Pondarosa Community Introduce
For local users searching for "rv parks near me" or considering mobile home living in Indianapolis, Indiana, Pondarosa Community, located at 3559 Cossell Rd, Indianapolis, IN 46222, USA, is a mobile home park that warrants consideration. Based on the limited customer reviews available, there are varying perspectives on the community, particularly concerning affordability, management, and the overall living environment.
One potential resident inquired about the requirements for getting a trailer at Pondarosa Community, mentioning that they were told there's a requirement to make three times the payment, although the exact figure wasn't specified. This individual also stated that the lot rent is $550 per month, which reportedly includes utilities such as water, electricity, and sewer. This all-inclusive utility package could be an attractive feature for those looking to simplify their monthly expenses. The reviewer contrasted this with Harrison Estates, where the lot rent was mentioned as $450 per month with the same included utilities, but noted that Harrison Estates does not currently accept disability. This highlights a potential point of comparison for individuals with disabilities seeking housing in the area.
This initial review expresses frustration with the difficulty of finding a "legit place to live" for a first-timer trying to get off the streets and away from drugs, suggesting a need for more accessible and supportive housing options in the community. While this feedback doesn't directly assess Pondarosa Community itself, it frames the context of the housing challenges faced by some individuals in Indianapolis.
In contrast, a resident who has lived at Pondarosa Community for ten years offers a different perspective. This long-term resident acknowledges that the "palace" (presumably referring to the park) has seen its ups and downs. They dispute the notion that the community is riddled with drugs, stating, "what you heard on reviews is not all true there not a bunch of drugs in here." This resident also mentions feeling safe, stating they sleep with just the storm door locked and have never had any problems. They concede that drugs are prevalent everywhere but believe Pondarosa Community has been improving in appearance. This long-term resident feels that the park would benefit from on-site management to better understand the community's needs and to ensure responsible renting or selling practices. They express concern that the lack of on-site management could lead to financial losses and resident turnover, as the current off-site management may not be as invested in the community's well-being. While acknowledging that "all reviews says it’s trashy," this resident opines that it is "no different then any another poor. Neighborhood," suggesting a comparison to broader socio-economic realities rather than unique issues within the park.
Considering the platform category "rv parks near me," Pondarosa Community, as a mobile home park, might also accommodate RVs for long-term stays. The inclusion of utilities in the lot rent ($550/month as mentioned by one commenter) could be appealing for RV owners looking for a site with water, electricity, and sewer included. However, it is crucial to verify with the management whether RVs are permitted, if there are specific areas or hookups for RVs, and the exact terms and conditions for RV residents.
Based on these reviews, the environment of Pondarosa Community appears to be a subject of differing opinions. One potential resident's comment doesn't directly describe the environment, focusing more on entry requirements and costs. The long-term resident, however, portrays it as a neighborhood that has been improving, not excessively troubled by drugs, and generally safe for them personally, while also acknowledging room for improvement, particularly regarding management.
In terms of services and features, the inclusion of water, electricity, and sewer in the lot rent is a significant feature mentioned. The long-term resident's call for on-site management implies that current management might be off-site. Beyond this, the provided reviews do not detail other amenities or services within Pondarosa Community.
For local users seeking "rv parks near me" or mobile home options in Indianapolis, Pondarosa Community presents a mixed picture based on these limited reviews. The all-inclusive utilities are a potential draw, and a long-term resident suggests a community that is not as negative as some perceptions might indicate. However, the initial inquiry about high entry requirements and the call for better on-site management highlight areas that prospective residents should investigate further.
To obtain more accurate and comprehensive information about Pondarosa Community, including the availability of RV spots (if any), the current lot rent and what it includes, the application process and requirements, and the management structure, it is recommended to contact the park directly. Unfortunately, a phone number is not provided in the information given.
In summary, Pondarosa Community reportedly offers:
- Lot rent that may include water, electricity, and sewer (reportedly $550/month).
- A long-term resident's perspective of a community that is improving and not excessively troubled by drugs, with a call for on-site management.
- Potential entry requirements that might include needing to make three times the rent.
For local users exploring "rv parks near me" or mobile home parks in Indianapolis, Pondarosa Community is an option to consider. However, given the limited and somewhat contrasting feedback, it is crucial to gather more information directly from the park to determine if it meets your needs and expectations for long-term living.

Aug 24, 2024 · Amy M.There is a great potential here. Management and the Corporation is doing the best they can to clean up the community. They are overwhelmed in removing old abandoned mobiles and management is only one individual trying to keep the place going kudos to her taking care of everything!
