Environment and Location:
Lazy Wheel Mobile Home Park is situated in Marina, a coastal city on the Monterey Peninsula in California. Marina offers a unique blend of natural beauty, with its proximity to Monterey Bay and Fort Ord Dunes State Park, and convenient access to the amenities and attractions of the broader Monterey Peninsula region. The park's location on Carmel Avenue is described by a reviewer as "the best," suggesting its advantageous positioning within Marina, potentially offering easy access to local shopping, dining, schools, and recreational areas. The Monterey Peninsula is known for its stunning coastline, world-class golf courses, the Monterey Bay Aquarium, and a variety of outdoor activities, all of which could be within reach for residents of Lazy Wheel Mobile Home Park.
The park is characterized by a long-term residency, with one reviewer noting that "most of the residents have been here for a while, watched each others kids grow up." This longevity of residents often fosters a strong sense of community and stability within a mobile home park, where neighbors are familiar with one another and have established relationships over time. The friendly nature of the neighbors and the sense of them getting along well are also highlighted as positive aspects of the community.
However, one reviewer also mentions that the park "can use some TLC" and that it could be a "more beautiful place to live" with more love and attention from the owners and management. This suggests that while the community spirit may be strong, the physical infrastructure and aesthetics of the park might benefit from updates and improvements.
Services and Features:
As a mobile home park, Lazy Wheel likely provides essential services for long-term residents and may also accommodate RVs for those seeking "RV parks near me" in the Marina area. Based on the customer reviews and general knowledge of such parks, potential services and features include:
- Mobile Home Lots: Spaces for residents to place their mobile homes, equipped with utility hookups such as water, sewer, and electricity.
- Long-Term Residency: A community with many long-term residents, fostering a sense of stability and neighborly connections.
- Friendly Neighbors: Residents are described as friendly and getting along well, contributing to a positive community atmosphere.
- Prime Location: The park benefits from a location on Carmel Avenue in Marina that is considered "the best" by at least one reviewer, suggesting good accessibility to local amenities.
- Laundry Facilities (likely): Most mobile home parks offer on-site laundry facilities for the convenience of residents.
However, the reviews also point out areas that may need attention:
- Parking Issues: A significant concern raised is the problem of residents parking in guest parking spaces, leaving genuine guests with limited or no parking within the park and forcing them to park on the street. This indicates a potential need for better enforcement of parking rules or a reassessment of parking space allocation.
- Park Maintenance and Aesthetics: The suggestion that the park "can use some TLC" and could be "more beautiful" implies that the physical upkeep and appearance of the park might be lacking and could benefit from improvements by the owners and management.
- Affordability for Retirees: One reviewer notes that the park is "very pricey for the families who have retired there & are on a fixed income." This suggests that the cost of living in the park may be a concern for some long-term residents, particularly those on a fixed income.
Important Considerations and Inquiries:
Prospective residents and RV guests considering Lazy Wheel Mobile Home Park should take the following into account and inquire with the park management:
- Parking Regulations: Obtain clear information about parking rules for residents and guests. Inquire about the availability of guest parking and how parking violations are managed. The suggestion of handicap guests parking in driveways and residents on the street might not be a universally applicable or desirable solution, so understanding the official policy is crucial.
- Park Maintenance and Improvement Plans: Ask about any plans for upgrades or improvements to the park's infrastructure, landscaping, or overall aesthetics. Understanding the owners' and management's commitment to maintaining and enhancing the property is important.
- Rental Rates and Fees: Inquire about the current rental rates for mobile home lots and RV sites (if available), as well as any additional fees or potential for rent increases, especially if affordability is a concern. For retirees on a fixed income, understanding the long-term cost implications is vital.
- Community Rules and Regulations: Obtain a copy of the park's rules and regulations to understand the expectations for residents and guests, including any guidelines on noise, pets, and upkeep of individual lots.
- Amenities: Inquire about all available amenities within the park, such as laundry facilities, recreational areas, or community rooms.
Promotional Information:
The provided information does not include any specific promotional offers for Lazy Wheel Mobile Home Park. Individuals interested in renting a mobile home lot or an RV site (if available) should contact the park management directly at (831) 384-9421 or +1 831-384-9421 to inquire about current availability, rental rates, security deposits, and any potential incentives for new residents. Given the mention of long-term residents and a strong sense of community, it might be worth asking about any community events or activities that foster this environment.
For those seeking "RV parks near me" for shorter stays, it is advisable to inquire about the park's policies on RVs, the availability of sites with necessary hookups, daily or weekly rates, and any amenities available to RV guests. The focus on long-term residents suggests that short-term RV stays might be limited or that the park primarily caters to those looking for a more extended presence.
Why Consider Lazy Wheel Mobile Home Park?
Lazy Wheel Mobile Home Park offers a community with a significant advantage: its friendly, long-term residents and a location in Marina that is considered prime. The strong sense of neighborliness and the established community can be very appealing to those seeking a stable and supportive living environment. However, prospective residents and guests should also be aware of the reported issues with parking and the potential need for park improvements. Addressing these concerns directly with the management and understanding the costs involved, especially for retirees on a fixed income, is crucial before making a decision. Visiting the park to experience the community atmosphere and assess the physical condition firsthand would also be beneficial in determining if Lazy Wheel Mobile Home Park aligns with your needs and preferences for mobile home or RV living in the Marina area.

Lazy Wheel Mobile Home Park Reviews
For the most part it is a good Park. Most of the residents have been here for a while, watched each others kids grow up. Location is the best. Neighbors are friendly and seem to get along. Only negative thing would be parking spaces, reseindents park in the Guest parking, leaving the true Guest with no where to park but on the street. There was a comment about Handicap Parking, solution to that is let the handicap guest park in the driveway and resident park in the street!
Nov 16, 2018 · Suzette OrtizIt can use some TLC it's a sweet community of Families and I believe they deserve a bit more Love & attention from the Owners & Management. It can be a more beautiful place to live. Sadly it's very pricey for the families who have retired there & are on a fixed income.
Sep 30, 2019 · Monique OconnorI'm giving it 5 stars only due to the fact I've never actually been here. Just walk by it cause I live nearby. Seems like a great location. Convenience stores surround it. Has a wonderful park up the road. With a community center and skate park. Also a sports field. Grocery stores near by. Great location if anything. The owner is Edis Robinson. Number is all ready logged in here.
Oct 27, 2018 · Meagen NelsonGood people in this small neighborhood. Plus they aren't a senior residency. You see kids playing. Neighbors BBQ'n. I just don't like how ridiculously huge the speed bumps are.
Dec 26, 2021 · Andrew KruegerNo handicapped parking... Not enough guest parking. The people are great though!
