Frenchtown Villa/Elizabeth Woods Introduce
For local users searching for "RV parks near me," Frenchtown Villa/Elizabeth Woods, located at 1250 Paree St, Newport, MI 48166, USA, is a mobile home park that may offer rental opportunities for recreational vehicles. Interested parties can contact them at (734) 984-4742 or +1 734-984-4742 to inquire about the availability of RV lots, associated services, and any specific terms or conditions for RV residents.
It is crucial to approach the introduction of Frenchtown Villa/Elizabeth Woods with a high degree of objectivity, particularly given the serious concerns raised in the available customer reviews. These reviews paint a picture that warrants careful consideration for anyone contemplating residing in this community, whether in a mobile home or an RV.
Environment and Community: Significant Concerns Raised
The customer reviews for Frenchtown Villa/Elizabeth Woods raise significant red flags regarding the living environment and management practices. One detailed review describes a multitude of issues experienced upon moving into a new unit. These include an unfinished yard after a month and a half, a cracked and chipping new driveway and sidewalk (reportedly due to winter concrete pouring), and numerous problems within the unit itself, such as loose trim, a front door that doesn't close properly, an unhooked refrigerator, and uneven heating throughout the house.
Furthermore, this reviewer expresses strong dissatisfaction with the move-in process, including being charged for a partial month despite the unit not being fully ready and facing payment complications with unexpected fees and account charging errors, leading to a six-month ban on online payments despite no late payment. The reviewer explicitly warns potential residents that the management seems primarily focused on securing quick payments.
Another reviewer corroborates a negative aspect of the environment, stating that the walls are thin ("like living in a tin can") and that there is constant and significant traffic noise ("cars like MAD 24/7"). This suggests a potentially disruptive and noisy living environment for all residents, including those in RVs.
While one reviewer mentioned that "Maintenance at time of post was cool," this positive comment is overshadowed by the more substantial and concerning issues raised by others regarding the overall quality of the units, the property upkeep, and the management's responsiveness to problems. For individuals searching for "RV parks near me," these environmental and community-related concerns should be carefully weighed.
Services and Amenities: Limited Positive Information
The provided reviews offer very little positive information regarding the services and amenities at Frenchtown Villa/Elizabeth Woods. The detailed negative review highlights a lack of initial readiness of a "new" unit, suggesting potential issues with the quality of services provided before and upon move-in. The unfinished yard and the cracked driveway further indicate potential shortcomings in property maintenance.
While essential utilities such as water, sewer, and electricity are typically provided in mobile home parks and would be necessary for RVs as well, there is no specific mention of these or any additional amenities tailored for RV residents. Given the negative experiences described, local users searching for "RV parks near me" should be particularly diligent in inquiring about the reliability and quality of basic services before considering this location.
Features and Considerations: Affordability vs. Quality
One reviewer mentions that "Trailers for rent are affordable," which could be a potential draw for budget-conscious individuals searching for "RV parks near me." However, this affordability must be carefully balanced against the significant issues raised regarding the condition of the units, the property, and the management practices.
The feature of "new" units being available, as mentioned by one reviewer, is undermined by the subsequent description of numerous problems with such a unit. This suggests that while new units might be offered, their quality and the readiness for occupancy may be questionable.
For those considering Frenchtown Villa/Elizabeth Woods based on potential affordability, it is crucial to conduct a thorough inspection of any potential RV lot or rental unit and to meticulously inquire about the park's maintenance procedures, utility reliability, and management responsiveness to resident concerns. The potential for a lower rental cost may not outweigh significant issues with the living environment and service quality.
Promotional Information and Recommendations: Proceed with Extreme Caution
Given the overwhelmingly negative experiences detailed in the customer reviews, it would be irresponsible to present any positive promotional information for Frenchtown Villa/Elizabeth Woods at this time. Instead, the focus must be on strongly advising potential local users searching for "RV parks near me" to exercise extreme caution and conduct thorough due diligence if they are considering this location.
Recommendations for those who are still considering Frenchtown Villa/Elizabeth Woods include:
- Direct and Detailed Inquiry: Contact the management with a comprehensive list of questions regarding RV accommodations, services, amenities, fees, maintenance procedures, and their response to the issues raised in the public reviews.
- Physical Inspection is Mandatory: Insist on a thorough inspection of the specific RV lot or rental unit before committing to any agreement. Pay close attention to the condition of the utilities, the surrounding area, and any shared facilities.
- Seek Additional Feedback: Look for more recent reviews or try to connect with current residents (if possible) to get a broader and more up-to-date understanding of the living conditions.
- Thorough Review of Lease Agreement: Carefully scrutinize all terms and conditions of any lease agreement, paying close attention to fees, payment policies, and maintenance responsibilities.
- Consider Alternatives Seriously: Explore other "RV parks near me" in the Newport, MI area that have more positive or less concerning feedback. Prioritize locations with a reputation for good maintenance, responsive management, and a positive community environment.
In conclusion, while Frenchtown Villa/Elizabeth Woods is located in Newport, MI, and may appear as an option for those searching for "RV parks near me," the available customer reviews paint a concerning picture of the living conditions, management practices, and overall quality of the property. Potential residents, including RV owners, should proceed with extreme caution, conduct thorough due diligence, and strongly consider alternative options to ensure a safe, comfortable, and hassle-free living experience.

