Walnut Creek MHC Introduce
If you are searching for "RV parks near me" that might accommodate long-term stays or are considering a move to a mobile home park in the Alvarado, Texas area, it is imperative to exercise extreme caution regarding Walnut Creek MHC, located at 3600 N Cummings Dr # 17, Alvarado, TX 76009, USA. While they can be reached at (682) 428-7779 or their mobile number +1 682-428-7779, the overwhelmingly negative feedback from current residents strongly suggests that this community may not provide a satisfactory living experience.
The reviews from individuals residing at Walnut Creek MHC paint a concerning picture of mismanagement, neglected maintenance, and unfair billing practices. Potential residents, whether seeking a long-term RV site or considering renting or buying a mobile home within this community, should carefully consider these serious allegations before making any commitments.
One particularly alarming review urges others to "Do not rent or buy a home within this community." The primary reason cited is the alleged "no proper management." This resident details a disturbing lack of responsiveness and attention to essential issues. They claim that a visit to the office reveals visible signs of neglect, such as "cobwebs all over by the door." Furthermore, attempts to contact management via phone are reportedly futile, with all calls going directly to voicemail. This lack of communication and accessibility is a significant red flag for any residential community.
The same reviewer recounts a distressing incident involving a hazardous tree on their property. Prior to purchasing their home, they specifically requested the removal of a tree that appeared to be rotting. Tragically, within a week of their purchase, the tree fell onto their home. Adding insult to injury, management allegedly denied any responsibility, attributing it to "natural causes." This lack of accountability and support for residents facing property damage is deeply concerning.
The negative experiences did not end there for this resident. They reported enduring three weeks without plumbing due to a combination of management's failure to answer phone calls and an issue with the office's plumbing. This prolonged lack of a basic necessity like plumbing is unacceptable and highlights a severe disregard for the well-being of the residents.
The reviewer emphasizes the perceived prioritization of financial gain over resident welfare, stating, "...that’s all they care about..." They also mention attempting to contact management through email without receiving any response, further underscoring the alleged communication breakdown. The resident sarcastically notes the futility of being told to email when previous emails through both Gmail and the resident portal have been ignored.
Another scathing review echoes the sentiment, advising others to "Don't buy or rent here." This resident brings to light additional problematic practices, including the lack of individual water meters. Consequently, residents are forced to "pay for your neighbor's water," an inherently unfair and potentially costly arrangement. This lack of individual metering removes any incentive for water conservation and can lead to inflated utility bills for responsible residents.
Furthermore, this review points out that trash pickup is only provided once a week, for which residents are also charged. This mandatory fee for a limited service adds to the financial burden of living in the community. The parking situation is also criticized, with residents only receiving two parking stickers per month. Any additional parking requires an extra payment. Failure to adhere to these parking restrictions reportedly results in management readily calling a wrecker to tow residents' vehicles. This aggressive enforcement of parking rules, coupled with the limited number of free stickers, can create significant inconvenience and additional expenses for residents and their visitors.
Based on these two detailed and highly negative reviews, the environment at Walnut Creek MHC appears to be one of neglect and mismanagement. The alleged presence of cobwebs in the office suggests a lack of basic upkeep of the administrative facilities, which can be indicative of a broader lack of attention to the community's overall maintenance. The incident with the fallen tree and the subsequent denial of responsibility raises serious concerns about the safety and responsiveness of the management regarding property issues.
In terms of services, the reviews indicate a severe lack of proper management and communication. The inability to reach management via phone or email undermines the residents' ability to report issues and seek assistance. The plumbing outage lasting three weeks further illustrates the potential for prolonged disruptions in essential services without adequate resolution. The mandatory, once-weekly trash pickup and the restrictive parking sticker policy are additional services that residents are charged for, potentially adding to the cost of living without providing commensurate value or convenience.
The features of Walnut Creek MHC, based on the negative reviews, seem to be overshadowed by the lack of effective management and the associated problems. While the community undoubtedly consists of mobile home lots and presumably basic infrastructure for utilities (despite the water billing issue), the reported lack of care and responsiveness detracts significantly from any potential benefits. The absence of individual water meters is a notable negative feature that can impact residents' finances unfairly.
Given the overwhelmingly negative nature of the available customer feedback, it is impossible to identify any positive promotional aspects of Walnut Creek MHC. The reviews serve as strong warnings against renting or buying property within this community. The alleged mismanagement, lack of communication, unresolved maintenance issues, unfair billing practices, and aggressive parking enforcement create a picture of a potentially stressful and costly living situation.
For local users searching for "RV parks near me" or considering mobile home living in Alvarado, TX, the information strongly suggests avoiding Walnut Creek MHC. The significant issues raised by current residents regarding management ineffectiveness, lack of essential service responsiveness, and unfair financial burdens should serve as a serious deterrent. Potential residents would be well-advised to explore other options in the Alvarado area to ensure a more stable, comfortable, and fairly managed living environment.
In conclusion, the available online reviews for Walnut Creek MHC in Alvarado, TX, paint a dire picture of mismanagement, neglected maintenance, and unfair resident policies. The strong warnings from current residents should be taken very seriously by anyone considering this community for long-term RV stays or mobile home living. It is recommended to thoroughly research alternative "RV parks near me" and mobile home parks in the area that have a more positive track record of management and resident satisfaction.

Walnut Creek MHC Reviews
Do not rent or buy a home within this community. There is no proper management, if you go to the office there is cobwebs all over by the door, and when we do try to call all the phones go straight to voicemail. We asked to have a tree removed before we bought our home due to it starting to rot and within the week that we purchased our home that same tree fell down into our home and they said they weren’t at blame and it was natural causes. Our experience has not gotten any better since. We went three weeks without plumbing last year due to 1.) not answering our phone calls and 2.)their office plumbing having an issue. Seriously don’t waste your time or money here, that’s all they care about, we have even contacted them through email and have not gotten any response. Literally a joke with management, if they would have read the review they wouldn’t have told me to email them because if they checked they would see both an email on gmail and on their resident portal.
Jan 31, 2024 · Brenda NinoDon't buy or rent here. Unless you want to pay for your neighbor's water. No water meters here. Trash is picked up once a week and they charge you for that as well. You also get 2 parking stickers each month. If you want more you have to pay for them. Otherwise management loves to call a wrecker to come pick up your car.
Oct 26, 2019 · EvaDon't do it!! The manager is so rude if your not her family which they all live at the park..the water bill is high you don't have your own meter so you basically pay for everyone's water usage if you have water at all every other day they would have to turn off the water to fix a leak somewhere and would sometimes take 2 days to fix..they also raise the rent as well say all they have to do is give a 30 say notice and please don't let your grass get to your ankle they will fine you came back from vacation and learned that the hard way with a letter taped to my door
Jul 20, 2020 · Pamela HiltonManager here is very rude and likes to be in control. She has told us several different rules about dogs here. Said we werent allowed to put up a fence then told us dogs werent allowed. She loves honking when seeing cars parks in grass but said shes allowed to have hers parked in fire lane because its her truck.
Jan 06, 2021 · Jessenya GarciaWould not recommend this place. We lived here close to 2 years now. The parking stickers are annoying and if you want extra you have to pay $25. They gave us the house with the thing for the stove not working and manager told us she was going to fix it and never did. Loud annyoing kid rides a motorcyle and on the contract for the lot it explicitly says no atv or motorcycles. Neighbors play music really loud sometimes and is very annoying. Looking forward for the day we move out of this dump. Also there is really no good internet service so you'll be stuck with satellite internet and the tap water taste really bad from this place. Would love to rate it 0 stars but unfortunately cannot.
