RUN, RUN, as far away from here as you can!!! I would leave no stars if I could! Where do I start.. We have had 5 park "managers" in the 2 years we lived there! No communication whatsoever!! They don't answer the phone when you call, even if you leave a voicemail. They don't even answer the emails!! Turn the water off without warning. Last time, we had the major cold snap pipes burst on trailers that had no skirting. We were with barely any water pressure for 3 days!! Then they completely turned us off! Our pipes hadn't burst. When I emailed the park manager when the water would be turned back on, she said we had to turn it back on ourselves!?? They raise the rent every year, like clockwork. This year, it went up $130! The only thing you get included is garbage, and you have to provide your own can, and they don't do bulk at all!! They pulled a trailer out(eviction), and they broke it. They proceeded to leave it sitting for about a week, then when they demo'd the trailer right where it sat, they left all the broken glass all over the field right next to the playground! If and when they flush the septic lines, they leave the crap(literally ) laying in the gullies for everyone to possibly walk through .. You can only have two vehicles in your driveway. If you don't have stickers, they tow you at your expense. Used to be able to park in front of the office, but they have since moved the parking except for a select few that block the mailboxes with their vehicles. Driveways getting washed out underneath every time it floods, multiple reports to park manager to get nowhere fast... Broken bottles at the basketball court. Roosters and chickens running around the park. The only thing residents got with the last rent increase was threatening letters to patch holes in skirting, can only have 2 planters(they have to match), can't have bikes outside(they must be in the shed), can only have one table and 4 chairs on the deck only, must have white blinds, and much much more. People were told in the letter that if not completed in time, there would be daily fines. Was told there would be a second letter that would have the date on it that all repairs had to be made by.. No second letter, just a notice attached to the rent bill that people had from Friday to Monday to complete all repairs. People speeding through the park, flying around corners. Deals are going on at the playground almost nightly... They won't let the county patrol the park. They only come if they're called.. But then of you call too much they evict you. This place is an absolute joke. Plus, not to mention there's an offender living in the park (found this out from a neighbor). They charge a pet deposit for your strictly INDOOR ONLY pets!! You read that correctly. They charged us a pet deposit on the land for our indoor only cat!!!!! What the heck kind of damage is my indoor cat going to do?! None! It's a joke, but hey if you like living in an open field that floods regularly, they turn your water off at the drop of a hat with little to no warning then this is the place for you!!

Rent increases yearly, towing of vehicles threats of fines if you don't fix "holes in your trailer siding", and that's all from a park manager well the 5th manager in 2 years. Another bit of fun times hope you like a septic smell cause your house will smell like that your bathroom's especially will smell like horrible sewage no matter what you do to get rid of the smell, all because the park doesn't keep up with the on site sewage treatment plant that every home in the park is linked to. I DO NOT recommend this park there are definitely better out there then here.

Rent increases every year, without fail. Hidden fees have now also been added to your rent. Dogs are roaming around without a leash so it’s scary to let little ones play outside. Definitely disappointed in this area.
Jan 02, 2024 · Lupita CorreaThey also lack giving advance notice of when they’ll be shutting off the water. This is so inconvenient, especially when there’s littles at home. Or even if there’s older family members at home. It’s not hard to either tape letters a day in advance, like they do with the rent notices, or sending out an email. More than likely have an email address on file for the residents living here.