Frenchtown Villa/Elizabeth Woods Reviews
I still gotta live here for 10 months but be warned place is a little sketchy. My roommate and I thought we were getting a great deal with a 2025 unit and we’ve had to call for so many things to be fixed already. First from the outside the entire yard is not done STILL a month and a half in and I have a dog that I’m paying for and can’t even be here yet. Also the brand new driveway and sidewalk is all cracked and chipping from pouring concrete in the winter. Then you go in all the trim everywhere was coming up and the front door didn’t close all the way. Fridge wasn’t even hooked up and the heat doesn’t reach all the rooms so the ends of the house are cold. Also we moved in on Feb 28th because they said the availability couldn’t be guaranteed the next day and charged us $1300 for closing cost and security deposit only to say in the next sentence that rent is due tomorrow (March 1st) I said can’t we just move in a week then and she said no it would be sold. Now the worst part is the payment situation my very first month they said we could do money orders for $10 bucks per piece of paper or we could pay with a credit card at 3% fee or add our accounts and pay no charge so obviously I did that one I put in my chime account and paid the first month 2 days later it reversed and tried to charge my credit builder not my checking I fixed the situation and got it paid. They barred us 6 months from online payments and charged us $50 and our payment wasn’t even late!! Be warned when moving here they just want a quick buck.Response to response, funny how they ignored the issue of the yard not being done and the driveway being cracked and chipped and only responded to what happened yesterday and no there was not “insufficient funds” they charged the wrong account and blamed me for it. And “addressed the thermostat “ was literally just them telling us to close all the vents in the entire house so the heat could try coming to my room and still doesn’t
Apr 10, 2025 · Brandon Bonner jr.Maintenance at time of post was cool,But guys you need to understand where you’re moving, and the fact the walls are like living in a tin can.You will hear cars like MAD 24/7.Definitly moving somewhere quieter when lease is up. Trailers for rent are affordable.
Feb 27, 2025 · Bobby JohnsonJust moved out of a decent trailer Park community in Northern Michigan. This place looks pretty rough. No matter where you go, manufactured housing community management will always lack the ability to properly serve the residents of their communities. Especially based on the constantly increasing lot rent.***UPDATE to RESPONSE***What a typical response. Crime, high lot rents, out of control animals and neighbors literally on top of each other. You are not telling me anything I don't know already know. This is not "community living". This is living in a trailer park! No matter how you try to spin it, it's a trailer park plain and simple. A trailer park is for ONE type of person/family ONLY. Let's be perfectly clear, this is LOW INCOME housing and what you and all other manufactured housing communities are doing is sickening and absurd.Management companies like yours are making more money now than they ever have and all of that money is coming from struggling people just trying to survive. They are one step from living under a bridge. Somehow you keep polishing this turd to make it look like something it isn't. No compassion, no integrity it's pure greed. Many of your residents are paying on "home" loans and on top of that they are paying ungodly lot rent. They don't have any equity in the land they occupy and the value of their home only increases because of the terrible economy. You are taking advantage of less fortunate people and a bad economy.I'm sure you are proud of your "high value and competitive rates". I notice that you use the term "competitive", that's funny, what you are saying is that your rates are competitive with all the other trailer parks who are jacking up their rates. Like I said, this is greed in it's purest form. I got your "competitive rates" RIGHT HERE!
Nov 12, 2024 · Doctor Kayak1/24/25 update: After waiting on a reply I did reach out again on 1/18/25 to one of the reps from FrenchTown Villa, I was then notified that they had to wait on a third-party company to handle the next step with the gas line & that wouldn't be able to be done until at least 1/21/25. I then received a call on 1/21/25 stating I could pick up the keys, however the washer & dryer would not arrive for a few more days & the yard would not be addressed until spring because their landscaping company does not work in the winter. I clearly explained that I would prefer to wait until everything was completed because a lot could happen during the delivery of the appliances & as far as the yard I want them to fully confirm that they will handle it so I am not responsible. As of today (1/24/25) FrenchTown Villa has responded to me about my latest inquiry & confirmed that the washer & dryer has been delivered. Yet, the shed, landscaping, and now I am told the AC has to be added at a later date. Unfortunately, due to medical factors I will not be able to evaluate the home until at least 1/27/25. This was definitely not the plan when I accepted the special of 1 month free, however I still have my current housing, thus I am just grateful I didn't end up homeless in the middle of winter.Original Review: Unfortunately I signed a lease for a rental at FrenchTown Villa on 12/31/24 & unlike others who have been able to move into their new housing, I have been patient, professional, & optimistic, yet delayed. This morning (1/17/25) I woke up to realize that I didn't have a missed call and/or message from the staff at the community with an update.Luckily for me, my baby, & my unborn child I still have two weeks left before I have to have my current housing emptied, cleaned, & returned to the owner. I personally would not wish this type of experience on anyone (especially someone that is due to have a baby any day). This is all shocking for me because I work so hard to have everything done professionally so I can avoid issues like this & I was originally supposed to get the month of January for free with the end of the year special. Nevertheless, after having my employer transfer my job & not hearing from the staff by the 13th of January (which was the expected date for me to obtain keys because they said I couldn't get them by the 11th of January) I called FrenchTown Villa on the 15th of January & was told they are having a problem because there is a gas leak at the location where I am supposed to move & that it is out of their hands, but they were on the phone with the gas company & would give me an update once they knew more.Well, this is awkward for me because I have never had anything like this happen, so I am stuck in a bind because I need to transfer mail, make doctor appointments, plan a move, & figure out what to do about my responsibilities, however I have no clue on what is going to happen, what date the gas issue will be fixed, when I will receive the keys etc. Thus, I will stress this point... "if the housing is not completely ready, do your due diligence before moving forward". I am very ethical & feel horrible because I have recommended Sun Communities to so many of my coworkers & associates in multiple cities & they have been applying. Surprisingly, things have not been going as expected & I know most of my coworkers & associates are not as lucky as me & would not be able to afford to have the extra time, lose the free month promised, or not know where them as well as their kids would end up. Therefore, I highly recommend everyone considering Sun Communities to critically think things out because I don't want anyone else to end up in my situation.
