Foothills of Hemet Mobile Home Introduce
Located in Hemet, California, Foothills of Hemet Mobile Home at 1250 N Kirby St offers a gated 55 plus community. Customer reviews present a mixed perspective on this park. One review highlights it as the "Best Mobile home Park in the Hemet area," praising its gated security and comprehensive amenities suitable for a good life. However, another review raises several concerns, including limited access due to the closure of one entrance, potentially impacting emergency response times, issues with the functionality of the security gate and call box, significant potholes at the Kirby Street exit, high cost of living, particularly electricity, and the time it takes to navigate within the park. For individuals searching within the category of "RV parks near me," Foothills of Hemet might be a consideration if long-term RV stays are permitted within this 55+ gated community. Interested parties with RVs should contact the management at (951) 652-4410 or +1 951-652-4410 to inquire about their policies on RVs, while being mindful of the reported positive and negative aspects of the park.
The environment surrounding Foothills of Hemet Mobile Home is situated in the northern part of Hemet, a city in the San Jacinto Valley of Riverside County. Hemet is known for its warmer climate, scenic views of the surrounding mountains, and a generally more relaxed lifestyle. The city offers various amenities, including shopping centers, medical facilities, and recreational opportunities such as golf courses and outdoor activities in the nearby natural areas. As a gated 55 plus community, Foothills of Hemet likely aims to provide a secure and age-restricted environment for its residents. The positive review suggests that the park is well-equipped for senior living. However, the concern about the closure of the Commonwealth entrance and the resulting single point of entry/exit on Kirby Street raises questions about accessibility and potential delays, especially in emergency situations. The mention of significant potholes at the exit onto Kirby Street also indicates a need for road maintenance within or at the periphery of the park.
According to one positive review, Foothills of Hemet Mobile Home, being a "gated 55 plus park," has "everything needed too have a good life." This suggests a range of amenities and services tailored for senior residents. Typically, such communities offer essential infrastructure like paved roads, individual utility hookups (water, electricity, sewer), and trash disposal. Additionally, they often feature a clubhouse or community center for social activities, a swimming pool and/or spa, recreational courts (such as shuffleboard or bocce ball), laundry facilities, and potentially organized events and activities for residents. The fact that it's a gated community implies a focus on security. However, the negative review mentions that the "security gate and call box...sometimes works," which suggests potential inconsistencies in the security features. To obtain a comprehensive list of all services and amenities, and to understand the current status of the security gate and call box, contacting the park management is essential. Prospective residents should also inquire about the internal layout and the time it takes to navigate within the community, given the comment about a "5-minute drive to the rear of the complex."
The features of Foothills of Hemet Mobile Home, as described in the reviews, present both advantages and disadvantages. A significant positive is that it is a "gated 55 plus park," offering security and an age-restricted environment, which can be appealing to seniors seeking a peaceful and secure community. The positive review also implies that the park offers a comprehensive set of amenities conducive to a good quality of life for its residents. However, the negative review points out several critical issues. The closure of one of the two entrances, leaving only the Kirby Street access, is a major concern, particularly regarding emergency access and general convenience. The extended time to reach the rear of the complex from the single entrance is another logistical challenge. The sometimes-functional security gate and call box undermine the sense of security that a gated community aims to provide. The presence of "huge potholes when exiting onto Kirby" indicates a lack of attention to road maintenance, potentially causing vehicle damage and safety hazards. Finally, the high cost of living, especially the monthly electricity expenses, is a significant financial consideration for prospective residents.
For those considering Foothills of Hemet Mobile Home as a potential long-term residence within a 55+ gated community, it is crucial to carefully weigh the reported benefits against the significant drawbacks. The security provided by the gate and the potential for comprehensive amenities are attractive features. However, the limited access, the time it takes to navigate the park, the unreliable security gate, the poor road conditions at the exit, and the high cost of living are serious concerns that could significantly impact the quality of life. The typical structure of mobile home park living applies here, where residents generally own their mobile homes but lease the land. The monthly lot rental fees, combined with potentially high electricity costs, could make the overall expense of living in Foothills of Hemet higher than other options in the area. Prospective residents should thoroughly investigate these issues, speak with current residents if possible, and carefully consider whether the advantages outweigh the reported inconveniences and costs.
In the context of individuals searching for "RV parks near me," Foothills of Hemet Mobile Home, being a 55 plus gated community, might have specific policies regarding RVs, if they are permitted at all for long-term stays. Some 55+ communities do not allow RVs or have very strict regulations. If RVs are allowed, the single point of entry/exit and the time it takes to navigate the park could be logistical challenges for larger vehicles. Additionally, the reported issues with the security gate and road conditions might be of concern to RV owners. The high cost of electricity could also be a factor for those living in RVs. Before considering Foothills of Hemet for long-term RV living, it is essential to contact the management directly to inquire about their specific policies for RVs, to seek clarification on access, internal navigation, security, road conditions, and utility costs. Given the mixed reviews and the specific concerns raised, RV owners should carefully assess whether this community meets their needs and expectations.
Promotional information for Foothills of Hemet Mobile Home would likely emphasize its status as a "gated 55 plus park" and highlight the sense of security and the comprehensive amenities designed for senior living. The management might focus on the community atmosphere and the benefits of an age-restricted environment. However, prospective residents should be aware of the potential discrepancies between promotional claims and the actual living experience as reported by current residents. The issues of limited access, internal navigation time, unreliable security features, poor road conditions at the exit, and high utility costs are significant factors that may not be highlighted in promotional materials. Therefore, it is crucial for interested individuals to conduct their own thorough investigation, including visiting the property, carefully observing the conditions, and asking specific questions about the concerns raised in the reviews.
In conclusion, Foothills of Hemet Mobile Home in Hemet, CA, is a gated 55 plus community that offers security and potentially comprehensive amenities for senior living. However, prospective residents should be aware of significant concerns raised by a current resident regarding limited access due to a closed entrance, the time it takes to navigate the park, a sometimes-functional security gate and call box, poor road conditions at the exit, and high living expenses, particularly electricity. For those searching within the "RV parks near me" category for a long-term stay, it is essential to inquire about the park's policies on RVs and to carefully consider the potential logistical and financial implications highlighted in the reviews. A thorough personal investigation is strongly recommended to determine if Foothills of Hemet meets individual needs and expectations.

Foothills of Hemet Mobile Home Reviews
There used to be two ways to get in and out. The one on Commenwealth is chained lock down. Only one now, located on Kirby. It takes at least 5 minutes to drive to the rear of the complex. That extra 5 minutes can be life-saving if an ambulance needs to get in. Foothills of Hemet has a security gate and call box that sometimes works. There are always huge potholes when exiting onto Kirby. Its expensive to live there, especially the monthly electricity.

Jan 26, 2025 · jojo ankleThis is a beautiful park it's too bad I couldn't afford to fix up the house I loved there wish there were more to choose from
Mar 23, 2025 · Tammy MarsdenA wonderful community, very friendly and respectful neighbors.
Sep 17, 2024 · Virginia WilliamsLovely place, and wonderful neighbors. The really bad thing about this place is the management. I wanted to visit my aunt for about two weeks. Then they made it a big deal for anyone under 45 to stay for that long. I know it's a 55+, but no visitors?! So... I'm at the point now where she can't even have visitors? (That's what they told me) Her actual own son doesn't want nothing with her. I'm all she has, and can't even visit her without her getting into trouble. So yeah...WOULD NOT RECOMMEND IF WANT SOMEONE YOU LOVE, TO LIVE COMFORTABLY.
