New Orchard Mobile Home Park & RV Introduce
New Orchard Mobile Home Park & RV, located at 8255 Golden State Hwy in Los Molinos, California, appears to be a mobile home and RV park that has undergone significant changes and, according to recent customer reviews found online, currently faces a number of challenges. For local users searching within the "RV parks near me" category, it is crucial to consider these recent experiences when evaluating potential long-term living or short-term camping options at this location.
Several reviews paint a concerning picture of the park's current state. One former resident described it as "the worst trailer park ever," citing issues with neighborly gossip and personal experiences related to a divorce and relocation. While this review touches on social dynamics, which can be subjective, it sets a negative tone.
More concerning are the details provided in another extensive review, which outlines a multitude of problems allegedly stemming from changes in ownership and management. This review suggests a significant decline in the park's condition and services over time. According to this feedback, there have been "3 owners later," and the current management is described as "not good," with an absentee owner reportedly unwilling to address problems.
The review further details several specific issues that potential residents or campers should be aware of:
- **Deteriorating Facilities:** The bathrooms are described as being "in shambles due to breakins." This raises significant concerns about the safety and hygiene of communal facilities for RV campers and potentially mobile home residents.
- **Security Concerns:** The presence of "strange people wandering park at night" is mentioned, indicating potential security issues within the community. The review also notes that "RV have been stolen from," further highlighting these concerns. The lack of security measures beyond what residents "put up" themselves is also stated.
- **Decline in Community Standards:** The park reportedly "use to be 55 and over," suggesting a past focus on senior living, but this demographic seems to have changed. The reviewer implies a negative shift in the community atmosphere.
- **Poor Management and Lack of Maintenance:** The review claims that after a new owner aimed for a "quick turn over," management became ineffective, with periods of yelling at residents by a manager from another park followed by a state where "no one cares not managed any more." Consequently, residents are allegedly responsible for their own lawn care and tree trimming.
- **Rising Costs and Diminished Services:** Rent reportedly increased by $45 in the first year of one resident's occupancy, while basic services appear to have declined. Watering lawns is reportedly restricted, front sprinklers are broken, and entry lighting is poor, with a frequently hit pole posing a hazard.
- **Inadequate RV Camping Amenities:** For those considering the RV portion of the park, the review highlights a laundry room with only one washer and no hot water, advising against leaving clothes unattended due to theft. The bathrooms are described as a "joke."
- **Environmental and Safety Issues:** Piles of rubbish are mentioned in the back of the park, and the dog park is likened to a "pet cemetery," suggesting poor upkeep. Campfires are reportedly not allowed even in designated pits.
- **Electrical and Utility Problems:** The RV hookups are described as mostly 30 amp, frequently causing breakers to pop. Residents reportedly pay for power, and with the introduction of city water, they are expecting to be charged for that as well.
- **Nighttime Disturbances:** The review mentions "very strange cars 🚥 at night and way past dark," hinting at potential disturbances or unwanted activity. Noisy periods lasting until dawn are also reported, despite a county noise curfew that the reviewer doubts will be enforced.
- **Other Concerns:** The presence of "weed field's" nearby, tire poppers, and the need for dogs to wear shoes (presumably due to hazards) are also mentioned. Mailbox keys reportedly cost $50 at the post office. The reviewer sarcastically advises that calling 911 might take a long time.
Given the overwhelmingly negative nature and the specific details provided in these recent reviews, potential local users searching for "RV parks near me" or considering long-term residency at New Orchard Mobile Home Park & RV should exercise extreme caution. The feedback suggests significant issues related to management, maintenance, safety, and the overall living conditions within the park.
It is important to note that these reviews represent individual experiences and opinions found online. However, the consistency and severity of the issues raised warrant careful consideration. Potential residents or campers are strongly advised to conduct thorough due diligence before making any commitments.
Due diligence should include:
- **Visiting the park in person:** A firsthand look at the current conditions of the facilities, common areas, and individual lots is essential.
- **Speaking with current residents:** If possible, try to speak with individuals currently living in the park to get their unbiased perspectives on the management, safety, and overall quality of life.
- **Inquiring about management directly:** Contact the park management at (209) 225-0310 or +1 209-225-0310 to ask specific questions about the issues raised in the reviews, as well as current policies, maintenance schedules, and security measures.
- **Checking with local authorities:** Inquire with the local police department or community services about any reported issues or concerns related to the park.
Based solely on the recent customer reviews available online, New Orchard Mobile Home Park & RV appears to be a community facing significant challenges. Potential local users searching for "RV parks near me" for either short-term camping or long-term mobile home living should be aware of these reported issues and proceed with extreme caution, conducting thorough personal investigation before making any decisions. The information available does not suggest any current promotional offers or positive features that outweigh the numerous concerns raised by former and possibly current residents.
In conclusion, while New Orchard Mobile Home Park & RV is listed as an option for those seeking "RV parks near me" in the Los Molinos area, the recent online feedback paints a concerning picture of the park's management, maintenance, security, and overall living conditions. Potential users are strongly advised to conduct thorough personal due diligence to ascertain the current reality of the park before considering it as a place to live or camp.

Oct 05, 2022 · Henry gunnar LofgranOwners have changed 3 times in 2 years as well as onsite manager. Space rent has increased 3 times in 3 years as well.. Poorly kept, poorly maintenanced and the once pretty landscaping is all overgrown, trees need trimmed, and buildings need painted. In RV section, there are people living in tents. Definitely not the same place it used to be.
Dec 28, 2021 · Tammerz RoxCamping for one month at this nice friendly place. Busy, not many spaces left, but great manager. Close to adventures, like Lassen park, Sacramento river, great fishing, hiking, and good folks. This is, also, a mobile home park, with very friendly people
Apr 08, 2019 · Judy SavageThis park is a small "community" of seniors that are still very into neighbor's and looking out for one another. It is a quiet, well maintained park that anyone can be comfortable and safe, and not be alone. 5 stars!!
