When evaluating a potential living situation, especially in a mobile home park setting, understanding the environment, available services, and the overall quality of life as experienced by current or former residents is paramount. The provided customer reviews for Forge at the Lake paint a concerning picture that prospective local users should be aware of.
One detailed review describes "horrifying living conditions" and alleges significant issues with the park's management. Key complaints include a lack of essential utilities such as water for an extended period (the entire winter, according to the review), yet residents are reportedly being forced to pay for these unused utilities and lot rent. The reviewer also claims that management is unresponsive to communication attempts (months of unreturned calls and emails) and that there have been instances of residents being evicted after investing in their trailers, allegedly due to management's failure to complete necessary infrastructure work like installing electrical conductors. This particular reviewer states they purchased a trailer in October but, by April, had still not received the title or had electricity connected, rendering the home uninhabitable. They further allege being charged $4,000 in lot rent despite never being able to move in and experiencing homelessness as a result. The review also suggests a pattern of such actions by the management and mentions the dismissal of a helpful former employee.
Another review echoes these sentiments, describing "deplorable living conditions" that do not align with any posted photos. This reviewer claims that no improvements have been made in almost a year under the new ownership and characterizes the new manager as incompetent. A recurring issue of water being consistently shut off without notice is highlighted, and the reviewer criticizes the management's practice of hiring unqualified individuals for plumbing repairs instead of legitimate professionals. There's also an accusation of preferential treatment towards employees who allegedly don't pay rent, contrasting with the expectation that paying tenants consistently meet their obligations. This review strongly advises against buying trailers from the management due to a lack of pre-move-in repairs.
Based on these two customer accounts, local users searching for "RV parks near me" or considering Forge at the Lake for mobile home living should be prepared for potentially significant challenges related to park management, utility reliability (specifically water and possibly electricity), responsiveness to resident concerns, and the overall living environment. The reviews suggest a community where basic services may be inconsistent, communication with management is difficult, and there are serious concerns about fairness and ethical treatment of residents.
Given the severity of the allegations in these reviews, it is crucial for any prospective resident to exercise extreme caution and conduct thorough due diligence before making any commitments to Forge at the Lake. This due diligence should include, but not be limited to:
- Direct and Persistent Contact with Management: Attempt to reach the management via the provided phone numbers and document all communication attempts. Inquire specifically about the issues raised in the reviews, such as water outages, electrical infrastructure, and the process for title transfers if purchasing a mobile home.
- Physical Site Visit and Inspection: A comprehensive visit to Forge at the Lake is essential. Observe the general condition of the park, including the infrastructure (water lines, electrical connections), common areas, and the overall environment. Pay attention to any signs of disrepair or neglect.
- Interaction with Current Residents: If possible, try to speak with current residents of Forge at the Lake. Their firsthand experiences can provide invaluable insights into the day-to-day living conditions and the responsiveness of the management. Be mindful that some residents may be hesitant to speak openly.
- Verification of Legal Standing: The first review mentions ongoing lawsuits against the management. Investigating the status and nature of these legal actions through public records could provide further context and inform your decision.
- Independent Inspection of Any Potential Home Purchase: If you are considering purchasing a mobile home within Forge at the Lake, arrange for an independent professional inspection of the unit before finalizing any agreement. The reviews suggest that homes may not be adequately prepared for move-in by the management.
- Review of Lease Agreements and Park Rules: Obtain and carefully review all lease agreements, park rules, and regulations before signing anything. Pay close attention to clauses regarding utilities, maintenance responsibilities, payment terms, and eviction policies.
When searching for "RV parks near me" that accommodate mobile homes, local users typically look for communities that offer essential services like reliable utility hookups (water, electricity, sewer), safe and well-maintained grounds, and responsive management. Features such as laundry facilities, waste disposal, and community amenities can also be important factors. The negative reviews for Forge at the Lake raise serious questions about the provision of even the most basic of these services.
