The environment at Emerald Hills Village, as depicted by resident feedback, presents significant concerns regarding its upkeep and overall living conditions. A key issue raised is the lack of proper road maintenance. It is stated that "The roads are not kept up," and a specific incident of a "watermain break last year" took "6 months to get road fixed." This suggests a substantial delay in addressing critical infrastructure problems, which can severely impact daily life for residents. Furthermore, the absence of regular street sweeping is noted: "they never street sweep so piles of leaves are there all winter." This indicates a neglect of basic environmental maintenance, potentially leading to aesthetic issues, drainage problems, and accumulated debris. Such conditions can detract from the overall quality of life and appearance of the community, creating a less desirable living environment for residents. The general sentiment points to a park where the physical infrastructure is not consistently maintained to a satisfactory standard, suggesting a decline in the immediate environment.
In terms of services, the provided information suggests that the "overall services are terrible," a strong indictment from residents. This broad complaint likely encompasses various aspects of park management and resident support. The specific examples provided illustrate this point. The lengthy delay in fixing the road after a watermain break points to a significant deficiency in infrastructure repair services. The lack of street sweeping indicates a gap in routine maintenance services that contribute to the cleanliness and navigability of the park. Beyond physical maintenance, there are serious concerns regarding financial and communication services. One former resident explicitly states, "They have not sent my deposit back to me" 1.5 months after moving out, and that "The manager has not returned my 3 phone calls." This highlights a severe breakdown in communication and a failure to provide timely and legally mandated financial services related to security deposits. The lack of contact regarding the deposit ("They don’t even contact me to say where my money is from deposit") further exacerbates the issue, indicating a lack of transparency and accountability in financial dealings with residents. While the current manager is "trying to get things done," the overarching sentiment is that "he can only do so much...the owners certainly don't care about anything but making money." This points to a systemic issue where the ultimate ownership's priorities may not align with resident well-being and park maintenance, impacting the manager's ability to provide effective services.
Key features of Emerald Hills Village Manufactured Home Community, based on resident experiences, include:
- High Lot Rent: A primary concern for residents is that "The lor rent is terribly high," suggesting that the cost of living here is a significant financial burden, especially when weighed against the perceived quality of services and maintenance.
- Poor Infrastructure Maintenance: Features include unkempt roads and significant delays in repairing critical infrastructure like water main breaks. This is a recurring operational deficiency.
- Lack of Regular Upkeep: The absence of routine services like street sweeping indicates a neglect of basic community cleanliness and aesthetics.
- Challenges with Management Responsiveness: While the current manager is seen as making an effort, residents perceive a systemic issue with management's ability to effect change, possibly due to owner directives. This translates into a feature of inconsistent responsiveness to resident needs.
- Issues with Deposit Returns: A significant feature, as highlighted by a former resident, is the failure to promptly return security deposits and a lack of communication regarding these funds. This indicates a potential issue with financial accountability and resident relations upon departure.
- Resident Investment in Property: One resident's comment about putting in "beautiful landscaping with shrubs, trees, flowers and rocks over the 33 years I lived there" suggests that individual residents may invest significantly in their own lots, perhaps compensating for a lack of park-wide aesthetic maintenance.
Promotional information for Emerald Hills Village, if it were to accurately reflect the provided reviews, would face significant challenges. Ideally, any marketing would aim to highlight positive aspects. However, based solely on the provided input, promotional efforts would need to address or counter concerns rather than solely presenting positive attributes. Without additional information, it's difficult to suggest conventional promotional angles. If the management aims to improve, they would need to address the core issues raised: lot rent value, road maintenance, cleanliness, and financial transparency regarding deposits. A potential promotional angle could be focusing on the 'potential' of the community or any ongoing efforts by the current manager, but this would need to be carefully balanced against resident experiences. Any outreach via "RV Parks Near Me" platforms would need to be very transparent about the nature of a manufactured home community and the specific responsibilities of residents versus park management.
An objective introduction based on the provided customer feedback reveals a manufactured home community facing considerable challenges in resident satisfaction. The environment is perceived to be poorly maintained, with significant issues related to road upkeep and general cleanliness. Services are described as "terrible," with specific instances of prolonged infrastructure repair delays and a concerning lack of communication and timely return of security deposits. The high lot rent is a significant financial burden for residents, especially when juxtaposed against the perceived poor quality of services. While the current manager is acknowledged to be making an effort, the overarching sentiment points to a disconnect between ownership and resident well-being, leading to a situation where the manager's efforts are limited by a perceived lack of owner support. For anyone searching on "RV Parks Near Me" with an interest in a long-term manufactured home community in Inver Grove Heights, Emerald Hills Village, based on this feedback, appears to have significant drawbacks regarding maintenance, service quality, and financial transparency. Prospective residents would be well-advised to conduct thorough due diligence, including visiting the park, speaking with current residents, and meticulously reviewing all contractual agreements, particularly concerning lot rent increases, maintenance responsibilities, and security deposit policies, to ensure their expectations align with the current realities of living in this community.

Emerald Hills Village Manufactured Home Community Reviews
The lor rent is terribly high and the overall services are terrible. Had a watermain break last year and it took 6 months to get road fixed. The roads are not kept up, they never street sweep so piles of leaves are there all winter If I could afford to move my trailer I would. The current manager is trying to get things done, but he can only do so much...the owners certainly don't care about anything but making money...

Sep 10, 2024 · Debra McguffeeThis dive is the worst. Do not purchase a home here you will regret it as the lot rent is 4 times the average lot rent for this region. The hired help are nothing more than unqualified handymen. RHP properties is nothing more than a greedy money monging gang that knows nothing about management. More to come soon as I have lived in this dive for 13 years. Very important to know the water coming from the well in this dive is toxic and will destroy your pipes and toilets. Just imagine what will happen if you drink it.
Jan 17, 2024 · George WunderlinI've lived here 25yrs. Before corporate took over 7yrs ago it was a beautiful place to live. Now, no one is around, no communication is given ,they don't care about the community, their plowing sucks, the streets are never fixed. They up the rent and we get nothing back. If I could afford to move elsewhere, I would.i could keep going .
May 09, 2024 · Lori DanielsonI’ve enjoyed living here for over 4 hrs now. It is a relatively quiet, park with amenities, ie: outdoor pool, basketball hoop, & storm shelter, the streets are nice & wide to allow for ample street parking (they also have several overflow lots around the park), as well as every lot has a driveway (tho I can’t get an answer about them repairing a crack which has caused settling & slanting, & cause my garbage & recycle bins to freeze in place in the winter), & a lot of mature trees. I haven’t seen any “improvements” per sé, with the exception of replacing regular green city street signs with cutesy white ones which I felt was useless, they continue to raise the lot rent by $30/mo (=$360/yr!) every spring. When I moved here in 5/17, the lot rent was $593/mo, and it is now $709/mo. I don’t know what other parks charge but it’s about to make me start looking elsewhere, as I live in a fixed income.
