King Village Introduce
While you might be searching under the category of "RV parks near me," we want to introduce you to King Village, a mobile home community located in Portland, Oregon. Although not an RV park for temporary stays, King Village offers a residential setting for individuals and families seeking a longer-term living arrangement in the southwest area of Portland. Based on recent customer reviews, experiences within King Village appear to be somewhat varied, particularly concerning property management, while more recent feedback highlights positive community engagement efforts.
Situated at 12450 SW Fischer Rd, Portland, OR 97224, USA, King Village is located in a residential area of Portland. For those interested in learning more about residency opportunities, they can contact the community by phone at (503) 639-2972 or their mobile number, +1 503-639-2972. Direct communication with the management will provide the most current information regarding available homes or lots, rental fees for spaces, community rules, and any specific requirements for residents.
One long-term resident, who has lived in King Village for ten years, describes the area as clean. However, their review expresses significant dissatisfaction with the property management. This resident alleges unprofessional conduct, continuous harassment, and strict enforcement of guidelines regarding personal property outside homes, extending to children's toys and even the color of paint for homes, all requiring prior approval. This reviewer also mentions concerns about overpriced homes for sale within the community, coupled with yearly increases in space rent, making the overall cost of living potentially high, especially for those with a mortgage. Due to these experiences with property management, this long-term resident states they would not recommend King Village.
Adding to the concerns raised by the long-term resident is the mention of recurring major plumbing issues, with pipes reportedly bursting annually and causing street flooding. This suggests potential infrastructure problems within the community that could impact residents and require attention from the management.
In contrast to this negative experience, a more recent review from the Alvarez family paints a much more positive picture. They express feeling "absolutely safe and content" with the current management team, specifically mentioning Valarie and Makenzie. This review praises the management for their efforts in bringing the community together through family and children's events and celebrations. The Alvarez family also highlights the responsiveness and helpfulness of Valarie and Makenzie in addressing issues and providing guidance to residents. They express appreciation for the current management's work and their positive impact on the community atmosphere.
The stark contrast between these two reviews suggests a potential change in management or a difference in individual experiences within King Village. The positive review indicates a move towards greater community engagement and a more supportive management style, which could be a significant improvement for residents. The efforts to organize family and kids' events point towards a desire to foster a stronger sense of community and a more inclusive environment.
Given these differing perspectives, local users considering King Village for long-term residency should approach with a balanced view. It would be prudent to inquire specifically about the current property management practices, community rules and regulations regarding property maintenance and modifications, and the history of infrastructure maintenance, including the reported plumbing issues. Speaking with current residents, if possible, could also provide valuable insights into the day-to-day living experience within King Village under the current management.
While the first review mentions potentially overpriced homes for sale and increasing space rent, the second review does not address these economic aspects. For prospective residents, it is crucial to obtain detailed information about the costs associated with living in King Village, including space rent, any homeowners association fees, and the typical price range for homes within the community. Understanding the financial implications is essential for making an informed decision about long-term residency.
The fact that the long-term resident mentioned difficulties in getting timely answers from previous management due to frequent turnover is also a point to consider. While the Alvarez family's review suggests improvement in this area with the current team, prospective residents may want to gauge the responsiveness and communication style of the current management during their initial inquiries.
In conclusion, King Village in Portland, Oregon, presents a mobile home community with a complex recent history as reflected in the contrasting resident reviews. While a long-term resident expressed significant concerns primarily related to past property management and costs, more recent feedback indicates a positive shift towards community engagement and resident support under new management. Local users considering King Village for long-term living should conduct thorough due diligence. This includes directly contacting the current management at (503) 639-2972 or +1 503-639-2972 to inquire about current policies, fees, available homes or lots, and community amenities. Additionally, if possible, speaking with current residents to gain a broader understanding of the present living environment and management effectiveness would be a valuable step in making an informed decision about making King Village their home.

King Village Reviews
We have lived here for 10 years now and although it is a clean area. The property management is the worst, very unprofessional and will continuously harass you and take pictures of your property and advise it does not meet their guidelines, I am not talking about trashed houses or clutter I am talking about harassment over having a kids toy/bike in your backyard or anything really, you have to have permission to leave anything out and what color to paint your house and any modifications have to be also approved. There are many homes not selling in the community due to being over priced and on top of that space rent goes up yearly and is over priced, that’s not including what your mortgage would be if you’re not buying cash. I would never recommend this place solely due to property management. They are continuously hiring new managers that will then quit so when you have any questions it will take time to get an answer or sometimes you get no answer. On top of this they have had major plumping issues and we have pipes that burst yearly cause sling the streets to fill up with water.
Jan 31, 2025 · Stephanie LeonFirst time in 18 years of being a home owner here feeling absolutely safe and content with the management team . Valarie and Makenzie have gone above and beyond to bring our community together with family and kids events and celebrations . Any time an issue or need arises and we need assistance or guidance on how to fix they are ready to help us problem solve . Our entire family appreciates you both . Keep up the great work.-The Alvarez family
Mar 13, 2025 · Angie AlvarezGood nice manufactured homes, and apartments. Has pool, gym, Community center and more... Relatively cheap Housing for what it is, and low property taxes.
Mar 29, 2025 · Theodore DemasI think overall things have improved with the new manager. However I feel the community doesn’t help by not always following the guidelines set down by Cal AM. And some of us feel that not everyone is held accountable for that.Valerie is MUCH more open and willing to talk with people.
Oct 10, 2024 · Lori JepsenKing village raises the rent so much every year, but were not getting anything for it. The pools not open year round, they cut down a ton of trees and bushes(which is one reason I bought the house, it felt like I was out in nature) so there's less for them to maintain, there's a huge sink hole behind my house they haven't done anything about, there's only certain colors you can paint your own house, they spend money on redoing the gym and repaying the road when they should have put that money into fixing the plumbing under the roads since we keep having leaks. I'm not sure why they keep raising 5he rent, this place is getting shittier and shinier. I love my house, it's the first one I've owned but there's so many rules here you get written up for or you have to get approval for anything you do to the outside of your house. I want to paint and decorate it the way I want to.
