Pine Hills Manufactured Home Community Introduce
Welcome to Pine Hills Manufactured Home Community, located at 101 N Michigan St, Lawrence, KS 66044, USA. Situated in Lawrence, Kansas, this community primarily serves as a residential area for manufactured homes. While the platform category "RV parks near me" suggests a potential overlap or interest from individuals seeking temporary or long-term RV accommodations, the available information focuses primarily on the experiences of residents and visitors within the manufactured home context. This introduction aims to provide a detailed and objective overview of Pine Hills Manufactured Home Community based on recent customer feedback found online.
Based on the limited reviews available, it is crucial for prospective residents or visitors, including those who might be considering it as one of the "RV parks near me," to be aware of some significant concerns raised by individuals who have interacted with the community. One review from a visitor highlights considerable issues with the infrastructure of the park, specifically mentioning the narrowness of the streets. According to this visitor, the streets are so constricted that if two vehicles approach each other, one must pull over into an empty parking space to allow passage. This situation is further exacerbated by the apparent scarcity of parking spaces available for residents. The reviewer expresses sympathy for their daughter, who resides in the community, and indicates an intention to assist her in finding alternative accommodation once her lease expires. This paints a picture of potential challenges related to traffic flow and parking availability within Pine Hills Manufactured Home Community.
Another review expresses strong dissatisfaction with the overall service experienced at Pine Hills Manufactured Home Community. The reviewer goes as far as to state that it is the "worse service I have ever seen or had." This individual's criticism extends beyond the specific community to a broader observation about service quality within the surrounding area. However, their direct experience within Pine Hills is particularly negative. They cite issues with maintenance, a lack of clear and detailed explanations regarding services, and a failure in responsiveness, specifically mentioning a lack of call backs and updates on service accounts. This suggests potential shortcomings in the management and operational aspects of the community.
Furthermore, this reviewer alleges a severely negative experience related to sales practices and the condition of the accommodation provided. They claim to have been misled with falsified pricing to secure a sale and were subsequently moved into a "flea bitten trailer" with incomplete work. This is a serious accusation that raises significant concerns about the integrity of the management and the quality of the living conditions within at least some of the units. The reviewer concludes with a strong recommendation against moving to Pine Hills Manufactured Home Community, labeling the situation as "pitiful."
Considering these two reviews, prospective residents, including those who might be looking for "RV parks near me" and encountering Pine Hills in their search, should exercise significant caution and conduct thorough due diligence before making any decisions. The feedback highlights potential challenges related to infrastructure (narrow streets, limited parking), service quality (poor maintenance, lack of communication), and potentially unethical or substandard business practices (misleading sales, inadequate living conditions). These are serious issues that could significantly impact the quality of life for residents.
For individuals specifically searching for "RV parks near me" and considering Pine Hills, it is imperative to directly contact the management at (785) 749-2200 or +1 785-749-2200 to ascertain whether the community even offers accommodations for recreational vehicles. If RV spaces are available, it would be crucial to inquire about the specific amenities provided (e.g., hookups for water, electricity, sewer), the size limitations for RVs, the layout of the RV area (to assess maneuverability given the reported narrow streets), and the parking situation for RV guests or long-term RV residents.
Even if Pine Hills primarily focuses on manufactured homes, the negative feedback regarding service and maintenance could also extend to any potential RV facilities or services offered. Therefore, any individuals considering Pine Hills for RV stays should be particularly diligent in their inquiries about the upkeep of the grounds, the responsiveness of the management to any issues that might arise, and the overall condition of the facilities.
Given the serious nature of the allegations in the reviews, it would be prudent for anyone considering Pine Hills Manufactured Home Community to seek additional, more current information from a variety of sources. This could include looking for more recent reviews, if available, or attempting to connect with current residents to gain a broader perspective on the community's environment, services, and management practices. A personal visit to the property, if possible, could also provide valuable insights into the actual conditions of the streets, parking areas, and overall appearance of the community.
In conclusion, the limited online feedback for Pine Hills Manufactured Home Community in Lawrence, KS, raises significant concerns regarding narrow streets, inadequate parking, poor service, maintenance issues, and potentially misleading sales practices leading to substandard living conditions. While the community's listing might appear in searches for "RV parks near me," prospective residents or RV travelers should be extremely cautious and conduct thorough investigations before considering this location. Direct communication with the management to address these concerns and, if possible, obtaining firsthand perspectives from current residents are strongly recommended to make an informed decision about whether Pine Hills Manufactured Home Community meets their needs and expectations.

Pine Hills Manufactured Home Community Reviews
Went to visit my daughter. The streets are so narrow. If a car is coming toward you, then someone has to move over in an empty parking place. If you can find one. They are packing the trailer houses in there, but there are no places to park for their residents. I feel sorry for my daughter. I will be helping her find a new place to live when her lease is up.
Mar 29, 2025 · Paula WillsThis is the worse service I have ever seen or had. I've never known an entire city or State to have 3 stars or less on half of and most there Reviews. It's pitiful no one cares enough to do something to enhance there service! My God they are bad at maintenance, explaining in debt detail of service and responding with call backs or letting you know what's happening with your entire account for service. The Lady screwed my entire account up just trying to get a sale by falsifying prices then move me into a flea bitten trailer with half way done everything. It's pitiful! I would never request someone to move here!
Oct 12, 2024 · KNOW LEDGEManagement is completely disorganized and unmotivated. We have rented and lived in a BRAND NEW trailer for one year and three months. Trailer has had issues from day one. No exhaust fan, door frame is falling out. Have contacted the park the entire time only to be told "we are on a list" well, we weren't. After calling corporate they sent out maintenance, guess what still isn't fixed after their visit two weeks ago. Their policies are completely unreasonable and they can slack but, you as a tenant better be tip top. Top that with children that are violent towards younger children in the park and repeated visits and stand offs with the police department, yeah this community is not ideal in the least bit. We will be leaving the community as soon as we find an available place that is pet friendly. I strongly urge anyone interested in the Lawrence parks to look elsewhere. As the same management is responsible for the majority of them.

Oct 15, 2023 · Cynthia S KopfDO NOT RENT OR BUY FROM THEM WITHOUT INSPECTIONS THEY SOLD THE PROPERTY TO ME LIKE THIS I HAVE NOT INSTALLED NOR TOUCHED ANYTHING SINCE MOVING IN READ BELOW!!I bought the property on January 28th of 2020. Since January 2020 it has had issues with..AC unit's breakers being wired incorrectly though this could be a previous tenant and had to be repaired. This was in late april.Late March/April my windows began leaking through the seals into my walls and inside my home and I have only just gotten around today on 7/24 to have someone come by and look out at. I do not have a lot of money so it took time and my anxiety of how much really was back there that had been ignored made delaying this even longer than it should have. My fault I agree but the initial issue was key. The seals on the windows were not treated nor covered properly so when the expanding and receding weather made the seals weaken rain poured into it.I got new guards which were missing and sealant over/in them installed to slow it but the damage was already bad enough. By about May I was having coughing issues but I wasn't sure what it was. Now I know. This is a life lesson for me and a warning for the rest.
