Gwinnett Estates Introduce
Gwinnett Estates, located at 189 Howe Ln, Loganville, GA 30052, USA, is a mobile home park offering residential living in the Loganville area. For local users exploring 'RV parks near me' with an interest in long-term housing solutions within a manufactured home community, Gwinnett Estates presents a location with both advantages and potential drawbacks, as indicated by recent customer reviews.
One resident, who has lived in Gwinnett Estates for over eight years, expressed significant dissatisfaction with the current management. The review details allegations of disrespectful and rude behavior, including an incident where the manager reportedly hit the side of their house to get their attention early in the morning. The resident also claims the manager exhibits an aggressive demeanor, looks down on residents, and ignores female residents. Further complaints include alleged threats of towing the resident's car, despite it being parked on the property they are paying for. This reviewer strongly criticizes the management's attitude and actions, describing it as an "abuse of authority and bad management." They also voice concerns about a pet policy that requires pet insurance and a fee for having a pet inside a privately-owned home within the community, deeming this unreasonable for a mobile home setting.
Conversely, other reviews offer a more positive perspective on certain aspects of Gwinnett Estates. One reviewer noted the "great area, close to plenty of shopping and okay schools," highlighting the convenient location of the community in relation to local amenities and educational institutions. This suggests that Gwinnett Estates benefits from its proximity to commercial areas, making it easier for residents to access shopping, dining, and other services. The mention of "okay schools" indicates that families with children may find the local educational options adequate.
Another short but positive comment stated, "I have friends that stay here and they say they are never leaving lol," which implies a sense of community and satisfaction among some long-term residents. This contrasts sharply with the negative experience reported by the long-term resident critical of the management.
Adding to the positive feedback, another reviewer described the property manager, Jonathan, as "very detail and helpful." This suggests that at least one member of the management team is perceived positively by some residents, indicating a potential inconsistency in management experiences or a change in management personnel over time.
Finally, one reviewer praised the community's engagement with children, stating, "There always doing things for the children in this community. Love that!" This highlights a family-friendly aspect of Gwinnett Estates, suggesting that the community may organize events or activities aimed at children, which can be a significant benefit for families residing there.
Considering these varied perspectives, Gwinnett Estates appears to be a mobile home park with a desirable location in Loganville, offering proximity to shopping and schools, and fostering a sense of community for some residents, particularly families with children. However, there are serious concerns raised by at least one long-term resident regarding the current management's behavior, communication style, and certain community policies, specifically those related to pets and vehicle management.
For individuals searching within the 'RV parks near me' category who are considering Gwinnett Estates for long-term residential living, it is crucial to weigh these contrasting experiences. The positive aspects of location and community engagement may be appealing, but the negative feedback regarding management style and pet policies should be carefully considered.
As a mobile home community, Gwinnett Estates likely offers standard features such as individual lots for manufactured homes, utility hookups (water, sewer, electricity), and roadways within the park. Additional amenities that are often found in mobile home parks, but not specifically mentioned in the reviews, could include:
- On-site management office (though the reviews suggest varied experiences with this).
- Common areas or green spaces.
- Waste disposal services.
- Potentially, community laundry facilities or recreational areas, although these are not mentioned in the provided feedback.
The absence of information regarding specific services and amenities beyond the management and location makes it difficult to provide a comprehensive overview of what Gwinnett Estates offers. Prospective residents would need to inquire directly about these aspects.
Currently, there is no promotional information available in the provided reviews. Individuals interested in learning more about Gwinnett Estates, including lot fees, availability of homes, specific community rules (especially regarding pets and vehicles), and to get a clearer understanding of the current management practices, should contact the park directly at (770) 466-8742 or +1 770-466-8742. It would be advisable to ask detailed questions about the issues raised in the negative review to ascertain the current situation and whether any changes have been made.
In conclusion, Gwinnett Estates in Loganville, GA, offers a convenient location with access to shopping and okay schools, and fosters a sense of community for some residents, with activities for children being a noted positive. However, potential residents should be aware of serious allegations regarding disrespectful and aggressive management practices, as well as concerns about pet policies and vehicle management. Direct communication with the park management is essential to gain a comprehensive and current understanding of the living conditions and policies at Gwinnett Estates before making a decision.

Gwinnett Estates Reviews
We have lived here 8+ years and really it’s just the management they have now, they are very disrespectful and rude the manger got agressive with us. He hit the side our my house to get our attention; like their isn’t another way to communicate with resident, it was early in the morning while I was sleeping. He looks down at the residents and gets very aggressive. I wish I could move out but the housing market is insane. This is a mobile home community not an apartment complex. People shouldn’t have to pay pet insurance or pay to have a pet inside of your own house if you own the house that doesn’t make any kind of sense. And management shouldn’t treat their residents as if they are animals. And plus making a whole show in bring a tow truck and threatening us to take our car and saying that the car belongs to management when that’s not how it works. The car is on the property I’m paying for. If corporate doesn’t believe me how does one get help? This is abuse of authority and bad management in my eyes. He acts like a child and doesn’t listen to anyone except for men. I would say something and he would straight up ignore me. That is a bad image in management and for a company. I understand following the rules but have something like pet insurance in my own house is ridiculous. Plus we have a small dog his the size of a Pomeranian. We are people just trying too live simple live out of people’s way we should be treated as if we are animals. The people in this community a majority just keeps silent but no this is just extremely rude. We feel singled out and ignored. The manager didn’t and shouldn’t react the way he has.

Jan 10, 2025 · Amber “Nikki” HardyThere too much crime in that area and it desperately need some TLC on the pool/playground and the (I think) soccer field in the back. It would greatly help the community help keep it clean and nice looking. It used to be so nice and clean but the office has let things go too far without some elbow grease.
