While the platform category is "RV parks near me," it's important to understand that Lyons Creek MHC operates as a manufactured home community, offering long-term residency rather than short-term RV stays. The inclusion in this category might be due to the nature of the land being leased for housing. For individuals and families looking for a stable and improving residential environment in the Lothian area, Lyons Creek MHC warrants consideration, especially given the recent positive developments highlighted by its residents.
Recent customer reviews offer contrasting perspectives, providing a balanced view of the community. One review expresses dissatisfaction regarding the lack of basketball rims, which is perceived as unfair to children who prefer basketball over other sports like soccer or football, which are seemingly more accommodated within the neighborhood. This points to a potential area for improvement in terms of recreational facilities for children with diverse interests.
However, another, more detailed review from a long-term resident (since 2005, with her husband living there for 35 years) paints a much more positive picture, particularly concerning the changes brought about by the new management company. This resident emphasizes that they "never has had problems here" over the long term and praises the neighborly atmosphere where everyone gets along well. The key positive changes noted since the new company took over include a significant "clean up" of the park and a noticeable improvement in "curb appeal." This suggests a tangible effort to enhance the overall aesthetic and maintenance of the community, contributing to a more pleasant living environment for all residents.
Furthermore, the new management has invested in crucial infrastructure upgrades, specifically mentioning the installation of a "New well and a generator." This is a significant improvement, ensuring a reliable water supply even during power outages, which directly enhances the quality of life and security for the residents. This investment demonstrates a commitment to the long-term well-being of the community and addresses potential concerns about essential utilities.
The long-term resident explicitly states that the community "is look a whole lot better" and that their initial dissatisfaction has been replaced by a much more positive experience due to the new management's efforts in "cleaning out this neighborhood." This suggests that the new management has been proactive in addressing issues and improving the overall environment of Lyons Creek MHC.
The review also touches upon the management style, particularly that of the office manager, who is described as having a "great attitude with people" while also fulfilling her responsibilities to maintain the community standards. The resident defends the office manager against potential complaints from tenants who may receive notices regarding lot upkeep, emphasizing that residents who properly maintain their lots are unlikely to face any issues. This suggests that the management is focused on maintaining a clean and orderly community for the benefit of all residents and that clear expectations are communicated and enforced.
The positive changes have also attracted new residents who are described as "very nice" and "happy here," further indicating a positive shift in the community's atmosphere and reputation. This influx of satisfied new residents reinforces the idea that Lyons Creek MHC is becoming an increasingly desirable place to live under the current management.
Based on this feedback, the environment of Lyons Creek MHC is evolving into a cleaner and more well-maintained community with a generally positive and neighborly atmosphere. While there might be areas for improvement, such as recreational facilities for all children's interests, the overall trend appears to be upward.
The services and features of Lyons Creek MHC, based on the reviews, likely include:
- Individual lots for manufactured homes, leased to residents.
- Essential utilities such as water (now with a new well and generator backup) and electricity. Sewer and trash disposal services are also typically provided in such communities, although not explicitly mentioned.

- Community rules and regulations to ensure a peaceful and orderly living environment.
- Common areas or green spaces (though these are not detailed in the reviews).
The lack of specific information about recreational facilities (beyond the mention of no basketball rims) makes it difficult to comment on this aspect. Local users with children should inquire specifically about playgrounds, sports courts, or other recreational amenities available within the community.

In conclusion, Lyons Creek MHC in Lothian, MD, appears to be a manufactured home community experiencing a positive transformation under new management. Long-term residents report a clean, neighborly environment with recent significant infrastructure upgrades like a new well and generator. While one concern was raised about the lack of basketball facilities for children, the overall sentiment, especially from long-term residents and new arrivals, is one of satisfaction and improvement. Lyons Creek MHC Reviews
No basketball rims, very unfair for kids in the neighborhood since everyone else can play soccer or football while the other kids can’t play the sport they want
Oct 13, 2024 · JoeMy husband has lived here for 35 years and never has had problems here. Our neighbors are very nice, we all get along well. Since this new company has taken over they have cleaned up this park and even getting curb appeal looking much better. They have spent the money to put New well and a generator so when electric goes out we can still have water. I have been here since 2005 with my husband and this place is look a whole lot better. I wasn’t satisfied with this place at first but it has been so much better since this company has been cleaning out this neighborhood. The only people that aren’t happy here are the ones that you just can’t satisfy no matter what they do to help make this place better. Our office manager has a great attitude with people and has to do her job so that this place stays nice. So those that complain about how she may have to talk to some of the tentents when they are getting notices that they don’t like them they always blame the office. If you do what you are suppose to to your lot then you won’t have problems. I thank her for doing her job as she is suppose to. Great job and thanks for helping to clean up this place. Very happy here now and and the new people that have been moving in are very nice and say they are happy here.
Feb 09, 2019 · Kimberly WallThey shouldnt get any stars at all. Worst place to live! We can't wait to move. We have continually talk to management about the drug issue's in the neighborhood, and we tell the police, but nothing is done. Drug deals in broud daylight. Management plays favoritism with tenants, they let half the people do whatever they want, and others are continually getting the backlash from it. I pay my rent on time every month, me and my family stay to ourselves due to the drug problems. Parents don't watch their children. Management will write you up for the littlest thing, like a broken blinde, or toys in back yard. They up the rent but don't put money back into the park. Parking area's fill with water and cause mosquitoes to breed and the water turns green and they expect tenants to park there any ways. They tried to make tenants fix the parking area in front of their house, but tenants fought against it and the management had to fix it but they didn't do it right and water still sits there. We have had thing's stolen and the people who stole it still live in the park. The ones that pay their rent and do all the right things are leaving due to management and the drug issues. They really need help!
Oct 17, 2018 · Nicole WPeople that have robbed other tennants in the park are still allowed to live there. The same people have physically harmed others, had police at their house numerous times , and sell drug (proof) why are these people not kicked out yet? Not safe
Jan 16, 2018 · deenskeen 2571The owners keep up public areas. The park looks good. The manger seems to try to represent the renters and owners as best possible. I don't think some of the photos are of this area.
