Lamp Lighter Mobile Home Park Introduce
Located at **600 Raintree Blvd, Cañon City, CO 81212, USA**, **Lamp Lighter Mobile Home Park** presents itself as a long-term residential community for manufactured homes. For individuals and families exploring options through platforms like "RV parks near me" who are considering a more permanent or extended stay, Lamp Lighter offers a distinct living arrangement compared to typical short-term RV campgrounds. It's important to understand that this is primarily a mobile home park, providing spaces for manufactured homes rather than transient RVs. Interested parties can reach out to the management at **(719) 275-8659** or **+1 719-275-8659** for direct inquiries.
The **environment** of Lamp Lighter Mobile Home Park has received mixed feedback from residents. One positive aspect highlighted by a visitor is that "The park is quiet and well kept." This suggests an emphasis on maintenance and a generally peaceful atmosphere, which are desirable qualities for any residential community. The location in Cañon City, nestled in the Royal Gorge Region on the banks of the Arkansas River and overlooking the Rocky Mountains, provides residents with access to significant natural beauty and outdoor recreational opportunities. Cañon City is known for its mild climate, earning it the nickname “Climate Capital of Colorado,” allowing for year-round activities. The city also maintains a small-town atmosphere with a walkable, historic downtown, offering quaint shops and restaurants. This combination of natural surroundings and community feel contributes to the overall living experience at Lamp Lighter. However, another review explicitly states, "It's definitely a drug known trailer park." This contrasting feedback indicates that while some residents or visitors perceive it as quiet and well-kept, there might be underlying concerns or issues related to safety or community reputation that prospective residents should investigate thoroughly. It implies a need for a nuanced understanding of the social environment within the park. Recent information indicates that the park has undergone new management, with positive changes noted regarding grounds keeping and parking. This suggests efforts are being made to improve the overall curb appeal and organization of the community, which could address some of the previous concerns.
Regarding **services** and **features**, Lamp Lighter Mobile Home Park provides essential infrastructure for mobile home living. Each lot typically includes hookups for utilities such as public water, public sewer, and electricity. Information suggests that some homes within the park have updated electrical and plumbing systems, indicating an ongoing commitment to maintaining habitable conditions. The community offers designated parking spaces, with at least two per home, which is a significant convenience for residents. A notable feature mentioned in a review is the availability of small storage units adjacent to the park within walking distance. This offers a practical solution for residents needing extra storage space, which can be a valuable amenity for mobile home dwellers. While detailed information on common amenities like clubhouses, fitness centers, or playgrounds specifically for this Cañon City location is not extensively detailed in available public information, the core service is the provision and maintenance of leased land for manufactured homes. Some individual homes within the park may feature private yards, mountain views, and porches, enhancing the living experience. Utility services such as forced air heating and cooling systems, natural gas, and cable TV availability are also noted in relation to homes within the community, ensuring comfortable living conditions. Homeowners association (HOA) fees typically cover services such as grounds maintenance, road maintenance, sewer, and trash, contributing to the upkeep and functionality of the park.
For those searching for "RV parks near me" but considering a longer-term solution, Lamp Lighter Mobile Home Park operates as a residential community where individuals own their mobile homes but lease the land they occupy. This distinction is crucial for understanding the financial and lifestyle implications. While it offers a stable living environment, it doesn't typically provide the transient services (like short-term RV spots or daily hookups) that a traditional RV park might. The community's pet policy is generally positive, with pets allowed in some homes, though specific rules regarding unattended dogs and potential breed restrictions might apply, reflecting common mobile home park regulations. Prospective residents with pets should always confirm the exact pet policy with park management to ensure their furry companions are welcome.
In terms of **promotional information**, Lamp Lighter Mobile Home Park positions itself as an affordable and comfortable living option in Cañon City. The availability of homes for sale within the park, with varying sizes and features, caters to different needs and budgets, making mobile home ownership a viable pathway to homeownership. The park's convenient location provides residents with easy access to Cañon City's amenities, including schools, healthcare facilities, and various recreational attractions such as the Royal Gorge Bridge & Park, white-water rafting, and scenic drives. For those looking to settle down in a community with a small-town feel and access to the natural beauty of Colorado, Lamp Lighter offers a structured residential environment. The ongoing improvements under new management, as highlighted by a resident, suggest a commitment to enhancing the living experience, making it a more attractive option for those seeking stability and a well-maintained community. While some past concerns exist, the reported efforts towards improvement should be taken into account when evaluating this mobile home park as a potential long-term residence. The community's aim to provide a "comfortable and livable" environment makes it a relevant consideration for those seeking a stable and affordable home base in the Cañon City area, contrasting with the more transient nature of many "RV parks near me" listings.

Lamp Lighter Mobile Home Park Reviews
I am visiting my sister who lives in the Lamp Lighter Mobile Home Park. The park is quiet and well kept. It is convenient for her to be able to rent a small storage unit adjacent to the park easily with walking distance.
Feb 10, 2022 · John WrightIt's definitely a drug known trailer park.
Dec 23, 2024 · Morgan MartinezIt's alright.. The trailers are kinda jam packed together. There are fines for company parking in any parking spot, so I hope you don't have friends if you are looking to move here. It IS pretty clean. I don't live there so there isn't much for me to say.. I wouldn't necessarily WANT to, either.
Apr 22, 2021 · Anne BI would not even bother trying to get into this park. My girlfriend has been trying to sell her almost new trailer for 10 months, and the lady who runs it has turned down 5 contracts. People who are fully financially able, and she comes up with something every time. If you get wrapped in this place, it is like the 7th level of hell
Aug 25, 2022 · James EverettAwful place to live the treat the tenants like carp its run by slumb lords that will give out eviction notices just for looking at them funny and they favorites and they make up new rules as they please and the favorites do as they please. Not to mention all the drug use they just ignore even though the police are in there every other day for every drug imaginable and they do absolutely nothing to take care of the park
