Friendly Acres Mobile Home Park Introduce
For those seeking a long-term residential option in the Red Bluff, California area, and looking within the category of "RV parks near me," Friendly Acres Mobile Home Park, located at 12055 State Hwy 99w, Red Bluff, CA 96080, USA, presents itself as a long-standing community with a unique rural backdrop. While categorized under the broad term of "RV parks near me," Friendly Acres primarily functions as a mobile home park offering permanent living spaces.
One of the most notable aspects of Friendly Acres, as highlighted by a resident of 34 years, is its environment. The park's back fence line borders a "well known ranch," providing a feeling of being "out of town" and offering a pleasant, potentially rural ambiance. This connection to the surrounding natural landscape could be a significant draw for those who appreciate a quieter, more pastoral setting compared to typical urban or suburban environments.
The same long-term resident also mentioned that "There have been a lot of improvements made recently." This suggests that the park is actively working to enhance the living experience for its residents, which is a positive indicator for prospective newcomers. These improvements could encompass various aspects, such as infrastructure upgrades, landscaping enhancements, or the addition of new amenities. However, the specific nature of these improvements is not detailed in the provided information.
The community atmosphere at Friendly Acres appears to be one that values neighborliness and respect. The long-term resident stated, "If your honest and a good neighbor I welcome you. Otherwise you probably won't like me." This suggests a close-knit community where positive interactions and considerate behavior are expected and appreciated. This type of environment can be particularly appealing to those seeking a sense of belonging and a supportive neighborhood.
Furthermore, community safety and consideration are emphasized through the clearly stated rule: "It's not a racetrack so please mind your manners while in the park. Speed limit is 5 mph. Please observe it or stay out." This strict enforcement of a low speed limit underscores a commitment to the well-being and peaceful enjoyment of all residents. It indicates that the park management and residents prioritize safety and a calm living environment.
It is important to acknowledge a brief, negative comment from another reviewer: "If you enjoy tearing up a vehicle with potholes, not being able to bathe and-". This fragmented feedback suggests potential issues with the park's infrastructure, specifically mentioning potholes that could affect vehicles and a problem related to bathing, possibly indicating water-related issues. This negative comment should be taken into consideration by prospective residents and warrants further investigation.
Given these contrasting pieces of feedback, it is crucial for potential residents to seek a comprehensive understanding of the current conditions at Friendly Acres Mobile Home Park. While the long-term resident paints a picture of a community with a pleasant rural setting, recent improvements, and a neighborly atmosphere, the other comment raises concerns about infrastructure.
To obtain a balanced view, interested individuals should contact Friendly Acres Mobile Home Park directly at the provided phone numbers: (530) 366-2405 or +1 530-366-2405. Key questions to ask during an inquiry should include:
- Could you provide details about the recent improvements that have been made to the park?
- What is the current condition of the roads and infrastructure within the park? Are there any issues with potholes or water supply?
- What are the current lot rental fees?
- What services are included in the lot rental fees (e.g., water, sewer, garbage, electricity)?
- What are the rules and regulations of the community, beyond the 5 mph speed limit?
- Are there any specific guidelines or expectations for residents regarding maintaining their lots?
- What amenities are available within the park (e.g., laundry facilities, common areas)?
- What is the pet policy?
- What is the process for becoming a resident?
- Are there any current vacancies or upcoming availability?
A visit to Friendly Acres Mobile Home Park would also be highly beneficial. An in-person tour would allow prospective residents to assess the environment, the condition of the roads and infrastructure, and the overall atmosphere of the community. Observing the interaction between residents and the upkeep of individual lots can provide valuable insights. If possible, speaking with current residents (beyond the two whose reviews are available) could offer a more comprehensive understanding of the living experience at Friendly Acres.
While the long-term resident's comments could be seen as a form of positive endorsement ("If your honest and a good neighbor I welcome you"), it is not a formal promotional offer from the park management. Therefore, any specific promotional information would need to be obtained directly from the park.
In conclusion, Friendly Acres Mobile Home Park in Red Bluff, CA, offers a long-established community with a unique rural backdrop and reported recent improvements. The emphasis on neighborliness and safety through speed limit enforcement suggests a community that values these aspects. However, a concerning comment regarding infrastructure issues warrants thorough investigation by potential residents. Direct contact with the park management and a visit to the property are essential steps to gain a comprehensive understanding of the current living conditions and whether Friendly Acres meets individual needs and expectations within the "RV parks near me" category for long-term residency.

May 14, 2022 · Kimberlee LeeHad lots of good moments at this location, a time for family ,comradery , music' ,drinking, early morning loading up to go do work. Met a lot of humble honest folks and heard a lot of threats from management saying they would call the cops if we didn't turn it down and become silent immediately otherwise it would get a five star review. Kim has been there a long time and she should manage the place with her very understanding and down to earth people skills Dennis is good people as well.
Mar 25, 2021 · Joshua ScottI was just visiting. It was hard to find the mobile home as the numbers are not uniformed. Many travel trailers, rvs, and legit mobile homes. I was told it's the cheapest place to stay in Red Bluff. I did not feel entirely safe, and half way through my visit I started panicking over the chance someone may be breaking into my car. No break in, no danger, just the vibe doesn't feel right.
