Knollwood Estates Introduce
For local users in the Allendale, Michigan area searching for "rv parks near me," it's important to clarify that Knollwood Estates, located at 4595 Knollwood Dr, Allendale, MI 49401, USA, is a mobile home park, not an RV park. While both offer residential options, they cater to different needs and typically have distinct structures and regulations. Mobile home parks are designed for longer-term or permanent residency of manufactured homes, whereas RV parks primarily accommodate recreational vehicles for temporary stays. This introduction will provide a detailed overview of Knollwood Estates as a mobile home park for local users considering it as a potential place to live, based on the available customer reviews.
The environment of Knollwood Estates, based on resident feedback, presents a mixed picture. While one resident states, "I love my home," indicating a personal satisfaction with their living space, concerns are raised about the overall community environment. Noise from neighbors, particularly unsupervised children, is noted as an issue that can detract from the peacefulness of the community. The reviewer mentions that "kids are being kids and could use a bit of supervision from parents at times," suggesting that noise levels might fluctuate and be a point of contention for some residents seeking a quieter living environment.
Management at Knollwood Estates is described as "OK," with the reviewer adding, "she tries." This implies that while the manager may be making efforts, there might be limitations or ongoing issues that are challenging to resolve fully. This neutral assessment suggests that residents might experience varying levels of satisfaction with the responsiveness and effectiveness of the management.
One of the significant challenges highlighted by a resident is the issue of street parking, which is described as "out of control and not enforced." This lack of parking management can lead to congestion, difficulty in navigating the community roads, and potential obstructions. This is a crucial factor for residents and visitors who rely on street parking.
Winter maintenance appears to be a significant area of concern. The review states that "during the winter maintenance rarely plows," and that "they do not plow on Saturday or Sunday." This limited snow removal can create hazardous conditions for residents trying to navigate the community, especially during heavy snowfall. Furthermore, the reviewer notes that on Monday mornings, when plowing does occur, maintenance sometimes "plows your cars in the driveway," potentially causing inconvenience and requiring residents to dig themselves out.
Road conditions within Knollwood Estates are also a major issue, with "always huge potholes in the road" that residents have to "maze through" to avoid damaging their vehicles or hitting parked cars. This persistent infrastructure problem can lead to vehicle wear and tear and a less than pleasant driving experience within the community.
Another critical concern raised by a long-term resident is related to water usage billing. For five years, this resident has reportedly experienced issues with being charged for excessively high water usage (7000 to 9000 gallons per month) without a clear resolution from management. While previous park managers had corrected the bills, the current management is described as a "brick wall" regarding this issue, despite other residents reportedly facing the same problem. This ongoing billing discrepancy is a serious concern for residents' finances and indicates potential issues with the park's water system monitoring or billing practices.
Despite these significant drawbacks, the reviewer offers a nuanced perspective, stating, "Other than these issues, if you want a place to live that's not your forever home, it's a good place for that." This suggests that Knollwood Estates might serve as a temporary or transitional housing option for some individuals or families who are not seeking a long-term permanent residence, possibly due to affordability or other personal circumstances.
One of the initial points raised in a separate review concerns pet policies and payment methods. The resident disagreed with having to pay a pet deposit for an indoor cat and also objected to Sun Community (the apparent management company) charging fees for using debit cards, credit cards, or checks for payments. These points highlight potential additional costs and policy concerns that prospective residents should be aware of.
Based on the available reviews, Knollwood Estates presents a community with some significant challenges related to infrastructure (roads, winter maintenance), management responsiveness on certain issues (parking enforcement, water billing), and community noise levels. However, it might still appeal to those seeking a more affordable housing option or a temporary living situation. It is crucial for potential local users considering Knollwood Estates to weigh these factors carefully and perhaps seek further information or speak with current residents to get a more comprehensive understanding of the living conditions.
There is no promotional information available in the provided reviews. Local users interested in residency at Knollwood Estates should contact the park directly using the provided phone numbers, (616) 895-9270 or +1 616-895-9270, to inquire about lot availability, fees, specific community rules and regulations, and to address any concerns raised in these reviews, such as water billing procedures, parking policies, and maintenance schedules. Visiting the community in person could also provide valuable insights into the environment and overall upkeep of the park. It is essential for prospective residents to conduct thorough due diligence before making a decision to reside at Knollwood Estates.

Knollwood Estates Reviews
I don't think that if you own your home, you shouldn't have to pay for pet deposit, my cat never goes outside. Besides that the Sun Community shouldn't charge for using a debit card, credit card or check.
Sep 30, 2024 · Ruth PreciadoI love my home, but neighbors are noisy. The kids are being kids and could use a bit of supervision from parents at times. Management is OK, she tries. Street parking is out of control and not enforced. During the winter maintenance rarely plows. There are always huge potholes in the road and you have to maze through them so you don't mess up your car or hit one that are parked on the road. On the weekends hope that it doesn't snow like crazy, cause they do not plow on Saturday or Sunday. On Monday morning you better wake up extra early to dig yourself out when maintenance plows your cars in the driveway. If you move here keep an eye on your water usage. For 5 years been having issues that never seemed to get addressed, being charged 7000 to 9000 gallons per month and no urgency to remedy the issue. The 2 other park managers knew of the issue and corrected my bill several times over the years. I know of several residents with the same issue, but we are talking to a brick wall, as we are told. Other than these issues, if you want a place to live that's not your forever home, it's a good place for that.
Apr 11, 2021 · CI currently live here and I love it, Lisa in the office is always helpful if we need her and the maintenance man is super cool. Pretty much all of the residents are very quiet and for the most part you don’t really hear much from the college either.
Sep 13, 2022 · Amalia FournierLived here for 2 years and the neighbors are generally wonderful, the sense of community is nice. Wish they hadn't bulldozed the original playground to put in a parking lot, as the new one works but is not nearly as spacious. Management is getting better as they are harping down on street parking at last, but Lisa is a sweetheart.
Dec 23, 2020 · Caitlin ZylstraA typical Sun Homes operation Overpriced rent, horrible neighbors, and the "Manager" is useless and next to impossible to contact. Do youself a favor and avoid this hole. At least a tent wont try to charge you rent after youve moved out and sold the home.
