Hunter Woods Manufactured Home Community Introduce
Welcome to the "rv parks near me" platform, your resource for finding various accommodation options, including traditional RV parks and manufactured home communities that may cater to RV living. While our category primarily focuses on temporary or short-term RV stays, some manufactured home communities also accommodate RVs for longer durations or even permanent residency. Today, we're taking a detailed look at Hunter Woods Manufactured Home Community, located at 9900 Sackett Dr, Brownsburg, IN 46112, USA. You can reach them by phone at (317) 852-4719 or their mobile number, +1 317-852-4719. Based on the limited customer reviews available, we aim to provide an objective introduction to this community for local users who might be considering it as a potential living situation within the context of "rv parks near me," particularly for those seeking longer-term options.
Hunter Woods Manufactured Home Community is situated in Brownsburg, Indiana, a town located northwest of Indianapolis. Brownsburg offers a suburban environment with access to local amenities, schools, and services. Manufactured home communities often provide a more permanent or long-term living arrangement compared to traditional RV parks that primarily cater to transient travelers. However, some such communities may also accommodate RVs on a long-term lease basis, making them relevant to users searching within the "rv parks near me" category for extended stays or more permanent housing solutions for their recreational vehicles.
Environment and Location:
The physical environment of Hunter Woods Manufactured Home Community, based on one of the reviews, appears to have a significant challenge with drainage. The review explicitly states that the "Property FLOODS during and after hard rains." This is a critical environmental factor that potential residents, including those in RVs, should be aware of. Poor drainage can lead to various issues, including property damage, difficulty navigating the community, and potential health concerns related to standing water.
On a more positive note, the second review mentions that the community "has been getting cleaned up to become a good home to live in." This suggests that there may be ongoing efforts to improve the overall environment and aesthetic appeal of the property. However, the flooding issue remains a significant concern that prospective residents should investigate further.
The location in Brownsburg provides access to the amenities of the town, which typically include shopping centers, restaurants, parks, and essential services. The specific layout and landscaping within the manufactured home community itself are not detailed in the provided reviews, but one might expect paved roads, individual lots for homes/RVs, and possibly some common green spaces.
Services and Amenities:
The limited reviews offer some insight into the services provided at Hunter Woods Manufactured Home Community. One review mentions the water pressure being so low that it's difficult to take a decent shower. This suggests a potential issue with the community's water infrastructure that could significantly impact the quality of life for residents, including those living in RVs that rely on these connections.
The second review highlights the positive aspect of management, specifically mentioning that "Management will work with you especially Sarah." This indicates a potentially responsive and helpful management team, which can be crucial for addressing resident concerns and maintaining a positive community environment. The fact that the reviewer has been living there for three years suggests a level of satisfaction, at least with the management aspect and perhaps the improvements being made.
Typically, manufactured home communities that also accommodate RVs for long-term stays might offer services such as:
- Utility Hookups: Water, sewer, and electrical connections for each lot. The review about low water pressure suggests a potential problem with the water service.
- Trash Removal: Regular collection of household waste.
- Maintenance: Upkeep of common areas and potentially assistance with individual lot maintenance.
- Community Amenities: Some communities may offer amenities like laundry facilities, clubhouses, playgrounds, or recreational areas, although these are not mentioned in the provided reviews for Hunter Woods.
- On-Site Management: As indicated by the positive mention of management, having an on-site team to address issues and enforce community rules is usually a standard service.
The lack of information about specific amenities suggests that Hunter Woods might be a more basic community in terms of offerings beyond essential utilities and management.
Features and Atmosphere:
The primary features of Hunter Woods Manufactured Home Community that can be gleaned from the reviews are the ongoing efforts to "get cleaned up," suggesting potential improvements over time, and the helpfulness of the management. The fact that a resident has stayed for three years indicates a level of stability and potentially a sense of community, despite the challenges mentioned.
However, the significant feature of property flooding after hard rains is a major concern that could heavily impact the livability and appeal of the community. Potential residents, especially those with RVs that are closer to the ground, would need to carefully consider the implications of such flooding.
The atmosphere of the community is not explicitly described. However, the mention of a resident staying for three years and the positive interaction with management suggest that there might be a sense of neighborliness and a willingness from management to work with residents. The ongoing cleanup efforts could also contribute to a more positive atmosphere over time.
Promotional Information:
No specific promotional information is provided in the given data. Typically, manufactured home communities might promote themselves through:
- Online Listings: Platforms that specialize in housing or long-term RV parks.
- Local Advertisements: Flyers, community newspapers, or local online forums.
- On-Site Signage: Advertising vacancies or special offers at the community entrance.
- Word of Mouth: Positive referrals from current residents, as partially indicated by the three-year resident review.
Local users interested in Hunter Woods Manufactured Home Community should directly contact the management using the provided phone numbers to inquire about current availability, lot sizes, lease terms for RVs (if applicable), utility costs, community rules, and any ongoing promotions or improvements. It would also be prudent to ask specific questions about the flooding issue and the water pressure to get a clearer understanding of these concerns.
Summary and Considerations for Local Users:
For local users in the "rv parks near me" category who might be seeking a longer-term or potentially permanent living situation for their RV in Brownsburg, Indiana, Hunter Woods Manufactured Home Community presents a mixed picture based on the limited available reviews. The positive aspects include mention of helpful management and ongoing efforts to clean up the property, as indicated by a long-term resident. This suggests a community that may be improving over time and has a management team willing to work with residents.
However, the significant issues of property flooding during and after hard rains and low water pressure are critical concerns that cannot be ignored. These factors could significantly impact the quality of life and the suitability of the community for RV living, especially for those who rely on consistent utility services and wish to avoid property damage from flooding.
Local users considering Hunter Woods should prioritize a direct inquiry with the management to discuss these issues in detail. It would also be beneficial to visit the property in person, if possible, especially after a period of rain, to assess the drainage situation firsthand. Speaking with current residents beyond the two provided reviews could also offer a more comprehensive understanding of the community's environment, services, and overall atmosphere.
While Hunter Woods Manufactured Home Community might be an option within the broader "rv parks near me" category for those seeking long-term stays in Brownsburg, the reported environmental and utility issues warrant careful consideration and thorough investigation before making any decisions. Potential residents should weigh the positive aspects of management and ongoing improvements against the significant drawbacks of flooding and low water pressure to determine if this community meets their needs and expectations for long-term RV living.

Hunter Woods Manufactured Home Community Reviews
Property FLOODS during and after hard rains. The water pressure is so low you can't take a decent shower.
Apr 21, 2023 · Mike PlunkettIt's been getting cleaned up to become a good home to live in. Management will work with you especially Sarah. I have been here for three years now.
Jun 07, 2024 · Ashley Josephlived here for a month, no complaints really. Never lived in a manufactured home community and it's really not so bad. Not a fan of the mailbox system but I imagine the centralized mailbox is similar to other places. My neighbors have some questionable tastes but they don't bother me, so I keep to myself. Relatively quiet place, outside from the occasional street races on the roads adjacent to the place. May update this review in the future.
Apr 02, 2018 · Lawrence CarverJust finished signing the lease yesterday. Wonderful place, wonderful staff. The only reason it doesn't get a 5* is because there is limited parking and no loud motorcycles.... still trying to find a way to store 2 Harleys. .
Dec 08, 2018 · LarryGreat place, perfect for me because I work at the racetrack. Been here 2 yrs never any problems with neighbors.
