RUN, RUN, as far away from here as you can!!! I would leave no stars if I could! Where do I start.. We have had 5 park "managers" in the 2 years we lived there! No communication whatsoever!! They don't answer the phone when you call, even if you leave a voicemail. They don't even answer the emails!! Turn the water off without warning. Last time, we had the major cold snap pipes burst on trailers that had no skirting. We were with barely any water pressure for 3 days!! Then they completely turned us off! Our pipes hadn't burst. When I emailed the park manager when the water would be turned back on, she said we had to turn it back on ourselves!?? They raise the rent every year, like clockwork. This year, it went up $130! The only thing you get included is garbage, and you have to provide your own can, and they don't do bulk at all!! They pulled a trailer out(eviction), and they broke it. They proceeded to leave it sitting for about a week, then when they demo'd the trailer right where it sat, they left all the broken glass all over the field right next to the playground! If and when they flush the septic lines, they leave the crap(literally ) laying in the gullies for everyone to possibly walk through .. You can only have two vehicles in your driveway. If you don't have stickers, they tow you at your expense. Used to be able to park in front of the office, but they have since moved the parking except for a select few that block the mailboxes with their vehicles. Driveways getting washed out underneath every time it floods, multiple reports to park manager to get nowhere fast... Broken bottles at the basketball court. Roosters and chickens running around the park. The only thing residents got with the last rent increase was threatening letters to patch holes in skirting, can only have 2 planters(they have to match), can't have bikes outside(they must be in the shed), can only have one table and 4 chairs on the deck only, must have white blinds, and much much more. People were told in the letter that if not completed in time, there would be daily fines. Was told there would be a second letter that would have the date on it that all repairs had to be made by.. No second letter, just a notice attached to the rent bill that people had from Friday to Monday to complete all repairs. People speeding through the park, flying around corners. Deals are going on at the playground almost nightly... They won't let the county patrol the park. They only come if they're called.. But then of you call too much they evict you. This place is an absolute joke. Plus, not to mention there's an offender living in the park (found this out from a neighbor). They charge a pet deposit for your strictly INDOOR ONLY pets!! You read that correctly. They charged us a pet deposit on the land for our indoor only cat!!!!! What the heck kind of damage is my indoor cat going to do?! None! It's a joke, but hey if you like living in an open field that floods regularly, they turn your water off at the drop of a hat with little to no warning then this is the place for you!! - Michelle Matson

Escondido Village Introduce

As a platform focused on providing information about "RV parks near me," we understand that local users may also be exploring other types of residential communities, including manufactured home parks. In this context, we have come across information regarding Escondido Village, located at 248 E Bethesda Rd, Burleson, TX 76028, USA, with phone numbers (817) 807-5970 and +1 817-807-5970. It is crucial for local users considering this community to be aware of the experiences shared by its residents online. The following information is a direct reflection of the reviews available and aims to provide an objective overview based on the feedback provided.

Multiple reviews paint a concerning picture of the living conditions and management practices at Escondido Village. One particularly strong review urges potential residents to "RUN, RUN, as far away from here as you can!!!" This individual expressed extreme dissatisfaction, stating they would leave no stars if possible and detailed a multitude of issues encountered during their two-year residency.

A significant concern raised is the frequent turnover of park management, with the reviewer noting "5 park 'managers' in the 2 years we lived there!" This lack of stability in leadership appears to be linked to a severe lack of communication. The reviewer stated, "No communication whatsoever!! They don't answer the phone when you call, even if you leave a voicemail. They don't even answer the emails!!" This breakdown in communication can lead to frustration and unresolved issues for residents.

Furthermore, residents have reported unreliable utility services, specifically regarding the water supply. The review mentions instances of the water being turned off "without warning." During a major cold snap, pipes burst on trailers lacking skirting, resulting in "barely any water pressure for 3 days!!" Subsequently, the water was completely turned off. Adding to the frustration, when the resident inquired about the restoration of water service, the response from the park manager was that residents had to turn it back on themselves, even if their own pipes had not burst.

Financial aspects are also a point of contention, with the reviewer stating that rent is raised "every year, like clockwork," with the most recent increase being a substantial $130. The included services appear minimal, consisting only of garbage disposal, for which residents must provide their own cans, and bulk waste disposal is not offered.

Concerns regarding the maintenance and safety of the park have also been raised. The reviewer described an incident where a trailer was pulled out (due to eviction) and damaged. The damaged trailer was reportedly left sitting for about a week. When it was eventually demolished on-site, "all the broken glass" was left scattered across a field adjacent to the playground, posing a significant safety hazard.

Issues with the septic system have also been reported, with the reviewer stating that when the septic lines are flushed, the waste is left "laying in the gullies for everyone to possibly walk through," creating unsanitary conditions.

Parking regulations are described as strict, with a limit of two vehicles per driveway. Failure to display stickers results in towing at the owner's expense. Additionally, parking in front of the office, which was previously allowed, has been restricted, allegedly causing some vehicles to block mailboxes.

The physical infrastructure of the park also appears to be deteriorating, with reports of "driveways getting washed out underneath every time it floods," despite multiple reports to the management yielding no action.

The presence of roaming animals, specifically "roosters and chickens running around the park," is also noted, which may be disruptive to residents.

Recent rent increases reportedly came with a list of restrictive and seemingly arbitrary rules, accompanied by threats of daily fines for non-compliance. These rules included requirements to patch holes in skirting, limitations on planters (only two, and they had to match), a ban on keeping bikes outside (they must be in a shed), restrictions on deck furniture (only one table and four chairs), and a mandate for white blinds. The implementation of these rules was described as poorly communicated, with a short and unclear deadline for compliance.

Safety within the park is another concern, with reports of "people speeding through the park, flying around corners" and alleged "deals going on at the playground almost nightly." The reviewer also stated that the management "won't let the county patrol the park," and while police will respond to calls, excessive calls could lead to eviction. Disturbingly, the reviewer also mentioned that a registered offender was living in the park, a fact they learned from a neighbor.

Finally, the reviewer highlighted a seemingly illogical pet policy, where a pet deposit was charged for strictly indoor pets, specifically their cat. They questioned the rationale behind this charge for an animal that would not cause damage to the property's exterior or communal areas.

Another review echoed the initial positive impression of the park as "quiet and peaceful" upon moving in, followed by a decline in quality. This reviewer also mentioned yearly rent increases and threats of fines for issues like "holes in your trailer siding," attributing these problems to the frequent turnover of park managers. A significant health concern was raised regarding a persistent "septic smell" inside their home, particularly in the bathrooms, allegedly due to the park's inadequate maintenance of the on-site sewage treatment plant. This reviewer strongly advised against recommending the park, suggesting that "there are definitely better out there."

Given the overwhelmingly negative feedback regarding the management, communication, maintenance, safety, and overall living conditions at Escondido Village, local users searching for "RV parks near me" or considering manufactured home communities in Burleson, Texas, should exercise extreme caution and thoroughly investigate these concerns before making any decisions. The information available online suggests a potentially problematic living environment that may not meet the expectations of those seeking a stable and comfortable community.
