile home parks can sometimes accommodate RVs for extended stays, the issues raised regarding management practices, lack of maintenance, non-operational amenities, and alleged harassment of residents are serious red flags. Prospective residents should exercise extreme caution and conduct thorough due diligence before considering this community. This due diligence should include contacting the park management directly using the provided phone numbers, visiting the property in person to assess its condition, and potentially seeking out additional reviews or information from other sources beyond what was provided.
It is important to note that the 'rv parks near me' platform category might include listings for various types of communities that can accommodate recreational vehicles, including mobile home parks. However, the living experience in a mobile home park, which often involves longer-term residency and different regulations compared to a traditional RV park, can vary significantly. The feedback for Country Manor West suggests a potentially negative living environment that may not be suitable for individuals seeking a temporary or long-term RV living situation, especially if the expectation is for well-maintained amenities and responsive management.
In conclusion, based on the available customer reviews, Country Manor West mobile home park in Carlisle, PA, appears to be a community facing significant challenges related to management, maintenance, and resident satisfaction. The recurring themes of rising costs for poorly maintained or non-operational amenities, allegations of harassment, and a general state of disrepair paint a concerning picture for prospective residents. While the park may offer a location in Carlisle, the negative feedback strongly suggests that local users searching within the 'rv parks near me' category, or those considering a longer-term stay in a mobile home park, should approach Country Manor West with extreme caution and conduct thorough independent research before making any decisions. The provided phone numbers offer a direct line to the management for those who wish to seek further clarification or express concerns raised by these reviews.

Country Manor West Reviews
Park owners are horrible. Keep raising rent and all other things they can charge you for..for what? You have a pool that you never open..which is why you claim high prices. Also tried selling me a trailer with the windows busted out and floor falling in for $5000. Absolutely ridiculous. STAY AWAY FROM THIS PARK! For the price...its not worth it. Harassing certain residents while leaving others to do the same with no issue. They're trying to get rid of everyone with a single wide to get place double wides. Which is their reason for Harassing elderly people. I will pray for them to lose their greed.
May 04, 2025 · Amber BostwickThis mobile home park is in a severe state of disrepair, despite the continuously rising rents and fees. The swimming pool is never operational, even though it's one of the amenities included in what we pay for. Under Pennsylvania law, landlords are required to maintain common areas and amenities in a safe and functional state if tenants are being charged for their use. If management is failing to do so, they may be violating their legal obligations. Rather than communicating reasonably with tenants, they resort to issuing aggressive and unnecessary eviction notices for minor issues that barely warrant a phone call, let alone a threat of dispossession.
Nov 12, 2024 · Jel LebowskiUpdate:very expensive. they keep removing things included in lot rent (sewage/trash/basic cable) AND increasing the lot rent $30 - $50 a year. Sometimes twice a year. Not surprising, it's owned by a bunch of lawyers/private equity firms who make millions.average lot rent $500.at least 350 lots = $174,000 a month x 12 = $2,094,000 a year. The water pressure is horrible and they do minimum maintenance to the park itself.———————————————————————If you are elderly? This place will end you. Almost did my mom.Always raising the rent. Minimal upkeep. No one is ever in the office.Approx 2 months ago the park received notification that the posts, holding the electric meter, on some lots needed replaced. They never did it. PP&L Noticed the meter running hot, shut off the electric. Hung a notice on the door that the electrician needed to get a work order and an inspection. They did the work, never got a work order from PP&LMy mom is a 22 year ARMY veterans widow ON OXYGEN! We are just beginning a heat wave. Shes on food stamps and is losing all the food in her refrigerator! This is what happens when some lawyer types take over a community like this. They dont care anything about their tennants.
Mar 29, 2025 · renate19861958The management is lousy. They don't fix anything. I used to live there. They keep raising the rent. They took everything from the tenants. Pot hole city
Apr 15, 2025 · Michael BealDO NOT move here!!! Management is the worst!!!! They send certified threatening eviction letters every few months for anything they don’t like on your mobile home or outside of it, the water pressure is non existent, always an issue, our new washing machines can’t handle it and are always malfunctioning . don’t be fooled by the pool, hasn’t been open in over 5 + Years (false advertisement), Melissa in the office (only 2 staff) is rude, ignorant and foul mouthed who hangs up on you, that is if they even answer the phone. Do yourself a favor and save yourself the trouble, DONT come here!! You were warned!!
