Canon City Mobile Home Park and Self Storage Introduce
For local users searching for "RV parks near me" or considering mobile home living options in Cañon City, Colorado, Canon City Mobile Home Park and Self Storage, located at 2795 Elizabeth St, Cañon City, CO 81212, USA, presents a community that also offers self-storage facilities. However, it is critical to carefully evaluate the experiences shared by current and former residents to gain a realistic understanding of the living conditions and management before deciding to reside there, whether in a mobile home or an RV for an extended stay.
The available reviews paint a concerning picture of the management and overall environment at Canon City Mobile Home Park and Self Storage. One long-term resident of 25 years, who identifies as disabled, expresses significant dissatisfaction with the management. This review alleges that the management permits drug dealers to live within the park, leading to harassment of other tenants. Furthermore, the resident contrasts the alleged lack of attention to maintaining empty lots with perceived overreach in addressing minor issues like weeds on individual lots. The reviewer explicitly labels the neighborhood as "very unsafe" and states that the single staff member does not care about the community or its residents, adding that they personally feel like a hassle despite being a long-term resident. This individual states that they would move if they had the ability to do so.
Another review echoes sentiments of decline and instability within the park. This former resident notes that the property has been sold three times in the past five years, characterizing the owners as "back east investors padding their pocket before they move on." This suggests a lack of consistent long-term investment and commitment to the community. The review further mentions an ongoing effort by the community to become resident-owned, indicating potential dissatisfaction with the current ownership and management. Of particular concern is the statement that there is "no maintenance person" and that the park is being run by "cash cows" who are allegedly using residents for "their slush funds." These are serious allegations that point towards neglect of the property and a lack of concern for the well-being of the residents.
Considering the platform category of "RV parks near me," these reviews raise significant red flags for individuals seeking extended RV stays. Key factors for RVers typically include safety, maintenance of the grounds and facilities, and responsive management. The allegations of an unsafe neighborhood, poor maintenance (specifically unkempt empty lots and, by implication, potentially other areas), and a staff that reportedly does not care about the community are all serious deterrents. The lack of a maintenance person could also mean that essential services and upkeep for RV sites might be lacking.
The fact that the facility also offers self-storage might be a point of convenience for some residents or RVers needing storage solutions. However, the negative living conditions described in the reviews could outweigh this benefit for many. Potential residents or extended-stay RVers would need to weigh the convenience of on-site storage against the reported issues of safety and management.
Given the severity of the concerns raised in the reviews, it is imperative for anyone considering Canon City Mobile Home Park and Self Storage for either mobile home living or an extended RV stay to proceed with extreme caution. The lack of any positive feedback or information about amenities and services in the provided reviews further underscores the need for thorough investigation. Typically, an introduction to a mobile home or RV park would detail features such as lot sizes, utility hookups, community facilities, pet policies, and security measures. The absence of such information, coupled with the negative accounts, is telling.
Prospective residents or RVers should consider the following before making any decisions:
- Visit the property in person: Conduct a thorough walkthrough of the park and surrounding neighborhood to assess the safety and maintenance conditions firsthand.
- Attempt to speak with current residents (if possible): Seek direct and unbiased perspectives on the current living situation and management responsiveness.
- Inquire specifically about safety measures and neighborhood crime rates: Understand the actual safety conditions and any security protocols in place.
- Ask about maintenance procedures and the availability of maintenance staff: Determine the upkeep standards for the park and the responsiveness to maintenance requests.
- Clarify management policies and communication channels: Understand how management addresses resident concerns and enforces community rules.
It is important to acknowledge that online reviews can be subjective and may not always represent the entirety of an experience. However, the consistency and seriousness of the issues raised in both provided reviews warrant significant concern. The allegations of drug activity, harassment, neglect of maintenance, and unresponsive management paint a picture that is far from the welcoming and stable environment typically sought in a residential or extended-stay RV community.
In the context of searching for "RV parks near me," individuals generally prioritize safety, cleanliness, reliable utilities, and a sense of community. The negative feedback regarding Canon City Mobile Home Park and Self Storage directly contradicts these priorities. Therefore, potential RVers seeking a positive and secure extended stay in Cañon City would likely want to explore alternative options that have more favorable reviews and a reputation for responsible management and community well-being.
In conclusion, while Canon City Mobile Home Park and Self Storage offers a location in Cañon City and the convenience of on-site self-storage, the provided reviews raise serious concerns about the safety, management, and maintenance of the property. Potential residents and those seeking "RV parks near me" for extended stays should carefully consider these firsthand accounts and conduct thorough due diligence before making any decisions. The information strongly suggests the need for caution and exploration of alternative living or parking options in the area.

Canon City Mobile Home Park and Self Storage Reviews
Poor management. They let drug dealers to live here and hassle the other tenants. I wouldn't recommend living here cuz they hassle you for weeds but won't keep up the empty lots. Very unsafe neighborhood. The staff (only one) don't care about the community or the people living here. I have lived here for 25 years and am disabled and get treated like I'm a hassle. If I could move I would.
Apr 22, 2025 · Carla MBecoming run down. The park has been sold 3 times in 5 yrs. Just a bunch of back east investors padding their pocket before they move on. Currently, The Community is going to try to be community owned. No maintenance person. Ran by a bunch of cash cows. Using us for their slush funds.
Mar 25, 2023 · randy lawsonWas a really nice neighborhood but after 3 or 4 different property owners it has definitely gone down hill. Broken down cars blocking the roads. Trailers missing skirting. Trash blowing around everywhere
Jan 19, 2022 · Philip StevensIt was ok but i couldnt find the property manager or the owner or whatever and nobody else knew who they were either. Perhaps it was just a bad moment but not a good first experience
