Quail Run Mobile Home Community Introduce
For individuals seeking "RV parks near me" in the Edwardsville, Illinois area, or considering the option of living in a manufactured home community, Quail Run Mobile Home Community, located at 5100 Kay Dr, Edwardsville, IL 62025, USA, presents a location with mixed feedback from online reviews. While the park's name suggests a potentially pleasant environment, the customer experiences shared online highlight both negative aspects and a recent positive change in management.
Quail Run Mobile Home Community is situated on Kay Drive in Edwardsville, Illinois. Edwardsville is part of the Metro East region of Southern Illinois, near St. Louis, Missouri. This location likely offers a suburban setting with access to the amenities of Edwardsville and the broader St. Louis metropolitan area, including shopping, dining, entertainment, and employment opportunities. The specific proximity to these conveniences would depend on the park's exact location within Edwardsville and the local transportation infrastructure.
When individuals search for "RV parks near me" or consider residing in a mobile home park, several key services and features are typically important. For RVs, these often include utility hookups such as electricity, water, and sewer connections at each site. Parks might also provide amenities like dump stations for waste disposal, laundry facilities, and potentially Wi-Fi access. For mobile home residents, the park typically offers a lot or space for the home, with connections to essential utilities. Management services, including park maintenance and addressing resident concerns, are also generally expected in both RV and mobile home parks. Given that Quail Run is identified as a "Mobile Home Community," it likely primarily caters to long-term residents living in manufactured homes. However, to clarify whether RVs are also accommodated and what related services are available, it would be necessary to contact the park management directly.
The environment of Quail Run Mobile Home Community, based on customer reviews, has been a source of significant concern for some residents. One reviewer, reflecting on the past few years, notes a decline in the park's condition. Major drainage issues are reported, leading to standing water around clogged drains along the roads for extended periods after rain or snow. This stagnant water allegedly contributes to large mosquito populations throughout much of the year, negatively impacting the outdoor environment for residents. Additionally, the presence of potholes throughout the park that are not filled and speed bumps that reportedly damage vehicle suspension systems are mentioned as ongoing maintenance issues affecting the living environment and infrastructure.
Furthermore, the same reviewer details a lack of winter weather preparedness, stating that despite lease agreements indicating the park's responsibility for clearing roads after snow, plowing and salting have not occurred in recent winters. This has led to hazardous conditions with compacted snow and ice, making it difficult for residents, particularly those with cars, to travel to work or access their mail. The reviewer also raises serious concerns about the potential difficulty for emergency services to access the park during significant winter weather events. Noise levels within the community are also reported to have increased significantly, with instances of loud music late into the night and the operation of dirt bikes and four-wheelers at all hours, disrupting the residential peace and quiet and impacting the ability of at least one resident to work from home.
Features of Quail Run Mobile Home Community would typically include individual lots for manufactured homes with utility connections. Parking for residents and guests is also a standard feature. However, the negative customer reviews highlight significant issues that detract from the potential benefits of these features. The reported lack of maintenance (drainage, potholes, snow removal) and the increase in noise pollution suggest a decline in the quality of living within the community. One reviewer also mentions alleged retaliation by management in the form of rent increases for those who complain or request necessary maintenance, and a past attempt to bribe residents for positive reviews, which raises serious concerns about the integrity of management practices.
Promotional information for Quail Run Mobile Home Community is not explicitly provided in the negative reviews. However, one positive review, seemingly contrasting with the others, mentions that since "Lisa has taken over things have improved drastically" and expresses appreciation for her efforts. This suggests a recent change in management that some residents perceive as positive. Potential residents should inquire directly with the management at +1 618-656-6727 or (618) 656-6727 to ascertain the current management policies, any ongoing improvements, and any promotional offers for new residents. It would be prudent to ask specifically about the issues raised in the negative reviews, such as drainage, road maintenance, noise control, and winter weather procedures.
The customer reviews for Quail Run Mobile Home Community present a complex picture. The overwhelmingly negative feedback regarding past management, maintenance issues, noise, and alleged retaliatory practices should be a significant concern for potential residents. However, the single positive review indicating drastic improvements under new management suggests that the community might be undergoing a positive transformation. Prospective residents are strongly advised to exercise caution and conduct thorough due diligence. This should include contacting the current management to discuss the reported issues and the steps being taken to address them, visiting the property to assess the current conditions firsthand, and, if possible, speaking with current residents to gain a balanced understanding of the living experience at Quail Run Mobile Home Community under the new management.
In conclusion, for those searching for "RV parks near me" or considering mobile home living in Edwardsville, IL, Quail Run Mobile Home Community at 5100 Kay Dr presents a situation with a history of significant issues but a potential for improvement under new management. While it may offer basic features such as lots and utility connections, the serious allegations in past customer reviews regarding maintenance, drainage, noise, and management practices cannot be ignored. Potential residents should prioritize direct communication with the current management to understand the current state of the community and any ongoing efforts to address past problems. A personal visit and interaction with current residents are highly recommended to make an informed decision about residing in Quail Run Mobile Home Community.

Quail Run Mobile Home Community Reviews
It was ok 4 or 5 years ago, but it has gone downhill over the last couple years. I'll write a new review with more details and photos when I move because they retaliate by raising the rent if you complain or ask them to take care of maintenance tasks that are their responsibility. The park has major drainage issues with standing water around the clogged drains along the road for days after it rains or snows. This causes swarms of mosquitoes for much of the year. There are also potholes all over that don't get filled and speed bumps that both damage suspension systems on cars. They don't do anything for winter weather even though it says the park is responsible for clearing roads after it snows in the lease. They haven't plowed the roads or salted them at all during the last few winters. People who are fortunate enough to have trucks or suvs drive over the snow until it compacts and forms ice, and then people who have cars may or may not be able to go to work. After the last big snowstorm that brought about ten inches of snow, it took weeks for the compacted ice to finally melt completely. People had to walk across the ice to get their mail, and it was quite hazardous. Emergency services would also have a very difficult time accessing the park during winter weather events with the road not being plowed, so that's something for anyone who has a health condition to consider before moving here. It's also gotten ridiculously loud compared to how it was before. Sometimes people blast music until 2am or later. People ride dirt bikes and four wheelers around the park all hours, which should not be the case in a residential area. I frequently get woken up by people revving up engines repeatedly or playing loud music. I was unable to do my work-from-home job because the neighbors are too loud for me to hear clients on the phone or over Zoom, so I had to get a different job.It has become very stressful to live in this neighborhood. There's a lot more that I can't say right now, but management knows about the issues and does almost nothing. They don't usually bother to return phone calls, so it's amusing that they keep replying to these reviews with a phone number. A while back, they tried to bribe people into giving five star reviews here by setting up a contest for someone to win a small discount on rent picked from people who submitted proof that they wrote a positive review, so take any good reviews you see here with a grain of salt.
