Lincoln Park Introduce
Lincoln Park, located at 930 S Lincoln St #0 in Ottawa, KS, is a mobile home park that may appear in local searches for "RV parks near me" as a potential option for long-term residential living. While primarily designed for mobile homes, some individuals seeking affordable housing solutions sometimes consider such parks when looking under the "RV parks near me" category. Lincoln Park can be contacted at (913) 210-0439 or +1 913-210-0439 for inquiries about residency and availability.
Recent customer reviews of Lincoln Park present a starkly divided view of the living experience, largely centered around a change in ownership. One review expresses positive sentiments about the new owners, while another details a significantly negative experience under the new management, contrasting it with the previous owners.
One reviewer with a seemingly positive recent experience states that the "old owners where very nice" but perhaps were overwhelmed. They then offer a favorable assessment of the "new owners," describing them as "good people, super great at being organized, and great at communicating." This suggests that the new management has brought improvements in terms of organization and communication, which are crucial aspects of property management. The reviewer also highlights the affordability of living at Lincoln Park, noting that it's "very cheap for the cost of living these days," and expresses the belief that "any home has the potential to look beautiful" within the park.
However, the second review paints a drastically different and highly critical picture of the experience under the new owners. This former resident begins by describing the previous landlord as "decent" and the landlord's mother, who ran the office, as "kind and caring like a second grandma almost," establishing a positive baseline for the past management. The tone shifts dramatically when discussing the new owners. The reviewer claims that the new management "refused to fix anything at all" unless the resident purchased their trailer, and even then, the cost of repairs was allegedly going to be added to the sale price. This suggests a lack of responsibility for maintaining the rental units by the new owners.
The negative experiences detailed by this former resident escalate further. They recount an instance where the new owners "ripped up the flooring to fix it and did not lay anything down to replace it," leaving the unit in disrepair. The reviewer states that they have since moved out but attributes a subsequent roach infestation to the gaps left in the floor due to the incomplete repairs. Additionally, they mention that the "running boards they torn up left mice holes available and had a huge mice issue." This paints a picture of neglect and a failure to provide habitable living conditions in Unit 17 under the new management. The reviewer concludes with extreme dissatisfaction, stating, "If I could give negative stars I would."
Considering these two contrasting reviews, the environment, services, and features of Lincoln Park appear to be significantly impacted by the change in ownership. Based on the available information:
- Past Management (Positive Perception): The old owners and the office manager (landlord's mother) were perceived as nice, kind, and caring.
- New Management (Mixed to Negative Perception): While one reviewer praises their organization and communication, another former resident describes them as unresponsive to maintenance requests, unwilling to make repairs on rental units, and responsible for creating unsafe and unsanitary living conditions.
- Affordable Housing: The rent is considered "very cheap for the cost of living these days," which could be an attractive feature for budget-conscious individuals.
- Potential for Home Improvement: One reviewer believes that individual homes within the park have the potential to be aesthetically pleasing.
- Maintenance Issues (Negative Reports): A former resident experienced a refusal to perform necessary repairs on a rental unit, leading to unfinished work, pest infestations (roaches and mice), and uninhabitable conditions.
- Communication (Positive Report): The new owners are described as "great at communicating" by one reviewer, which contrasts with the other reviewer's implication of a lack of responsiveness to maintenance needs.
Promotional information is limited and conflicting. The statement about affordable rent and the potential for attractive homes could be seen as promotional aspects. The positive feedback regarding the new owners' organization and communication might also be intended to attract new residents. However, the severe negative experiences detailed by the former resident regarding the refusal to make repairs and the resulting living conditions significantly undermine any potential promotional value.
For local users searching for "RV parks near me" in Ottawa, KS, and considering Lincoln Park for long-term residential living, it is crucial to carefully weigh these highly contrasting experiences. The park's affordability might be appealing, and the new management is described as organized and communicative by one individual. However, the serious allegations of neglected maintenance, uninhabitable living conditions, and a refusal to make necessary repairs under the new ownership, as reported by a former resident, are significant red flags that cannot be ignored.
Prospective residents are strongly advised to contact the park management at (913) 210-0439 or +1 913-210-0439 to directly inquire about their maintenance policies, their responsibilities regarding rental units, and how they address tenant concerns. It would be prudent to ask for references from current residents to gain a more comprehensive understanding of the current living conditions and the responsiveness of the management team.
Visiting Lincoln Park in person to assess the overall environment and the condition of the properties would be a critical step. If possible, speaking with current residents about their experiences with the new management and the maintenance services provided would offer invaluable insights before making any decisions.
In conclusion, Lincoln Park in Ottawa, KS, presents a complex situation with conflicting reviews following a change in ownership. While affordability and potentially improved organization and communication under the new management are cited as positives, serious concerns have been raised about the refusal to perform necessary maintenance and the resulting negative impact on living conditions in at least one unit. Local users exploring "RV parks near me" for long-term living should exercise extreme caution, conduct thorough due diligence, and seek comprehensive information about the current management's practices and the overall living environment before considering Lincoln Park as their residence.

Lincoln Park Reviews
Old owners where very nice , I think they maybe just had too much on their hands.... understandable. New owners are good people, super great at being organized, and great at communicating... It's very cheap for the cost of living these days; and any home has the potential to look beautiful.
Nov 10, 2021 · Justice CoatesDO NOT LIVE HERE. The old landlord I had was decent and his mom ran the office, she was kind and caring like a second grandma almost. Then the new owners took over. Refused to fix anything at all unless I bought my trailer, and even then the cost of it was going to be added to the amount he is or was going to sell it to me for. They ripped up the flooring to fix it and did not lay anything down to replace it so the pics are what it looks like now. I have moved from there but the gaps in the floor left a roach issue and the running boards they torn up left mice holes available and had a huge mice issue. This was in Unit 17. If I could give negative stars I would
Sep 21, 2021 · Bryan EmersonExpensive for a view of an old furniture dump. We leave the doors locked and security cameras on. Kinda dirty, water pressure blows, ticks everywhere. definitely isn’t child free like that last review said, which would be fine, except there’s a known child sex offender lives here.
