Where do I start with this nightmare first off I wouldn’t wish anyone had to live here including my worst enemy. we moved in there in late 2017 and lived there until early 2022 and there was nothing but problems all the way around to start with prior to moving in to unit 130 we were told that one of the bathrooms suffered water damage to the subfloor and we asked to have the wood replaced as it was structurally compromised and when we moved in we were told it was taken care of the first lie then in then in the winter months of 2019 our furnace had gone out when it was removed to be replaced we noticed black mold had built up within the space we called Julia Barlow the manager to have the wood replaced as black mold fumes would travel through the ventilation system putting residents at risk for severe health problems and that never happened throughout the house the floor had significant weakness that eventually turned into multiple repairs done to the subfloor in the 2 bedrooms on the east side of the property now moving to the backyard of the property there is a giant cement slab covering what we first thought might have been a fire pit until we realized what fire would do if it was actually placed near it as it is a sewage collection tank that makes the property smell of fecal matter that at times traveled through the pipes connected to the home for the water supply leaving an unpleasant smell mainly within the west bathroom and along with smell came the taste as well and if the problems with the property itself aren’t horrendous enough the neighbors on both sides were nothing less than unpleasant with filthy thief’s on the south side and a genuine rule breaker on the north side that Julia is aware of the overall experience with the management Is like playing a game of roulette because while you might have a good place to live and are lucky enough to be a favorite of Julia’s the moment you piss her off she will find the pettiest most minuscule reasons that are often greatly exaggerated to take your deposit and evict you I have attached a few photos to back up my statement that I feel genuinely embarrassed to post but I refuse to let any current tenants occupying this unit fall victim to her selfish acts I hope this brings awareness and extreme caution in these terrible times in the housing market and that you can see the manager for who she can really be - Keston Bliss

Park Village Mobile Home Park Office Introduce

Park Village Mobile Home Park Office, situated at 355 Main St in Layton, Utah, offers a residential living environment within the local community. While categorized under platforms that may also list "RV parks near me," it's important to understand that Park Village Mobile Home Park primarily provides long-term housing solutions through mobile home ownership or rental within the park's infrastructure. This introduction aims to provide local users with a detailed overview of the park, drawing upon available information to present an objective perspective on its environment, potential services, features, and any discernible promotional aspects.

Environment and Location

Located on Main Street in Layton, Utah, Park Village Mobile Home Park benefits from a relatively central location within the city. This positioning potentially offers residents convenient access to various local amenities, including shopping centers, restaurants, schools, and transportation links. The surrounding environment is typical of a residential area within Layton, characterized by a mix of housing types and local businesses. The specific ambiance within the park itself can vary, influenced by factors such as landscaping, lot sizes, and the overall maintenance of communal areas.

Based on the limited publicly available information, it's challenging to definitively describe the aesthetic environment of the park. However, mobile home parks generally aim to create a sense of community and often feature common areas such as streets, walkways, and potentially green spaces. The density of homes within the park and the upkeep of individual lots contribute significantly to the overall environment experienced by residents.

One review mentions a neighborly atmosphere, suggesting a positive community aspect for some residents. Conversely, another review details negative experiences with neighbors, indicating that, like any residential setting, the social environment can be subjective and vary from resident to resident.

Potential Services and Features

Mobile home parks typically offer essential infrastructure and services to support long-term residency. These often include:

  • Utility Hookups: Individual lots are generally equipped with connections for water, sewer, electricity, and potentially gas. Residents are usually responsible for their individual utility consumption, while the park manages the overall infrastructure.
  • Waste Management: Provisions for trash and recycling collection are typically in place throughout the park.
  • Road Maintenance: The park is responsible for maintaining the internal roads and pathways.
  • Common Areas: Depending on the park's facilities, there might be common green spaces, recreational areas, or community buildings. The available information does not explicitly detail such amenities for Park Village Mobile Home Park, but they are common features in many similar communities.
  • Management Office: The presence of an office, as indicated by the name "Park Village Mobile Home Park Office," suggests on-site management responsible for park operations, rule enforcement, and addressing resident concerns.

One of the provided reviews mentions interactions with the park's management, specifically Julia Barlow and the office ladies, describing them as "great to work with" and "always so friendly." This suggests a positive experience with the management for at least one resident. However, the other review presents a starkly contrasting experience, alleging issues with maintenance requests, transparency regarding property conditions, and concerns about deposit handling and eviction practices. This divergence in experiences highlights the importance of considering multiple perspectives when evaluating the services and management of a residential community.

The review that expresses satisfaction also mentions the strict enforcement of parking rules, specifically regarding no street parking during certain months. This indicates that the park management prioritizes order and adherence to community guidelines, which can be seen as a benefit by residents who value a clean and well-regulated environment.

Features and Living Experience

Living in a mobile home park offers a unique housing model. Residents typically own their mobile homes but lease the land on which they are situated. This can provide a more affordable housing option compared to traditional single-family homes, while still offering a sense of independence and ownership.

The features of living in Park Village Mobile Home Park would largely depend on the individual mobile homes owned or rented by residents. These homes can vary significantly in size, layout, and amenities. The park itself provides the infrastructure and community setting.

The contrasting reviews offer insights into the potential living experience at Park Village. One resident describes loving the neighborhood and neighbors, appreciating the strictness of the office in maintaining cleanliness and order. This suggests a positive and well-maintained environment for some. However, the other review paints a picture of significant maintenance issues within a specific unit, including water damage, mold, and structural weaknesses. It also raises concerns about the management's responsiveness to these issues and the overall living conditions experienced by at least one resident.

The mention of a "giant cement slab covering what we first thought might have been a fire pit until we realized what fire would do if it was actually placed near it as it is a sewage collection tank that makes the property smell of fecal matter" is a significant concern raised in one review. If accurate and widespread, such an issue could detract significantly from the living environment for affected residents.

Promotional Information

Based on the provided information, there is no explicit promotional content for Park Village Mobile Home Park. The reviews offer anecdotal experiences, both positive and negative, which could indirectly influence potential residents. The fact that one long-term resident expresses love for the community and appreciates the management's strictness could be seen as a positive endorsement. Conversely, the detailed negative account serves as a strong caution.

For local users considering mobile home living and searching within the "RV parks near me" category (perhaps as a broader search for residential options), it is crucial to differentiate between RV parks designed for temporary stays and mobile home parks intended for long-term residency. Park Village Mobile Home Park clearly falls into the latter category.

Prospective residents would benefit from directly contacting the Park Village Mobile Home Park Office at (801) 544-8833 or +1 801-544-8833 to inquire about current availability, lot fees, park rules, and to address any specific concerns they may have based on the available reviews or their individual needs. Visiting the park in person, if possible, could also provide valuable insights into the community's environment and the condition of the grounds.

Objective Summary

Park Village Mobile Home Park in Layton, Utah, offers a long-term residential option with essential utility infrastructure and on-site management. Experiences of residents appear to vary significantly. One long-term resident reports a positive experience with friendly management, a good neighborhood, and appreciation for the park's rules maintaining cleanliness. However, another former resident details numerous serious issues, including unresolved maintenance problems (water damage, mold, structural weaknesses), potential environmental concerns (sewage odor), and negative interactions with management regarding communication, repairs, and deposit handling. These contrasting accounts underscore the importance of thorough due diligence for anyone considering residing at Park Village Mobile Home Park. Potential residents should directly engage with the management, inquire about current conditions and policies, and ideally visit the property to form their own informed opinion.
