The current park manager is extremely rude disrespectful and dismissive she only been working with this park for about 2 months and the first thing she does is call me borderline yelling because the lid on my trash can was slightly ajar after throwing out some trash after a roommate moved out claiming there was trash everywhere in my yard when i had just left for work and when i had proved her wrong stating that there mught be a box right next to my trash can she then shifted her focus onto the trailer that was in my yard briefly once again because someine was moving out that day and she did not apologize for the way she acted when she first called me. I have made the same maintenance request for the past 8 months and they can't seem to get some one out here. since I have started living here just under 2 years ago, due to rain and snow melt as well as an improperly sealed and slightly sagging door has lead to a leak that occurs everytime it rains or snow melts which has lead to the sub floor beginning to rot away and form a hole this spot right infront of my front door is now almost halfway across it when I brought up my concerns considering my formerly pregnant fiance and the dangers if she falls through the floor the manager said "that sounds dangerous but our maintenance team is at another property ill see if I can send someone to look at it on monday" this was a month ago and no one from maintenance has since shown up to see what the problem is and my second son has also been born since so this is still a massive concern. my home was built in 2020 prior to these issue the first three months I lived here the trim to cover drywall seams began to literally shoot off the walls a kitchen cabnet door almost fell off and one of the drawers almost completely fell apart my back door doesnt even latch unless i have the deadbolt locked at all times and if i forget to relock it after use i will wake up to my back door wide open there was also a crack in one of my windows that my trailer was scheduled to have fixed the first month i had moved in which i fou dout because they have a calender in the office and my house had window repairs scheduled on it my first day living here the person who changed my locks locked my fiance son and i out so i had to go to the office to retrieve the spare key to get to the new key he had left inside on the counter instead of the lock box that was on the door initially i shouldn't behaving issues like this in a home so new but poor build quality maintenance and park management leads to issues like these - Noah Schaumburg

Harper Woods Manufactured Home Community Introduce

For those searching for "RV parks near me" or considering mobile home living in Lawrence, Kansas, Harper Woods Manufactured Home Community, located at 2200 Harper St, Lawrence, KS 66046, USA, presents a community with a range of experiences reported by its residents. To gain a comprehensive understanding, it's important to consider various perspectives.

According to one recent review, a resident experienced significant issues with the current park manager, citing rudeness, disrespect, and dismissiveness. The review details an instance of being allegedly yelled at over a slightly ajar trash can lid and a disagreement regarding supposed trash in the yard. This resident also reports a lack of apology from the manager after the discrepancy was pointed out.

Furthermore, the same reviewer expresses serious concerns regarding unresolved maintenance requests over an extended period. An ongoing leak due to rain and snowmelt, exacerbated by an improperly sealed and sagging door, has reportedly led to the subfloor rotting and forming a significant hole near the front door. The resident states that despite raising concerns about the safety of their pregnant fiancé (and subsequently their newborn son) due to this issue, maintenance has not addressed the problem for over a month after an initial promise to look into it. This raises significant concerns about the responsiveness to critical maintenance needs.

Beyond the structural issues, the same review mentions several initial problems with a relatively new home (built in 2020), including trim falling off walls, a loose kitchen cabinet door, a malfunctioning drawer, and a back door that doesn't latch without the deadbolt being locked. Additionally, a cracked window, scheduled for repair shortly after move-in, was apparently not fixed. The reviewer also recounts an incident on their first day where a lock change resulted in them being locked out of the home. These points to potential issues with initial home quality and the efficiency of addressing early maintenance needs.

In contrast, another resident with five years of experience in Harper Woods offers a more positive perspective. This reviewer describes the community as "nice, well kept, quiet," and mentions owning their mobile home, thus not having direct experience with maintenance requests. They commend the manager named Grace for being "kind and helpful" with any problems or questions they have had. This long-term resident acknowledges that lot rent increases annually and that rules may change, attributing these to corporate decisions rather than local management. They state that they have personally never had problems with the office staff and attribute this to adhering to the community rules.

Considering these contrasting viewpoints, it's evident that experiences at Harper Woods Manufactured Home Community can vary. The positive review highlights the potential for a pleasant and quiet living environment with a helpful manager (Grace). The negative review, however, raises serious concerns about the current park manager's conduct and the responsiveness of maintenance to critical issues affecting the safety and habitability of a resident's home.

For individuals considering Harper Woods as a potential "RV park near me" or for mobile home living, it's crucial to weigh these perspectives carefully. While one long-term resident describes a positive experience, the detailed account of unresolved safety concerns and negative interactions with the current park manager cannot be ignored.
