Madison Place Introduce
Are you a local resident of Knoxville, Tennessee, exploring mobile home park options near you? Madison Place, located at 6120 Little Madison Way, Knoxville, TN 37923, is a residential mobile home park. It is crucial for potential local residents to be aware of recent feedback from individuals who have experienced living in this community. This introduction aims to provide an objective summary of the concerns and issues raised in these reviews, allowing prospective residents to make informed decisions. Due to the nature of the feedback, this overview will focus primarily on potential drawbacks and areas of concern rather than highlighting positive aspects that are not present in the provided information.
Significant Concerns Regarding Parking and Community Behavior: Multiple reviews highlight significant issues related to parking within Madison Place. Residents report that "people park everywhere on the road," frequently blocking driveways with various vehicles, including "four wheelers." Furthermore, there are complaints about disruptive behavior, such as residents "ride up and down" the streets, allegedly "tearing up the streets" and causing noise disturbances that "wake you up in the middle of the night." A concerning aspect of these complaints is the assertion that the "Trailer park doesn't do anything about it," suggesting a lack of enforcement of parking regulations and a potential tolerance for disruptive behavior within the community. For local users who value clear parking rules and a peaceful environment, these issues warrant careful consideration.
Allegations of Environmental Violations and Predatory Towing Practices: One particularly serious review alleges "EPA VIOLATIONS AND ACTIVELY TOWS RESIDENTS FOR PROFIT." This is a grave accusation that potential residents should be aware of and potentially investigate further. Allegations of environmental violations could indicate potential health and safety concerns within the park. The claim of actively towing residents "for profit" raises serious questions about the fairness and transparency of parking enforcement and could lead to unexpected and significant expenses for residents.
Severe Issues with Communication and Office Management: Several reviews express significant dissatisfaction with the communication and accountability of the Madison Place office. One resident details a disturbing incident where a service worker allegedly pumped "raw sewage" into their yard without warning or permission, resulting in contamination. The subsequent handling of this issue by the office is described as dismissive, with a refusal to cover damages and a threat of lease termination. The reviewer characterizes the office's communication as "terrible" and accuses them of "gaslighting" residents. Another reviewer echoes these concerns, describing "frustrating ordeal" with office staff, specifically mentioning broken promises, missed deadlines, and cold communication. The inability to contact anyone beyond a specific individual and the refusal to provide contact information for higher management are also highlighted as major issues. These accounts suggest potential challenges in resolving issues and a lack of effective communication with the park management.
Contradictory Parking Policies and Guest Parking Problems: Further complicating the parking situation are complaints about the implementation of a new parking procedure after a resident signed their lease. The specifics of this plan were reportedly unclear, but it involved the "invitation" of a towing company. Residents describe a "tiny guest parking lot" often filled with residents' third vehicles, making guest parking difficult. A specific incident details a guest's car being towed from the resident's lawn/parking space over a weekend when the office was closed, despite the intention to obtain a guest pass on Monday. This incident highlights a lack of clear communication regarding parking boundaries and guest parking procedures, as well as limited accessibility to guest passes outside of office hours. The fact that residents pay for and maintain their lawns, yet are seemingly not entitled to park on them without risk of towing, further exacerbates these frustrations.
Concerns about Value and Living Standards: One resident explicitly states their dissatisfaction with the value proposition, describing Madison Place as the "most expensive apartment I've lived in for $1300 a month" while still being a "TRAILER PARK." They argue that if the park intends to charge premium rates, significant improvements in office management and communication are necessary. This perspective suggests that some residents feel the cost of living at Madison Place does not align with the quality of service and the overall living experience.
Lack of Positive Feedback and Missing Information: It is important to note that the provided reviews are overwhelmingly negative, focusing on significant issues and expressing strong dissatisfaction. There is no positive feedback regarding the environment, services, features, or management of Madison Place in the provided text. Additionally, essential information that local users would typically seek, such as details about lot sizes, utility provisions, community amenities (if any), security measures, and specific rules and regulations, is entirely absent.
Conclusion and Recommendation for Local Users: Based on the consistently negative feedback regarding parking issues, towing practices, communication problems, and concerns about the value and management of Madison Place, local users considering this mobile home park for long-term living should proceed with extreme caution. The serious allegations of EPA violations and predatory towing warrant thorough investigation. The reported difficulties in communication and the dismissive attitude of the office staff could lead to significant frustration for residents. Potential residents are strongly advised to seek out additional, more balanced reviews from various sources, visit the park in person to observe the conditions firsthand, and, most importantly, engage in direct and detailed conversations with the park management and current residents to address the numerous concerns raised in the available feedback. Without further positive information or a clear resolution of the issues highlighted, Madison Place appears to present a potentially challenging living environment for prospective local residents.

