Golden Terrace South Introduce
Welcome to an introduction to Golden Terrace South, a property located at 17801 W Colfax Ave, Golden, CO 80401, USA. This establishment serves as both an RV park and a mobile home park, making it directly relevant to individuals searching for "RV parks near me" and "mobile home parks near me." It caters to a range of needs, from seasonal RV stays to more permanent manufactured home living.
Golden Terrace South is ideally situated in Golden, Colorado, a highly desirable location at the foothills of the Rocky Mountains. Golden is renowned for its outdoor recreational opportunities, historic downtown, and vibrant community. The park's address on West Colfax Avenue places it along a major thoroughfare, offering convenient access to local amenities and easy routes to Denver and the broader Front Range area. A significant environmental feature highlighted by residents is its "super close to Red Rocks Amphitheater without any noise pollution from it." This proximity to a world-famous music venue, coupled with the absence of its noise, is a unique and highly attractive aspect of the park's location. The overall environment, when not impacted by external factors, is one that likely appeals to outdoor enthusiasts and those seeking a scenic and active lifestyle. As a combined mobile home and RV park, the environment would consist of designated lots for both types of residences, with internal roads and shared common areas.
In terms of services, Golden Terrace South offers lot rentals for both recreational vehicles and manufactured homes. For RV users, this typically includes access to essential utility hookups such as electricity, water, and sewer connections, facilitating comfortable stays for various durations. For mobile home residents, similar serviced lots are provided for their manufactured homes. While specific amenities beyond these basic hookups are not extensively detailed, common services in such combined parks often include on-site management, maintenance of common areas, and possibly shared facilities like laundry rooms or recreational spaces. The presence of "Great staff and everyone is very nice and helpful" is a positive indication of the customer service provided by the park, which is a crucial service for residents and guests. The park's ability to accommodate both short-term RV parking (for the summer, as mentioned) and long-term mobile home residency demonstrates its versatility in service offerings, appealing to a wide array of potential occupants searching for "RV parks near me" or "mobile home parks near me."
The features of Golden Terrace South are strongly tied to its prime location and its dual function as an RV and mobile home park. A standout feature is its immediate proximity to "tons of outdoor activities," making it an excellent base for hiking, biking, climbing, and exploring the natural beauty of Colorado. The specific mention of its closeness to Red Rocks Amphitheater without the associated noise is a rare and highly desirable feature for music lovers who appreciate peace and quiet. The sense of community is another positive feature, with residents noted as being "very nice and helpful." This suggests a welcoming atmosphere among the park's inhabitants. The park's capacity to serve as a "place to park for the summer" for RVs highlights its flexibility for seasonal visitors, while also accommodating more permanent mobile home residents. This hybrid model is a key characteristic, offering solutions for different types of long-term and seasonal housing needs.
For promotional information, Golden Terrace South can strongly leverage its exceptional location near Red Rocks Amphitheater and abundant outdoor activities in Golden, Colorado. This makes it particularly appealing to tourists, seasonal visitors, and outdoor enthusiasts searching for "RV parks near me" or "mobile home parks near me" in a scenic and active setting. The positive feedback regarding "Great staff" and "very nice and helpful" residents can be used to promote a welcoming and supportive community environment. Its ability to offer both temporary RV parking and permanent mobile home solutions provides a broad appeal. While noted as "a little expensive," for those prioritizing location and a friendly atmosphere, it could be promoted as a worthwhile investment. The park's contact information, (303) 279-6279 and +1 303-279-6279, would be crucial for potential guests and residents to inquire about availability and rates.
However, an objective introduction must also address significant negative feedback from customers, particularly concerning ongoing construction and its impact. One prominent review describes the park as "being ruined by the construction company working here." Specific issues include "Breaking up the roads, not cleaning up their trash, and they're completely unprofessional." This reviewer directly criticizes the quality of work, stating, "If you dig something up, make it look nice again. This is ridiculous. It looks like a bomb went off here." More critically, the construction work is linked to direct disruptions to residents' quality of life, with "water hammering when we flush the toilets, use the faucets, and do laundry." Furthermore, a very serious concern is raised about the water quality: "We can't drink the water either." The reviewer summarizes this dissatisfaction by stating, "We pay way too much per month to have the community look and operate like this. Shameful." These comments indicate a current environment of significant disruption, poor infrastructure maintenance, and potentially unsafe living conditions due to water quality issues, directly contradicting the positive aspects of location and staff. For any individual searching for "RV parks near me" or "mobile home parks near me," these detailed complaints about infrastructure damage, lack of cleanliness, and undrinkable water are paramount. Prospective residents or long-term RV campers are strongly advised to investigate the current status of these construction and utility issues. This could involve visiting the park in person to assess the condition of roads and common areas, directly questioning management about the water quality and ongoing repairs, and seeking clarification on how long these issues are expected to persist. Understanding the current operational state and management's plans for addressing these critical concerns is essential before considering Golden Terrace South as a place to live or stay.

Golden Terrace South Reviews
This place is being ruined by the construction company working here. Breaking up the roads, not cleaning up their trash, and they're completely unprofessional. If you're a machine operator or laborer, take pride in your work. If you dig something up, make it look nice again. This is ridiculous. It looks like a bomb went off here. We now have water hammering when we flush the toilets, use the faucets, and do laundry because of the work they're doing. We can't drink the water either. We pay way too much per month to have the community look and operate like this. Shameful.
Mar 05, 2025 · Fight Me I'm IrishGreat staff and everyone is very nice and helpful. It's also super close to Red Rocks Amphitheater without any noise pollution from it and tons of outdoor activities that are super close as well. The residents are also very nice and helpful. I would consider it a mobile home and rv park myself. It's a little expensive but if you need a place to park for the summer and like the outdoors I can recommend this place if there is availability.
Oct 18, 2024 · Chris PaulsonI’ve lived here 17years and have watched the decline of the community over time. The owners do not care about the owners of the homes or their concerns! The employees are extremely rude and not helpful in any way. I will be moving soon and didn’t think they could push me out but they have. Do not move here
Oct 06, 2024 · April WiseI have lived here 7 years. I own my home, which is really nice. We pay pretty high lot rent and it goes up each year on our move in date. That’s the sad part for all of us. It’s expensive to live anywhere in this part of Colorado. I had to wait my turn on the tree trimming, there are so many trees in our park. I finally got mine trimmed and I’m happy about that. We love the pool and workout room, a big plus over some mobile home parks. I had an issue for years with my neighbor letting his dogs bark at all hours. This was difficult, especially since our houses are quite close together. The park claims that animal issues are not their responsibility, so I had to deal with animal control for this. It took a lot of time and effort but I finally have relief from those issues. Overall I’m happy to live here.
Jun 23, 2023 · Linell SchroederSo I don't actually live at Golden Terrace RV Park but I was a guest of a tenant, and I'm rather impressed with the facilities. You can't tell from the easy-to-miss entrance, but the property is huge. It's right up against the foothills with a beautiful view, and the lot seems clean and well-maintained. I spent the night and it was dead silent all night despite the large number of tenants. There didn't seem to be any criminal activity during the night, and I'm most impressed by the restrooms and laundry facility. They are large and have showers, and it was very clean. Not sure about the cost to rent a space here but as a guest I am highly impressed.
