Lake Villa Introduce
If you are looking for "RV parks near me" in the Oxford, Michigan area and considering a mobile home community for long-term living, Lake Villa, located at 182 Parker Lake Dr, Oxford, MI 48371, USA, is an option that requires careful consideration based on available online reviews. You can contact them at (248) 572-6203 or via mobile phone at +1 248-572-6203. While primarily a mobile home park, Lake Villa might offer long-term accommodation suitable for recreational vehicles, thus aligning with the "RV parks near me" category for those seeking extended stays in the Oxford area. However, the overwhelmingly negative feedback from former residents warrants a thorough examination of the potential living experience at this community.
The online reviews for Lake Villa paint a concerning picture, with multiple significant issues raised by former residents regarding financial practices, maintenance responsibilities, and overall management conduct. One reviewer issued a stark warning, stating that the community is "dodging phone calls regarding my security deposit." This individual recounts diligently following all required procedures upon moving out, including providing ample notice, a forwarding address, and passing the final inspection by management. Despite this, they report a complete lack of communication and the non-return of their security deposit, labeling the conduct as "very shady" and explicitly recommending against moving to Lake Villa.
Another, even more extensive review, strongly advises against residing at Lake Villa, asserting that "Moving into one of these homes will likely be one of the biggest mistakes that you will make in your adult life." This reviewer details a critical unresolved issue present before the lease was even signed: "The home I lived in had electrical issues that was not resolved prior to lease being signed which was a constant annoyance and hazard for the duration of my stay." This indicates a potential lack of due diligence on the part of management in ensuring the habitability and safety of their properties before renting them out.
The same reviewer criticizes the management's response to resident issues, stating that while they might offer a perfunctory apology ("Management will post the A-typical reply of how sorry they are to hear of your issues"), this sympathy does not translate into effective action or resolution. This suggests a disconnect between stated concern and actual support for residents facing problems with their homes.
A particularly concerning aspect highlighted in this review is the management's alleged expectation that "you as a renter absorb the cost of the home’s maintenance in its entirety during your stay which also includes lawn maintenance." This deviates significantly from typical rental agreements where landlords are generally responsible for structural and essential maintenance. Placing the entire burden of home maintenance, including potentially costly repairs, on the renter is an unusual and potentially financially detrimental arrangement.
Furthermore, the reviewer warns of potential liability for pre-existing issues, stating, "If you rent a home that has preexisting issues you should expect the park to hold you liable for those issues upon moving out." This is an alarming assertion, suggesting that renters could be unfairly charged for problems that were present before they even moved into the property, adding a significant financial risk to tenancy at Lake Villa.
The reviewer urges prospective residents not to let desperation for housing cloud their judgment, cautioning against viewing Lake Villa as a reasonable alternative due to these concerning practices. They also warn of potential financial traps, stating, "I can tell you from my experience here that you will end up with rent increases that make it extremely difficult to move out once you come to a full understanding of just exactly how this place operates." This suggests that residents might face escalating costs that make it challenging to relocate once they realize the unfavorable conditions or financial burdens associated with living at Lake Villa.
Adding to the list of potential financial burdens, the reviewer mentions, "You should expect to be charged additional fees for items stored outside of the home on the premises." This implies that even seemingly innocuous practices like storing personal belongings outside one's rented home could incur extra charges, further increasing the overall cost of living at Lake Villa.
The concluding advice from this reviewer is stark: "Take time to read the reviews on this place." This strongly suggests that the negative experiences reported are not isolated incidents and that prospective residents should be highly wary of the living conditions and management practices at Lake Villa.
Given these overwhelmingly negative reviews focusing on financial issues (security deposit, unexpected maintenance costs, rent increases, additional fees) and unresolved safety concerns (electrical issues), anyone considering Lake Villa as a long-term living option, whether in a mobile home or an RV, should proceed with extreme caution. For those seeking "RV parks near me," it is crucial to determine if Lake Villa even accommodates RVs for long-term stays and, if so, under what terms and conditions, especially concerning maintenance and fees.
The absence of any positive feedback or information regarding amenities, community environment, or services typically associated with well-regarded mobile home or RV parks is notable. The focus of the available reviews is solely on negative financial and management-related experiences, painting a bleak picture of the living conditions and the landlord-tenant relationship at Lake Villa.
Prospective residents should consider these reviews as serious warnings and should not rely solely on any potential promotional information provided by Lake Villa itself. Independent verification of the community's practices, perhaps by attempting to contact former residents or through further investigation, would be highly advisable before making any commitment to live at this location.
In conclusion, based on the available online reviews, Lake Villa in Oxford, Michigan, appears to be a mobile home park with significant issues related to financial transparency (security deposits, fees), maintenance responsibilities imposed on renters, unresolved safety hazards (electrical issues), and potentially predatory financial practices (rent increases). For those searching for "RV parks near me," the lack of information regarding RV-specific services, coupled with the strongly negative feedback, suggests that Lake Villa is likely not a suitable or advisable option for long-term residency without extensive personal investigation and assurances that these serious concerns have been addressed.

Lake Villa Reviews
Just a warning to all this place is dodging phone calls regarding my security deposit. Called numerous times left several messages at different times of the day. Have not received any call backs. Gave plenty of notice ( 30day ) gave a forwarding address got my final inspection and that was passed by management. Jumped through every hoop they wanted me to and now silence. As of right now this place is coming off as very shady with their conduct. I do not recommend moving here.

The home I lived in had electrical issues that was not resolved prior to lease being signed which was a constant annoyance and hazard for the duration of my stay. Management will post the A-typical reply of how sorry they are to hear of your issues but that is literally where their sympathies stop. If you rent a home that has preexisting issues you should expect the park to hold you liable for those issues upon moving out. Don’t let the desperation of needing a place to stay blind you into thinking this is a reasonable alternative. May 01, 2025 · Lee B.I have lived in the park for over a year now and finally it is coming together.Management was all over the place for months after I lived here. The turn over rate with head management was very high and the courts girl was eviction and ticket happy. In the last couple months the change has been extraordinary. Betty is amazing. She is the most professional and compassionate person I have ever seen here. I love it here now because of her. Hope she is here forever. As long as she is here I will be too. Thanks Betty you are the best
Jan 23, 2025 · misty mistyPLEASE READ!!! I moved in with my 3 year old son and wife in July of 2024 since than I've had nothing but issues with this place. Refuse to do repairs on their own rentals. So prepare to fix someone elses property. (FOR EXAMPLE THE WATER SPICKET ON THE OUTSIDE OF THE RENTAL IS BROKEN CAUSING A LEAK) which has caused the water bill to sky rocket ( WHICH THEY DO ADD TO YOUR RENT) FOR A SINGLE WIDE MOBILE HOME MY RENT IS $1400 + please take serious consideration else where before signing here 🤷♂️😁
Mar 27, 2025 · Ryan McClellanNow posting a SCEOND review, our hot water failed within the first 90 days, the park sent some half assed company out and they ended up breaking my shower. And NOW they are refusing to get it fixed? So what I’m supposed to live with no shower? This place will take advantage of you in any way they can. And good luck finding any kinda corporate number, you can’t even get anything from the office because they will just refuse it, and tell you to get out. ABSOLUTE JOKE OF A BUSINESS!!!
