Hidden Oaks Mobile Home Park Introduce
For local users searching within the "rv parks near me" category, Hidden Oaks Mobile Home Park, located at 14787 Apple Dr #401 in Fruitport, Michigan, presents a residential community with a blend of positive social aspects and certain limitations. While primarily a mobile home park, it's important for those considering long-term RV living or even the possibility of purchasing or leasing a mobile home to understand the nuances highlighted by current and former residents.
One of the consistently praised aspects of Hidden Oaks is its strong sense of community. A long-term resident of over 20 years notes that "the people are great," highlighting the presence of "lots of young families and nice older people." This suggests a diverse and potentially welcoming social environment for those who value community interaction and neighborly relations. The feeling of safety, quietness, and peacefulness is also frequently mentioned as a significant positive attribute of living in Hidden Oaks.
The environment surrounding Hidden Oaks offers some appealing natural features. Notably, the park backs onto county land that is described as a forest and is freely accessible for exploration. This provides residents with a unique opportunity to enjoy nature, go for walks, and engage in outdoor activities right outside the park. For those who appreciate having natural spaces nearby, this is a considerable advantage.
Within the park itself, there are some amenities provided. A playground is mentioned as being maintained by the owners, which is a significant benefit for families with children, offering a dedicated space for recreation and play within the community.
Furthermore, there appears to be an ongoing effort to modernize the park. The owners have reportedly started "pulling out old trailers from the 80s and replacing them with brand new ones." This suggests a potential for improvement in the overall aesthetic and quality of housing within the park over time. For individuals considering purchasing a new mobile home, Hidden Oaks might present an opportunity to reside in a community undergoing positive development.
However, alongside these positive aspects, there are several cons that potential residents, including those considering long-term RV stays if permitted, should carefully consider. One of the primary concerns raised is the increasing cost of living in the park. Residents have noted that "lot rent and other expenses are slowly getting higher." For individuals on a fixed income or those budget-conscious, this trend of rising costs is a significant drawback and could impact the long-term affordability of living in Hidden Oaks.
Another frequently mentioned issue is the presence of numerous rules and regulations regarding what residents can and cannot place in their yards. Specific prohibitions include "no pools, no storing boats or trailers, no big fences, etc. etc." These restrictions may limit the personal expression and functionality of residents' outdoor spaces. For RV owners who may wish to store their RV on their lot during off-seasons or have specific outdoor storage needs, these rules could be particularly restrictive.
Concerns have also been raised regarding the behavior of some pet owners and parents. It is reported that "a lot of the people let their dogs run around without a leash and thus poop anywhere." This lack of adherence to leash laws can be a nuisance and a health concern for other residents. Additionally, there are observations of "lots of kids without supervision, constantly playing around in the road," which could pose safety concerns for both the children and drivers within the park.
One particularly negative review describes Hidden Oaks as "one of the worst places to live." The primary reasons cited are the "so expensive" lot rent and the perceived lack of value for the cost, stating that residents receive "nothing besides a lot your house is on" while the lot rent continues to increase. This strongly negative perspective suggests that for some, the rising costs outweigh the benefits of living in the community.
The review also includes a caveat regarding the feasibility of leasing or renting a mobile home within the park, suggesting that it "probably isn't worth the cost or the trouble." This implies potential issues with the rental market within Hidden Oaks, although specific details are not provided. For those primarily interested in finding an RV park, this comment underscores the importance of directly inquiring about the availability and terms for RV sites, as the park's primary focus appears to be on mobile homes.
Given the information available, Hidden Oaks Mobile Home Park presents a mixed picture for potential local residents, including those who might be considering it as a long-term RV option if permitted. The strong sense of community, the safety and peaceful environment, the access to the adjacent forest, and the presence of a playground are definite advantages. The ongoing replacement of older trailers also suggests a potential for future improvements. However, the rising lot rent and other expenses, the restrictive yard rules, and the reported issues with unsupervised pets and children are significant drawbacks that need careful consideration.
For local users in the "rv parks near me" category who might be exploring mobile home parks for long-term RV stays, it is crucial to contact Hidden Oaks directly at (616) 607-8868 or +1 616-607-8868 to inquire about their policies on RVs, the availability of RV sites, the amenities provided for RVs (if any), and the specific costs involved, including lot rent and any applicable fees. Understanding the rules and regulations regarding RVs and outdoor spaces will also be essential. Visiting the park in person could provide a better sense of the community and the environment.
Currently, there is no promotional information available regarding Hidden Oaks Mobile Home Park. Therefore, potential residents will need to rely on direct inquiries and personal visits to gather the necessary information to make an informed decision. The contrasting opinions in the reviews highlight the importance of considering individual priorities and needs when evaluating this community as a potential long-term living situation.

Lived here 20+ years. The people are great; lots of young families and nice older people. There are lots of cons, though.Lot rent and other expenses are slowly getting higher. There's a lot of rules about what you can and cannot put in your yard (No pools, no storing boats or trailers, no big fences, etc. etc.) A lot of the people let their dogs run around without a leash and thus poop anywhere. Lots of kids without supervision, constantly playing around in the road. It's extremely safe, quiet, and peaceful. The forest behind the park is county land and free to explore. There's even a playground maintained by the owners. They've started pulling out old trailers from the 80s and replacing them with brand new ones. If you own a trailer already, you'd probably like it here. But leasing or renting one probably isn't worth the cost or the trouble.
Apr 10, 2025 · Claire SmithOne of the worst places to live. Lot rent is so expensive and you have nothing besides a lot your house is on but they keep jacking up lot rent. Would not recommend it.
Jul 26, 2024 · josh spitlerI have mixed feelings about this mobile home park. The park has been bought out by RV Horizon about a year ago. Everyone's lot rent went up twice in the last year. We now have to pay for water and trash pick up. Trash and water used to be included. Just recently the owners offered free cable. So in a way by having cable it all evened out with the bills living here. Just a FYI DEFINITELY make sure you keep all paperwork and receipt stubs for lot rent and or house payments. Also if your late on your monthly payment they will charge you $50.00.. They just hired some maintenance guy which has no clue how to run or manage a park. God help us..🙄Here's the good about the park.. We had excellent park management but they got fired for being good people, they did everything for everyone. This community is quite with young families and elderly which is nice.
Feb 21, 2019 · Desiree SmithThis used to be a great park to be in until they got bought out by an out of state company. So lot rent is ridiculous and on top of that you have to pay EVERY utility separate. Only thing included in rent is cable and internet. Still not worth what we pay to live in a trailer park though! Also in the beginning on the year they let go two amazing park managers who would do anything for anyone. Pretty much got let go for being nice people. Park is going down hill fast. For what you pay in rent here you mite as well go get a house!
Jul 18, 2019 · Gary SumerixMy Wife and I have lived here for 12 years. Just recently the park came under new ownership. They have made many improvements to the park. Repaving the roads and offering free charter high speed internet and tv select.
