Oak Park Village Manufactured Home Community Introduce
Welcome to Oak Park Village Manufactured Home Community, located at 4000 SW 47th St in Gainesville, Florida. For local users searching for "mobile home parks near me" who desire a balance between a tranquil neighborhood setting and convenient access to urban amenities, Oak Park Village presents an interesting option to consider.
While the platform category provided is "rv parks near me," it's important to clarify that Oak Park Village is a manufactured home community designed for long-term residential living rather than short-term RV stays. However, the underlying need for a comfortable and well-located living environment within a community setting is relevant to both types of housing. Therefore, this introduction will focus on the environment, services, and features of Oak Park Village as a potential long-term living solution for local users.
Based on the available customer reviews, Oak Park Village offers a "nice neighborhood" atmosphere. This suggests a community where residents can enjoy a sense of peace and neighborliness. One reviewer specifically highlights that the location is "just far enough out to not have the in town hustle & bustle," indicating a quieter and potentially more relaxed living environment compared to being directly within the city center of Gainesville.
A significant advantage of Oak Park Village, according to the same reviewer, is its convenient proximity to the "biggest shopping & entertainment area in Gainesville." This location offers residents the benefit of a more serene residential setting while still providing easy access to a wide range of retail options, restaurants, recreational facilities, and entertainment venues. This balance between tranquility and convenience can be a major draw for many individuals and families.
However, not all feedback is entirely positive. One resident expresses serious concerns regarding the maintenance of the property, specifically mentioning "2 trees in poor condition that could affect my home if they fall." The reviewer states that they have been notifying the office about these potentially hazardous trees for "more than 1 year" through calls, emails, and in-person visits. Despite these repeated attempts to address the issue, the trees have apparently not been taken care of, with the reviewer stating that "at the moment one of the trees is about to fall." This raises concerns about the responsiveness of the management to maintenance requests, particularly those related to safety and property preservation.
The lack of action on the reported tree issue could be indicative of potential challenges in the park's maintenance or management responsiveness. While one reviewer praises the neighborhood's ambiance and location, the other highlights a critical unresolved safety concern that has persisted for an extended period. This discrepancy in feedback suggests that while Oak Park Village may offer a pleasant environment and convenient location, potential residents should also consider the possibility of maintenance-related issues.
Given that Oak Park Village is a manufactured home community, it likely provides essential infrastructure and services for long-term residents. These typically include:
- Individual lots for manufactured homes, providing residents with their own space.
- Utility hookups for water, electricity, and sewer at each lot.
- Roadways and common areas within the community.
- Potentially trash and recycling services.
Depending on the community's amenities, Oak Park Village might also offer:
- Laundry facilities for resident use.
- Community gathering spaces or clubhouses.
- Recreational areas such as playgrounds or sports courts.
- On-site management office.
The provided reviews do not offer specific information about these additional amenities. Therefore, local users interested in Oak Park Village should inquire directly with the management about the full range of services and facilities available to residents.
Similarly, information regarding pet policies is not included in the reviews. It is common for manufactured home communities to have rules and regulations regarding pets, so potential residents with animals should inquire about these policies specifically.
Promotional information is not present in the provided text. However, the description of a "nice neighborhood" in a location that balances tranquility with convenient access to shopping and entertainment could be considered an implicit selling point for those seeking such a lifestyle in Gainesville.
For local users interested in exploring Oak Park Village as a potential long-term living option, it is crucial to consider both the positive aspects highlighted in one review (nice neighborhood, convenient location) and the serious concern raised in the other (unaddressed hazardous trees and potential maintenance responsiveness issues).
To obtain a comprehensive understanding of the community, potential residents are strongly encouraged to contact the management directly at (352) 378-4411 or +1 352-378-4411. Asking specific questions about maintenance procedures, response times, community amenities, pet policies, and current lot availability will be essential in making an informed decision. Visiting the community in person can also provide valuable insights into the overall environment and the condition of the grounds and infrastructure.
In conclusion, Oak Park Village Manufactured Home Community in Gainesville, Florida, offers a potentially appealing living environment characterized by a "nice neighborhood" feel and a convenient location that is just outside the city's bustle yet close to major shopping and entertainment areas. However, the serious concern raised by a resident regarding unaddressed hazardous trees and the apparent lack of timely maintenance response should be carefully considered by prospective residents. While the location and general ambiance may be attractive, it is essential to thoroughly investigate the community's maintenance practices and overall management responsiveness before making a decision. Direct communication with the management and a personal visit to the property are highly recommended for local users considering making Oak Park Village their new home.

Oak Park Village Manufactured Home Community Reviews
I have been notifying the office for more than 1 year about 2 trees in poor condition that could affect my home if they fall. We have called, emailed, and gone to the office to cut down these trees that endanger my home and family. At the moment one of the trees is about to fall and a long time has passed and nobody has come to see the bad conditions that these trees are in.

Feb 19, 2025 · Amour ExoticsI don’t recommend moving in oak park I got scammed out of my trailer they went and some how pretended it was me to get my virtual title from the tax collectors office instead of talking to me knowing I still have the original title and had me paying extra money stating that I owed money on a loan that they gave me and I had to pay it in installments and when I asked for receipts they wasn’t able to send them
Mar 17, 2025 · Lakendra RosierI have lived in this community for almost year. It is in a great location and affordable. My issue is the lack accountability from management and no empathy shown for the residents that live in the community. I have reached out to management regarding a tree that is dangling over the home. I was told a year ago that the tree would be removed or at least cut back and a year later nothing has happened. I have emailed management clips of debris that has fallen and still nothing happens. The proper manager never responds to emails and the only you can get in contact with her is to go into the office. I suggest if you want to move to this community you select a lot that doesn't have any trees.
Jul 13, 2021 · AdrenneSadly another Mobile Home Park slips into the abyss of neglect. Most likely this park will become Phase Ill of Celebration Point. Although they have moved new homes in, thinking it's only so they can get more $$$ to be bought out. Was a great location & community some 25+ years ago. I'm doing a update for OPV. We've had over 3 managers and maintenance men since my last post. Also they have moved in about 20 new homes. All old driveways and patios have been tore out. Replacing most drives but no patios are being replaced only small slabs for a porch. Have added lawns(big waste of money in my eyes) and some plants which half are dead or dying. Still not doing much else to actually improve the Park. I could go on but I'll just leave it as this.
