Deerwood Park Introduce
For individuals searching for "RV parks near me" or considering a move to a mobile home park in Centralia, Illinois, it is crucial to carefully review available information regarding potential communities. Deerwood Park, located at 1755 W McCord St, Centralia, IL 62801, USA, has received significant negative feedback from former residents, raising serious concerns about its management practices, costs, and living conditions. This overview aims to present an objective summary of these concerns based on publicly available reviews to help potential residents make informed decisions.
According to multiple reviews from individuals claiming to be former residents of Deerwood Park, there are several critical issues that prospective residents should be aware of. One of the primary concerns raised is the escalating cost of living in the park. One reviewer stated that the "Lot rent goes up every year," and at the time of their review, it was reportedly "$360.00 a month plus you pay your own water and trash," which they claimed was "the highest in town." This suggests that the financial burden of residing in Deerwood Park may be substantial and subject to regular increases.
In addition to the high and rising lot rent, residents have expressed significant dissatisfaction with the management of Deerwood Park. One reviewer claimed that "They don't return phone calls," indicating a lack of communication and responsiveness from the management. Furthermore, this reviewer likened the management's approach to that of a Homeowners Association (HOA), noting that they issue "fines." The imposition of fines in a mobile home park setting can be unexpected and may add to the overall cost of living.
A particularly serious allegation involves the online payment system. The reviewer claimed that the management "threaten to shut off the online payment website if you don't comply which is absolutely ILLEGAL in the state of IL!!!" This suggests potentially unlawful and coercive practices related to payment and compliance with park rules. Such allegations should be carefully considered by anyone contemplating residency at Deerwood Park.
Another former resident echoed and expanded upon these concerns, advising others to "Do not rent here." Their review paints a disturbing picture of the management's treatment of residents, alleging that "they exploit the elderly, impoverished, disabled." These are grave accusations that suggest a pattern of unfair and unethical behavior towards vulnerable individuals within the community.
The billing practices for water also appear to be a significant source of contention. The reviewer stated that the water service is not provided by the "city of centralia" but by "a co supposedly out of WI that bills." A major issue raised is the lack of transparency in billing, with the reviewer claiming that residents are "never given the meter readings." This lack of transparency makes it difficult for residents to verify the accuracy of their water bills. The reviewer further alleged that if management claims a resident owes a substantial amount for water, such as "2-3 hundred bucks," residents are compelled to pay, or management will attribute the high bill to a "leak." This raises concerns about potentially inflated or unsubstantiated water charges.
The online payment system is again mentioned as problematic. The reviewer claimed that "if u try to pay, and don't pay all the fees created on your account, the website is set u have to pay what they say, not the correct amount; so the system won't take your payment." This suggests a rigid and potentially unfair payment system that does not allow residents to dispute or pay only the base charges if they disagree with additional fees.
Beyond financial and management issues, the physical infrastructure of Deerwood Park is also a source of concern. The reviewer described the "Sewer lines, water lines" as being "in bad condition," leading to unsanitary and potentially hazardous living conditions. They recounted personal experiences of having "raw sewage in yard" and instances where sewage has been "known to back up in homes; coming up through the shower." These are serious health and safety issues that would significantly impact the quality of life for residents.
The lack of responsiveness from management extends to addressing these critical infrastructure problems. The reviewer stated, "You can call and call the number for mngr, leave messages, emails; no one will ever contact you back! God forbid it be an emergency!" This lack of communication in addressing maintenance issues, especially those involving sewage, highlights a severe deficiency in the park's management and their responsibility to ensure a safe and habitable environment for residents.
Based on their extensive experience, having lived in the park for years in the past, along with the experiences of coworkers and family members, the reviewer strongly advises against renting, buying, or living in Deerwood Park. They concluded by stating, "I've never seen such greed, exploitation, disrespect, disorganization, as to what it is now. I'm speaking from personal experience, and the experience of family ." This powerful condemnation underscores the depth and breadth of the negative experiences reported by former residents.
Given the overwhelmingly negative feedback concerning high and increasing lot rent, poor and unresponsive management, questionable billing practices for water, a potentially unlawful online payment system, and severely concerning issues with the park's infrastructure leading to unsanitary conditions, prospective residents searching for "RV parks near me" or considering mobile home living in Centralia, IL, are strongly advised to exercise extreme caution regarding Deerwood Park. The issues raised suggest a potentially unstable, costly, and unhealthy living environment. It is highly recommended to thoroughly investigate alternative options and seek communities with a proven track record of fair management, transparent billing, and well-maintained infrastructure to ensure a safe and positive living experience.
The phone number provided for Deerwood Park is (618) 206-5050 and the mobile phone number is +1 618-206-5050. The address is 1755 W McCord St, Centralia, IL 62801, USA. However, given the serious allegations made by former residents, direct contact should be approached with caution, and any information provided should be independently verified. Visiting the property may offer some insight, but speaking with current residents (if possible) who are not affiliated with management would likely provide the most accurate and unbiased information about the current living conditions and management practices at Deerwood Park.

They do not have city of centralia doing the water, there is a co supposedly out of WI that bills, you're never given the meter readings, if they say u owe 2-3 hundred bucks for water, u have to pay, or they'll say there is a leak. If u try to pay, and don't pay all the fees created on your account, the website is set u have to pay what they say, not the correct amount; so the system won't take your payment. I wouldn't recommend anyone to rent or buy, or live in this community: I lived there for years in the past, as did many of my coworkers, some family members; I've never seen such greed, exploitation, disrespect, disorganization, as to what it is now.
