The current park manager is extremely rude disrespectful and dismissive she only been working with this park for about 2 months and the first thing she does is call me borderline yelling because the lid on my trash can was slightly ajar after throwing out some trash after a roommate moved out claiming there was trash everywhere in my yard when i had just left for work and when i had proved her wrong stating that there mught be a box right next to my trash can she then shifted her focus onto the trailer that was in my yard briefly once again because someine was moving out that day and she did not apologize for the way she acted when she first called me. I have made the same maintenance request for the past 8 months and they can't seem to get some one out here. since I have started living here just under 2 years ago, due to rain and snow melt as well as an improperly sealed and slightly sagging door has lead to a leak that occurs everytime it rains or snow melts which has lead to the sub floor beginning to rot away and form a hole this spot right infront of my front door is now almost halfway across it when I brought up my concerns considering my formerly pregnant fiance and the dangers if she falls through the floor the manager said "that sounds dangerous but our maintenance team is at another property ill see if I can send someone to look at it on monday" this was a month ago and no one from maintenance has since shown up to see what the problem is and my second son has also been born since so this is still a massive concern. my home was built in 2020 prior to these issue the first three months I lived here the trim to cover drywall seams began to literally shoot off the walls a kitchen cabnet door almost fell off and one of the drawers almost completely fell apart my back door doesnt even latch unless i have the deadbolt locked at all times and if i forget to relock it after use i will wake up to my back door wide open there was also a crack in one of my windows that my trailer was scheduled to have fixed the first month i had moved in which i fou dout because they have a calender in the office and my house had window repairs scheduled on it my first day living here the person who changed my locks locked my fiance son and i out so i had to go to the office to retrieve the spare key to get to the new key he had left inside on the counter instead of the lock box that was on the door initially i shouldn't behaving issues like this in a home so new but poor build quality maintenance and park management leads to issues like these
Apr 20, 2024 · Noah SchaumburgI've lived in Harper Woods for 5 years. Overall, it's a nice, well kept, quiet place to live. I own my mobile home so I can't really speak for maintenance. The manager Grace has always been kind and helpful with any problem or questions I've had. The lot rent does increase every year. But, as an intelligible adult. I know that it's not Grace making these decisions. And it's not just the mobile home park. This happens no matter where you live ( apartment, house, mobile home etc). Rules do change from time to time. But, again, I realize this comes from corporate. Personally, I've never had any problems with any office staff since I've lived here. But, I adhere to the rules.

Even when maintenance seems to be taking forever to get back to us she’ll make sure to get back on them to get us taken care of. She’s very understanding, caring for her residents, and always makes sure our trailer park is clean and well taken care of! Thank you Dana for being so awesome! ❤️

Please listen when I tell you, don't do it!I have had problems with mice, spiders, the occasional roach, and a thousand ants. My house stays clean and we do not leave food on the counter. We've used raid, bug spray, mice traps, and roach traps to battle the problem. It helps, but it is a constant struggle.When I moved in, the place was dirty everywhere - floors, cabinets, especially the bathrooms. They stated that they have since then invested in a new cleaning company. I was grateful to have a place at the time, so I cleaned it up and kept it to myself.This is my history with maintenance:Big hole in my floor which maintenance fixed by nailing a board underneath the trailer. Excellent. Rather than a hole, I now have a big protrusion on my floor.Cracking around my bathtub's drain which maintenance added some caulking to and which has since cracked again in the same spot. Surprise, surprise.They did install a new dishwasher, since the one in the unit was already broken when I moved in.My house was broken into shortly after I first moved in and my bedroom window was partially broken. When presented with this information, Harper Woods neither expressed concern nor offered to fix the window. (I figured the old tenant was a drunk and forget he didn't live here anymore.)Currently, all of my toilets, sinks, and bathtubs are backed-up and full of water. They have been this way since Saturday. It is Monday night. I called for the first time on Saturday and again this morning. I currently cannot shower in my own home, as my bath tub is two inches full of my neighbor's sewage.Grace and the maintenance crew, I believe, try to do their job well. I wont try to pretend that I understand what goes on in the Harper Woods office, but I assume they don't have the resources or assistance available to make Harper Woods a nice place to live.Ariel, on the other hand, on every encounter has been unsympathetic and unpleasant. When faced with a difficult situation, she responds with anger rather than empathy.I'm certain there are things that have been left out, such as the ridiculous forced-mow fee of $50 on Mondays, but I think you understand my point. I wrote this review for you, dear reader, save yourself the hassle and don't do it!
Aug 29, 2017 · Auluna ShaunnaWe moved in almost a week ago and really have nothing terrible to say. Our home is nice, it's not pristine or anything, but it feels like home. The community is well kept, quiet, and friendly. Grace has been very helpful and kind to us from the get go, from the very first call to see about availability to the day we signed the lease. She explained everything in easy to understand verbiage and we were made to feel welcome. The home itself has a few little things here and there that aren't in the best condition, but when I called about them, effort was made to get maintenance out here to look at them. I'm pretty pleased to say that I feel comfortable raising our child here for their first few years, which I have been unable to say as far as many other places/areas in town are concerned.