Madison Place Reviews
People park everywhere on the road block driveways in four wheelers. Ride up and down. Tearing up the streets. Wake you up in the middle of the night. Trailer park doesn't do anything about it so if you like to park on the street and have your driveway blocked in and be woke up in the middle of the night, a great place to live
Apr 03, 2025 · Anthony GrayEPA VIOLATIONS AND ACTIVELY TOWS RESIDENTS FOR PROFIT.terrible communication and accountability on the side of the office. they sent a service worker without warning or permission to pump raw sewage in my yard when there was a non emergency backup. This resulted in human waste water running through my lawn while i was gardening, covering my legs and ankles in human waste and when i brought the problem to madison place and how the service worker failed to warn me of their work, the office dismissed my concerns, wouldnt cover the cost of my gardening shoes that were ruined because of them, and threatened to break my lease as the only solution they could offer. They didnt seem to even know which areas of the park were being worked on, hence these messages trying to gaslight what we experienced. Poor communication, poor office management, subpar service for the most expensive apartment ive lived in for $1300 a month. If they want to start charging a premium for living in a TRAILER PARK, their office and communication need to improve. I dont recommend living here.Madison Place implemented a new parking procedure after I signed my lease. When I asked Charles for specifics about the plan he was very unsure of the rules yet but said he was excited the complex “invited” Cedar Bluff Tow to work with them. Madison Place has a tiny guest parking lot filled of the parked permitted 3rd cars of residents. The other is right beside the office which guests can park in but if you live on the furthest side of the complex, Forest Edge Way, that is a huge walk to take if ur a guest at night in a hypothetical new place. Recently my friend came over on a Saturday night as a surprise visit. He stayed till Monday morning and because the office wasnt open to get a temporary parking pass (no office hours on the weekend) and we planned to go in first thing on Monday to get the guest pass. We woke up at 12 to see his car had been towed away even though it was parked on my lawn/parking space. It has never been expressed in lease or in person to us that our front yard that we pay, garden, and maintain for isnt actually ours. So really Madison Place should also mow all the lawns because its technically THEIR jurisdiction. They want you to follow all of their rules but they dont want to be held accountable to the same. One thing I’d like to communicate is how frustrating my ordeal with the office of Madison Place, specifically the customer service under Charles has been. I have had 3 separate aggravating experiences with him where he says one thing to me, promises solutions, only to ghost me, fail to meet deadlines he himself sets, and act coldly towards any kind of experience I went through. I left this last interaction just crying over how frustrating it was that a trailer park community made up of smaller income familes is being taken advantage of in the very place they live (again he said the complex INVITED the towing company to charge y’all).I pointed out to Charles that the office closes on Friday and reopens Monday with no way of getting temporary guest passes in the office for over 70 hours. I asked what the procedure should have been for a surprise guest and his solution was to “plan better”. As a young woman this absolutely enraged me because this man just told me I had to tell him my plans before I already had them, and hes not my father oh my god. Unprofessional.Communication goes one way living in Madison place. Residents are expected to report backups immediately so that they can be addressed in a timely manner, but then the office doesnt contact the actual trailer the works being done on like in our case! They say one thing, but never follow through, they have never once responded when given an exact time to reply to. We are only talking to Charles and he refuses to give us anyone better to talk to. He refuses to give the contact information of his employer to talk to, and I think theyd like to know what was going on in their office and is happening to their residents. Live here if u love to be gaslighted!
Sep 25, 2024 · Kiki DunhamThe staff have changed 5 times in the last year Currently they are absolutely terrible. They refuse to acknowledge maintenance request even when the maintenance request is for Health and Welfare. I have yet to see a trailer that is not infested with roaches, They build substandard porches that are dangerous on the front of their trailers and instead of actually fixing their trailers they throw some paint on them and ignore the actual issues while putting families on tight budgets into a trailer and charging them 30 grand for said trailer that is only worth around 3 thousand. What's more is they charge $300 an hour for lawn care. And they charge you for it even if they don't do your lawn. The office lady is rude and looks for any reason to add charges to your account and the man who I can only assume is the manager is equally distasteful. This is a terrible place to live because of the management and ownership who take zero responsibility for the park. I will be moving as soon as I possibly can. DO NOT MOVE HERE.
Jul 24, 2020 · David E. RutledgeIf i could give negative stars I would. This place started towing vehicles out that do not have a pass or are parked off the pavement including visitors so DO NOT LIVE THERE!! if you can find another place to either move to or rent i greatly recommend you do that because if you have more than 3 cars or have visitors you will have the great expense and headache to get your car out. To make matters worse THEY HIRED CEDAR BLUFF TOWING!! to get these cars...they are the worst tow company to deal with, they are jerks, incosiderate MFs just out there hungry for money!! With these very unfair rules they have, nobody should rent from them. Please avoid this place, because their "STRICT RULES" will only make living there miserable, they also increase their fees every year and not by a little bit and now you can't even have visitors!!
Jul 06, 2024 · S GCeleste and Jason were such a pleasure to work with. I just moved here today and they were the best. Jason was straightforward and honest and answered all my questions through out the whole process. There's a great management team here. This place is really a hidden gem in the heart of West Knoxville. I'm very happy with my place!
