I strongly advise against staying here. This establishment is not worth your time or money. The owner demonstrates a complete lack of respect for guests and behaves unprofessionally. If you arrive late, entry is denied, and upon arrival, you are met with complaints about the inconvenience you've caused him, followed by a reprimand. Refunds are not offered under any circumstances. Guests are inundated with an extensive list of rules and face constant harassment during their stay, leading to an uncomfortable environment that forces you to retreat to your camper. I had booked four nights but only stayed one, opting to sleep in my camper without setting up, as I was concerned about potential conflicts with the owner. I relocated to the RV park across the street the following day, and it was a completely different and much more pleasant experience.

I have read negative reviews on the owner. One must realize this owner not only runs this park/resort. Every bit of care put into it is done by himself and Angela. He doesn’t have 15 people on golf carts following you around. They may seem nitpicking re: the rules. Where in the world would one go and not have to follow rules. As an RVer I have seen many people push the limits on rules at parks. Just grow up and stop and think. Rules are there for a reason. It is a 45 and over park. It is CLEARLY stated on website and rules are stated as well. Second: Every amenity is at this park: Small store, pool, showers, game room and laundromat, putt putt golf, shuffle board, pickle ball wifi ( three choices of wifi links) and 2 large dog parks. ( 1 regular dog park and 1 park with agility course). Also plenty of trails to hike and bike. I checked other parks in the area and this park costs far less than the others on highway 50. Third the spaces are large enough to fit any rig. Not only long enough but more wide than most parks. The drive in may seem narrow but we have a 40ft class A (not old or cheap) and the drive in was just fine. Anyone with experience driving their rig or towing their rv should no problem. If you are not experienced Todd will be glad to help, just ask. It is off the highway no highway noise at all. A beautiful view of the Royal Gorge Bridge. Only 10 miles to Canon City which has all amenities needed. If more needed Colorado Springs is only 45 minutes via 115. We planned on staying one month and stayed 4 months. I would add photos but my phone is acting up for some reason. We most certainly will return Royal View RV Park.
Dec 06, 2024 · Laurie RogersWhat a wonderful campground! We had originally planned to only stay 3 days but we extended our stay for 4 more nights. It was so quiet and peaceful with good walking. In the evening you could see the Royal Gorge Bridge from the campground. Beautiful views! We played shuffleboard and miniature golf and the amazing thing was all the equipment was already there for us to use. No having to go into the office to check it out. Todd, the owner, was so helpful and accommodating. Told us where to go to get fresh Colorado corn and peaches and even had a gasket for our shower head so it wouldn’t leak. We loved this campground and hope to come back again.

Our dogs loved the dog park, there are actually two of them to choose from. Todd, the owner, keeps the place pristine, and he was very helpful offering us any help that we may need since we are RV newbies. He keeps a tight ship with rules, but it is his business to run. Some may find him gruff and not agree with how strict his rules are. We personally appreciated them because the park is so peaceful and a great place to decompress. On Todd's website he is very clear about adults only and well behaved pets. Plenty of things to do around the area. It was a very relaxing stay that we will definitely return to.

Our site 9 was nice with a view of the Royal Gorge Bridge in the distance.When we called for reservations the manager was very pleasant but once we arrived he seemed to have an attitude.
