New Dover Estates Introduce
Welcome to New Dover Estates, located at 11480 US Hwy 36, Marysville, OH 43040, USA. For individuals seeking "RV parks near me" in the Marysville, Ohio area, New Dover Estates presents itself as a mobile home park that may offer possibilities for extended RV stays. Based on recent customer reviews, the park has experienced changes in management, with some residents noting improvements and responsive service under the current leadership, while others offer a more neutral assessment of the community.
Marysville, Ohio, is a growing city in Union County, known for its strong manufacturing base, developing commercial areas, and proximity to Columbus. Offering a blend of small-town feel and increasing amenities, Marysville can be an attractive location for those seeking a balance between rural and urban living. For RV owners considering a longer-term stay in the Marysville vicinity, New Dover Estates represents a potential option within the local housing market, primarily designed for mobile homes but possibly accommodating RVs for extended periods.
The environment at New Dover Estates receives mixed reviews. One resident described the park as "kinda boring," which could suggest a lack of extensive recreational facilities or community events. However, this might also appeal to those seeking a quieter, less active community. The same reviewer noted that the homes were "made decently well" and highlighted the park's resilience during a significant weather event, suggesting a degree of stability within the community. Another resident mentioned a recurring issue with wet ground outside their home, indicating potential drainage problems in certain areas of the park. However, this issue was reportedly addressed by the current management, suggesting a willingness to tackle infrastructure concerns. Potential long-term RV residents should inquire about the specific environment of available lots and any known issues with drainage or landscaping.
In terms of services, as a mobile home park, New Dover Estates likely provides essential utilities such as water, sewer, and electrical hookups, which are necessary for long-term residency, including for RVs. One review highlights a past issue with poor water pressure that was initially dismissed by previous management but was later addressed effectively by the current management team (Kyle, Ryan, and Jason). This positive resolution suggests an improvement in service responsiveness under the new leadership. The mention of the manager having a "golf cart" is an anecdotal detail that doesn't directly relate to essential services but might indicate a more mobile and potentially accessible management presence. Potential long-term RV residents should specifically inquire about the capacity and reliability of utility hookups for RVs, as well as the availability of other services such as waste disposal and park maintenance.
Features of New Dover Estates include the reported quality of the homes and the resilience of the infrastructure during a tornado, suggesting a degree of stability and well-built structures within the community. The positive change in management, as highlighted by one resident's experience with a resolved water issue, is another significant feature. The responsiveness and dedication of the current management team to addressing resident concerns appear to be a key improvement. However, the initial description of the park as "kinda boring" suggests that it may lack some of the recreational or social features commonly found in dedicated RV parks. For RV owners, important features to inquire about would include the size and layout of available lots, the type and capacity of utility connections, and any specific rules or regulations pertaining to RVs, as well as the overall sense of community and available amenities.
Currently, there is no explicit promotional information available for New Dover Estates in the provided text. There are no mentions of special rates, discounts for long-term stays, or any incentives to attract new residents, including RV owners. Individuals interested in the cost of staying at New Dover Estates with an RV for an extended period will need to contact the park management directly to inquire about lot rental fees and any associated charges for utilities or other services. Given the reported improvements under new management, it might be worthwhile to inquire about any potential incentives for new long-term residents.
Considering the category "RV parks near me," New Dover Estates presents a somewhat nuanced option for those seeking a longer-term stay in the Marysville, Ohio area. While initially described as "alright" and "kinda boring," the positive feedback regarding the current management's responsiveness and efforts to address infrastructure issues suggests a community that may be improving. For RV owners, it is crucial to directly inquire about the suitability of the park for RVs, the specifics of the utility connections, the current rental rates, and the overall environment and amenities. The positive turn in management responsiveness is a promising sign, but potential residents should still conduct thorough due diligence to ensure the park meets their specific needs and expectations for a long-term RV living situation.
In conclusion, New Dover Estates in Marysville, Ohio, is a mobile home park that has experienced changes in management, with recent feedback indicating improved responsiveness and a commitment to addressing resident concerns. While one resident described the park as somewhat uneventful, another highlighted positive experiences with the current management team. New Dover Estates Reviews
It's alright I guess... park is kinda boring, manager is alright I guess, has a golf cart so that's pretty cool, home's we're made decently well, during the Indian lake Tornado the worst thing it did to my home was knock our snow shovel, but it's still a trailer park home so we got lucky
Mar 29, 2025 · IsaiahI moved in here 4 years ago and noticed that the ground was wet outside my home and the water pressure was not good. The manager at the time, Tammy, blew me off and told me to change the filters on my water softener. So we did that and the pressure got better but still wasn’t good. We noticed the standing water was much worse lately and said something to the manager, Kyle, today and he said they would check it out after they were done with working on a separate water issue. Huge shoutout to Kyle, Ryan, and Jason. They worked on it until almost dark and got it fixed. I know there are negative reviews but I can tell you with the right management, things have improved. Thanks again for getting this taken care of.
Nov 03, 2024 · Kimberly MorseNot a bad place to live. Property management is very easy to get along with. Quite little community. Most people keep to themselves and if you have emergency landlord gets to it at a reasonable time.
Oct 28, 2024 · Kim KiddNot a bad little community to live in out in the country. Property management and owners are reasonable and easy to deal with. Tammy, the property manager is really nice, professional, and will do her best to work with people. Residents are fairly courteous and easy to live around. Other than the couple people that blast their bass systems at 2am, the residents are ok
Aug 27, 2020 · Matt DeckerManagement/ Owners here are horrible. They don’t follow there own lease agreement. They pick and choose who has to follow the rules and when you stand your ground on something and try to fight for yourself they retaliate. They don’t keep up on ground Maintenance if they did a tree wouldn’t have fallen on a trailer. They make up rules as they go along and try to say you can’t have or do something even though it’s not in the rules or lease agreement. If you have a big dog don’t even bother bc they won’t allow it even though they allow others to have them. The water is constantly being shut of with no to little notice and it be for hours at a time. One day the water was shut off all day from 9am to 5pm. My advise don’t move here save yourself the stress and money there are plenty of other trailer parks that are better in Marysville.