It is important to note that the category "RV parks near me" often encompasses a range of facilities, from short-term recreational vehicle sites to long-term mobile home communities. The expectations and priorities of individuals seeking these different types of accommodations can vary significantly. For those looking for a stable, long-term living situation in a mobile home park, the issues described in the reviews for Forge at the Lake, such as unreliable utilities and difficult management, could be particularly detrimental.
Given the information available, Forge at the Lake appears to be a mobile home park facing significant challenges in terms of management and infrastructure. While it is geographically located in Granite City, IL, and may appear in local searches for "RV parks near me" that include mobile home options, prospective residents should proceed with extreme caution. The strong negative feedback regarding living conditions, utility reliability, and management responsiveness warrants thorough investigation and consideration of alternative options in the area. No promotional information or positive features can be objectively derived from the provided reviews.

Forge at the Lake Reviews
This is the most horrifying living conditions. Management is absolete unless they want a payment. Most trailers have had no water all winter and are being forced to pay utilities they didn't have. I know at least 10 people that has lost everything because of management lying and then evicting them after they spent a lot of money fixing trailer up , then they don't do there part with putting conductor in so renter has no electric the trailer park has not had water all winter because of there pipes under the ground are all busted so therefore no one can have water and the Management and ownership still expects everyone to pay lot rent when there is no water and no electric. Not to mention you absolutely can't get ahold of anyone. I've tried for months leaving messages and emails and never got a reply. I bought my trailer in October still no title or no electric meter ran to my trailer. It was supposed to be done by December of last year it's April I have still not been able to move in. I said I'm not working on it anymore until I get electric ran to my trailer and the Title and now management is saying I owe 4 grand for lot rent when I have never been able to move in and me and my daughter have been homeless this whole time. I have spent all my money and savings on this trailer and now there trying to take it back and sell it to another person. They have done this to so many people. I bought the trailer from Danielle and she was amazing but if course the only good thing this trailer park had going that was actually helping the tenants and they fired her. The front office says open Monday through Friday and the office lady might come in once a week if that and does not answer phone or return calls or emails. That is a very big problem. They are being sued by several people. I just want my money back and to get as far away from this hell hole as possible.
Apr 21, 2025 · Brooke KincannonDeplorable living conditions. The photos they posted do not show the trailer park for what it is. It's been almost an entire year of them owning this place and nothing is improved. The new manager is so so bad, no clue what she's doing. Water ALWAYS IS OFF with no notice. We don't have water right now again! They refuse to hire a legitimate company to fix the plumbing and keep hiring "some dudes uncles company" instead. If they would stop using the same people as the owners before it might get fixed but they keep rehiring the same people in the neighborhood!! 🤣😂😂😂😂 It does not matter what paying tenants say that have ALWAYS paid their rent yet the people working for them don't pay their rent at all and gotta 'work it off'. They're running this place into the ground more. DO NOT BUY A TRAILER FROM THEM, THEY DONT FIX THEM FOR YOU TO MOVE IN.
Feb 24, 2025 · AnnAbsolutely horrible management. The newest manager is yet another terrible choice to add to the already terrible conditions they're providing. Notices are rarely given for water shut off, which happens so often it's hilarious. They refuse to keep the roads in a safe condition. Water is constantly an issue. You would think they'd offer their community a discount based on how often it's off and the absolutely hilarious water pressure that comes out the size of a pencil. They have the same people that the previous owners used as maintenance which is why there has been absolutely no improvements in the almost year they've owned it. The excuse 'they're working on it' just doesn't cut it anymore.
Feb 24, 2025 · Danny LeerThe new manager Danielle M is very helpful and cares about building our community. Very happy the owners choose such a good kind person. I like the progress I see weekly and look forward to my new home
Nov 14, 2024 · Roberto AbHorrible management. Most trailers are boarded up un livable, the roads are horrid, the waters always shut off no warning about it either.
