Ever since new management recently took over it’s gone downhill. Tons of yards that have ankle to shin high grass that get away for weeks without mowing and nothing is done. Road ways always have debris all over and terrible pot holes, trash cans sit out for days without being put away. Can’t bring this up to staff bc the front desk lady is so rude. Old management was very on top of things but new park manager doesn’t seem to care.

Their maintenance staff pretends to hold more knowledge than they actually have and in their hubris, will almost burn your place down due to them refusing to have proper electricians look at electrical issues. My girlfriend still unfortunately lives there and her power goes out at least once a month and has done so a minimum of 20 times.Every time they have an issue with anything they send out a passive aggressive eviction notice instead of any standard notice.*Grass too tall? Eviction notice*Car parked in street? Eviction notice (and they write on your windows with permanent marker to let you know it)*Friend stopping over for an hour? Eviction notice (not a joke)*Trash can left by street after trash pickup? Eviction notice (one time they leaned the giant trash can against my car and put tow notice stickers covering both of my tail lights. Because they didnt like where the trash can was left)**BEST EXAMPLE**One time, they told us to "paint the eyesore of a shed on our lot" accompanied by an eviction notice... The funny part is that the shed belonged to THE OWNERS and housed a water pump that supplied water to the back end of the park. Jul 13, 2020 · Asylum EffectLived there for almost 5 years, saw 3 different owners. The most recent acquisition was by UMH- A large conglomerate that owns quite a few different parks around the United States.While there, I would say that UMH did the most work to improve the appearance of the park. However, they also were very difficult to get ahold of, and had a chain of command that made it nearly impossible to reach the people you needed to. Also, if you'd like to contact the home office for something, you'll never get a reply.For example- we would occasionally receive a notice with a vague infraction requesting a remedy of some kind. Typically the need to power wash your house, or weed whack or mow better. However, these would often be vague to the point that was difficult to figure out what they were talking about. If you call the office, you'll speak with the office assistant, and she won't know anything about it. If you ask to speak with someone who does, you'll get the run-around. Repeat this once every month or so.I once received a notice that I needed to 'repaint my shed'. After calling the main office to see what they meant, it became clear that they were talking about the pump house in my yard that they were responsible for maintaining. It then sat for over a year untouched- even though they had threatened possible eviction (as is standard for all notices) if it wasn't resolved.In addition to this- there is a two car only rule. Visitors are not allowed to park outside of your residence, and if you would like the ability to have a third car, you'll need to pay an extra $50 a month. There are no assigned spaces, and each lot only has two spaces, so you can probably imagine how well that works.I also spoke with another resident who had received letters from the office saying that their visitors were being monitored. I would say that they're generally pretty nosy and if you enjoy your privacy, you won't get it here.One last note: I owned my own trailer, and did not rent from them.
May 06, 2020 · Ben AndersonThis worst place I have ever lived since new ownership took over. Horrible property Mgr and even worse owner ship. First three yrs my rent went up $50 after three yrs that’s fair. Since new ownership my rent has gone from $700 to $882 plus they charge you for renters insurance which puts you at $900 last 4yrs. Very unfair. I haven’t had screens on 4 windows since new ownership. The actual ownership came out searched all of us renters here to do any necessary repairs for us. I was told I’d have new screens. She said may not happen over night but it will happen. 3yrs later still no screens on those 4 windows. My kids rooms can never get fresh air in their rooms for 3yrs now during spring fall and some cool summer nights. And w Covid19 fresh air is a necessity especially for air flow in indoor places like where we live. Call property mgr they don’t care. They tried to evict me for 3 days late past grace period (5th of each month). I paid on the 8th of the month same day they put eviction notice on door. LET ME REPEAT THAT AN EVICTION NOTICE AFTER ONLY 3 DAYS BEING LATE ON RENT. NOT 30 DAYS BUT 3. Please keep your families away from this trailer park. I don’t know anyone that’s happy here since new ownership took over. This owner ship and property mgrs are nothing short of a gestapo. Bunch of thug bullies. They Want you to follow every rule to the T or charge you fines from $75 on up but yet can’t get them to do anything for you that you need done. If anyone can help me financially move I’d greatly appreciate it BUT STAY AWAY FROM LIVING HERE. If they had a negative star value I would of given it -5 stars but that wasn’t an option. My neighbor and I have repeatedly begged this property mgr to plz top our trees which stand 50-75ft tall hovering over our trailers. Very unsafe during wind storms plus clog gutters and with those helicopter things that fall from the tree grow lil trees in gutter all summer yet they will do nothing about it. I’m not of the age or capability to get up there and clean them out they just leave it. But if weeds to high around trailer or shed eviction or $75plus fine grass an inch high eviction or $75plus fine. When contractors all over park blocking ways to get in an out of park constantly they hit my van and have done nothing for reparations. Two other vehicles w exact same type dent in back fenders same result for those people also. Refuse to take responsibility. Electricity out once a month for 3-8hrs at a time my furnace goes down every winter was left to fend for ourselves 3 days in row when temps were down below zero all three of those days. That was just one of three straight yrs of furnace problems but refuse to replace it. They lure you in w promises and smiles then beat you down like a dog into oppression and submission if dear to disobey any rule as simple as your trash bin out at curb one day after trash pick up. But yet my kids can’t get a simple screen out in their windows now for 3yrs when it’s so vital to get fresh air flow indoors from this virus. Sickening and appalling how they treat renters. Slum Lord mentality. AGAIN DO NOT MOVE IN HERE. WHAT THEY DO IS DISGUSTING
