Eldorado Mobile Villas Introduce
While the platform category is “RV parks near me,” the information provided pertains to Eldorado Mobile Villas, a mobile home park located at 17055 SW Eldorado Dr, Tigard, OR 97224. This is a community designed for residents aged 55 and over. You can reach their management at (503) 639-8411 or +1 503-639-8411 for inquiries. Based on recent customer reviews, Eldorado Mobile Villas presents a community with a mix of concerns regarding maintenance and management practices, alongside a desire for a well-kept environment among some residents.
The environment of Eldorado Mobile Villas appears to be a point of contention among residents. One reviewer expressed significant frustration with the “Lack of attention paid to the grounds here!” They detailed issues such as “Weeds Everywhere, in the turn a bouts on the walk paths and all along the walking paths.” This suggests a potential lack of consistent landscaping and upkeep of common areas, which can detract from the overall aesthetic appeal and quality of life within the community. Poorly maintained grounds can be a significant concern for residents and visitors alike in a residential setting.
Further environmental concerns raised by the same reviewer include the infrequent replacement of “Light Bulbs in the Lights along the path,” leading to visibility issues during early evenings or at night. Adequate lighting is crucial for safety and security within a community, and the reported lack of maintenance in this area could be a significant drawback. Additionally, the reviewer described a “small grassy area at the south end of the park” that is “usually drowning and soaked in water from a leak no one seems to care about or know where it is.” This persistent water issue not only renders a potentially usable green space unusable but also suggests a lack of attention to necessary repairs and infrastructure maintenance within the park.
Another environmental issue highlighted is the problem of “Dog excrement in many places along the path that people are too lazy to pick up.” While this is partly attributable to irresponsible pet owners, it also suggests a potential lack of enforcement of community rules or provision of adequate waste disposal stations throughout the park. This can create an unpleasant and unhygienic environment for all residents.
Regarding services and amenities, one reviewer pointed out the lack of accessibility, mentioning “the lack of Handy Cap toilets in both bathrooms at the Club House.” In a community catering to residents aged 55 and over, many of whom may have mobility challenges, the absence of handicap-accessible facilities in a central amenity like the clubhouse is a significant oversight and a potential barrier to full participation in community activities.
A major concern raised by multiple reviewers is the issue of increasing costs. One resident expressed frustration with “the Rent being raised every year close to 100.00 a Month. For What I ask??” This significant annual rent increase, without a perceived improvement in services or maintenance, is a major source of dissatisfaction among residents, particularly in a community where many may be on fixed incomes. Another reviewer echoed this, stating, “the rent is so high some are only one income, and they don't care.” This suggests a potential disconnect between the cost of living in Eldorado Mobile Villas and the value received in terms of maintenance and amenities.
One unique aspect of the services at Eldorado Mobile Villas is the water billing system. According to one reviewer, residents “don't pay for your own water, Cal-Am takes the Entire Water Bill for all the folks living here and divides it up with the number of homes and that's what you Pay. Whether 1 persons lives in a home or 2 or 3 ! I Do Not support this at All!” This system of shared water billing, regardless of individual household consumption, is a point of contention for at least one resident and could be a financial disadvantage for those living alone or with lower water usage.
Despite the numerous concerns, one reviewer mentioned, “so far we haven't had bad issue,” and noted that “they treat this place like an apartment, these are people homes. I can see they want there place to look good.” This suggests that the management may have an intention to maintain the aesthetic appeal of the community, although the first reviewer’s detailed complaints indicate that these intentions may not be consistently translated into effective action. The second reviewer also agreed that “some yards needs to be clean up, fire hazard etc.,” indicating that while there might be a desire for a well-maintained community, there are still areas needing improvement.
The second reviewer also raised a significant concern about the balance of power within the community, stating, “because they own the land they can treat people with disrespect. this is an senior park, the rent is so high some are only one income, and they don't care.” This suggests potential issues with tenant-landlord relationships and a perceived lack of empathy or responsiveness to the financial constraints of senior residents on fixed incomes.
Considering the platform category “RV parks near me,” Eldorado Mobile Villas is not an RV park but a mobile home community for seniors. Therefore, individuals searching for temporary or short-term RV accommodations in the Tigard area would need to look elsewhere. Eldorado Mobile Villas offers long-term residency in manufactured homes within an age-restricted community.
No specific promotional information is available in the provided reviews. For those interested in learning more about Eldorado Mobile Villas, including current lot rental rates, any available homes for sale, or management policies, it is crucial to contact them directly at the provided phone numbers. Inquiring about the specific plans to address the maintenance concerns raised in the reviews, as well as the rationale behind the annual rent increases and the water billing system, would be advisable for any prospective resident.
In conclusion, Eldorado Mobile Villas in Tigard, Oregon, is a 55+ mobile home community that has elicited significant concerns from at least one resident regarding the maintenance of grounds and facilities, accessibility issues, and substantial annual rent increases coupled with a shared water billing system. While another reviewer has had a more neutral experience, they also acknowledge the need for improvements in yard upkeep and raise concerns about potential disrespect from management due to land ownership. Prospective residents should carefully consider these issues and seek detailed information from the management before making a decision about residing in Eldorado Mobile Villas. It would be prudent to inquire about the steps being taken to address the reported maintenance deficiencies and the rationale behind the increasing rent and water billing practices.

Eldorado Mobile Villas Reviews
I am very frustrated with the Lack of attention paid to the grounds here! Weeds Everywhere, in the turn a bouts on the walk paths and all along the walking paths, Light Bulbs in the Lights along the path very seldom replaced making it difficult to see early evening or at dark, the small grassy area at the south end of the park in usually drowning and soaked in water from a leak no one seems to care about or know where it is, so consequently you can not sit on the grass with your pooch, the Dog excrement in many places along the path that people are too lazy to pick up, the lack of Handy Cap toilets in both bathrooms at the Club House, And the worse part is the Rent being raised every year close to 100.00 a Month. For What I ask?? Home owners are expected to maintain a beautiful home and yard, but it does not work both ways! This is a > 55 Community, however many of the folks living here are just not physically able to maintain a perfect yard or home due to advanced age, as well as very limited funds, from Social Security. 1 more thing is that you don't pay for your own water, Cal-Am takes the Entire Water Bill for all the folks living here and divides it up with the number of homes and that's what you Pay. Whether 1 persons lives in a home or 2 or 3 ! I Do Not support this at All! Thats it for now!

Apr 15, 2025 · Clydene ShipmanProperty owners spend little to zero dollars on Capital Improvements. If money is allocated it is used for cosmetics never infrastructure. Common areas need maintenance Clubhouse is dated & rarely available for residents use.Space rent continues to increase annually.Water is billed on a Prorated bases, there are no individual water meters & the Corporation does not contribute for their water or sewer use.Onsite Management does a good job making sure that homeowners keep their lots presentable
Apr 18, 2025 · Peggy KI love living in our community. It's quiet, serene peaceful.I do miss our trees...shade! We all know the benefits. Trees make me happy.Love to see a dog park. Dogs get frustrated and bark on leash. In a dog park dogs can socialize, run about and be happy and make buddies.
