Apple Acres Introduce
For those exploring the "RV parks near me" category in the Fruit Heights, Utah region, understanding the landscape of mobile home parks can offer additional perspectives on potential long-term accommodation options. Apple Acres, located at 975 E 1175 S, Fruit Heights, UT 84037, USA, is primarily a mobile home park but warrants consideration for RV users seeking an extended stay within a community setting.
Nestled in the city of Fruit Heights, known for its scenic views and proximity to the Wasatch Mountains, Apple Acres offers a residential environment with a strong sense of community, according to resident reviews. While the primary focus is on manufactured homes, the characteristics of such parks – including established infrastructure and potentially longer-term residency options – can be relevant to RV owners seeking more than just a temporary campsite.
One of the most consistently highlighted aspects of Apple Acres is the friendly atmosphere among the residents. A long-term tenant of approximately 10 years notes that despite changes in the population over time, the community has maintained its welcoming and neighborly spirit. This strong sense of community can be a significant draw for those considering a longer stay, as it offers a more integrated social environment compared to some transient RV parks. The emphasis on a friendly atmosphere suggests a supportive and engaging neighborhood for residents.
However, the reviews also raise significant concerns regarding the ownership and management of Apple Acres. The long-term resident mentions multiple sales to "heartless corporations" over the years, leading to rising lot rents without corresponding improvements to the park's infrastructure or allowances for residents to make external improvements to their homes. This suggests a potential disconnect between the financial interests of the owners and the quality of life for the residents. For RV users considering a long-term stay, understanding the policies regarding lot rental (if applicable to RVs) and park maintenance would be crucial.
Another more recent review from a current tenant echoes the positive sentiment towards the community and neighbors but expresses strong negative feedback regarding a change in management. This tenant describes feeling "harassed" and characterizes the new manager as "completely disrespectful," alleging invasions of privacy and bullying tactics. This is a serious concern for anyone considering residing in Apple Acres, whether in a mobile home or a long-term RV. It underscores the importance of thoroughly vetting the current management practices and understanding the rules and regulations of the park.
In terms of services and features typically found in a mobile home park like Apple Acres, residents would generally expect essential utilities such as water, sewer, and electricity hookups at each lot. These are designed for long-term use and are a fundamental aspect of such communities. For RV users, it's vital to confirm the specifics of these hookups, particularly the electrical service (amperage) to ensure compatibility with their RV's needs. Inquiries should also be made about how these services are billed and if there are any additional fees for usage.
Beyond the basic utilities, mobile home parks may offer other amenities, though the reviews for Apple Acres do not explicitly detail these. Common features could include paved roads within the park, waste disposal services, and possibly communal areas. Laundry facilities might be available on-site, although this would need to be confirmed with the management. The focus in a mobile home park is typically on providing the necessary infrastructure for residents to live independently in their own homes, and the availability of additional recreational amenities might be limited compared to dedicated RV resorts.
The location of Apple Acres in Fruit Heights offers a blend of suburban tranquility and access to urban conveniences. Fruit Heights is known for its pleasant residential areas and proximity to outdoor recreation opportunities along the Wasatch Front. Residents of Apple Acres likely benefit from the city's amenities, including local shopping, dining, and essential services. The area also provides relatively easy access to larger metropolitan areas like Salt Lake City, expanding the range of employment, entertainment, and cultural options available.
Given the concerns raised in the reviews regarding ownership and recent management changes, it is particularly important for anyone considering a long-term RV stay at Apple Acres to conduct thorough due diligence. Contacting the park directly at (801) 449-4301 or +1 801-449-4301 is the first crucial step. Potential residents should inquire about the availability of spaces suitable for RVs, the terms and conditions of long-term stays, monthly rental rates, and all applicable park rules and regulations. It would also be wise to ask specific questions about the current management practices and how they address resident concerns.
Currently, there is no specific promotional information available for Apple Acres. However, when you contact the management, you can inquire about any potential discounts for long-term stays or any other incentives they might offer. Understanding the full cost of residency, including lot rent and utility fees, is essential for making an informed decision.
In conclusion, while Apple Acres is primarily a mobile home park, its established location in Fruit Heights and the strong sense of community among residents, as highlighted in one review, may appeal to some RV users seeking a longer-term stay within the "RV parks near me" category. However, the serious concerns raised in the reviews regarding ownership and current management practices cannot be overlooked. Prospective residents must contact Apple Acres directly to ascertain its suitability for long-term RVs, understand the current management policies, and weigh the positive aspects of the community against the potential challenges related to ownership and management. Thorough communication with the park is essential to determine if Apple Acres aligns with your needs and expectations for an extended RV living experience.

Apple Acres Reviews
I have lived her for about 10 years and the people here are so friendly. We only have a handful of the residents left that were here when I moved in but all the new people maintain that friendly atmosphere. The owners however are terrible. We have been sold to heartless corporations three times since I moved in and lot rent for a single wide is now just as much as an apartment or a mortgage but we can't make improvements on the outside and they don't seem to care about the state of the park. The manager is doing the best she can to make improvements with one hand tied behind her back. A+ for the residents, F for the owners.
Apr 06, 2021 · Megan EsteppCurrent tenant. Loved my fixer upper trailer my husband and I bought together. First home with our growing family, and we absolutely LOVED the management. Now, that the management has changed, we have not had so many issues. We feel harassed and the manager is completely disrespectful. She invades space, privacy and thinks she can bully people into giving up homestead rights so she can make a dollar in real estate. Never have I seen such disrespect and harassment go side by side with ignorance. Lovely community, neighbors are great, management is horrible.
Mar 13, 2020 · K NeeleyI lived here for 5.5 years. The only things this place has going for it is. It is not an apartment and it is in Fruit Heights. In the time I was here rent went up at least 25$ a year sometimes twice. When I moved out I was paying $125 more than when I moved in. The management makes promises that never get fulfilled. I was told every year that our street lights would be fixed and they were going to fence the park never happend. R.V Horizons own the park right now and they are one of the most greedy corporation I have ever seen. They did nothing for the resident's at this park but take there money and make promises that they were never going to fill. My husband worked for them for a short time and as an employee they expected 40 hour work week but only wanted to pay for 30 hours. As of right now the park is not giving back my deposit because I sold my trailer to a person who pulled it out. They said lot rent was not paid for May. I moved out May 3 and was paid till the 5 and the new owner pulled the home out May 21. It was not my fault she did not pay but they say it is. Moral of the story is if you want to be in Fruit Heights but not in an apartment I would say move in but if you can go else where do it this place is crooked and expensive.
May 22, 2017 · Brigitte DraperThe park is small and quaint. A place where everyone knows one another, and looks out for each other. Some have lived there for 20 + years. Downfall....the revolving door of ownership. Its been sold 3 or 4 times in 6 to maybe 8 years. Theres constant rent increases, utility increases, water Increases, i think theres even been garbage increases. Its really quite sad actually
Jul 02, 2020 · Willow's Jewel (Julie)I have been living there for aprox 1 year and yes I signed a contract and have the copy of the signed one. But for some strange reason it was never turned in. Liz tried saying I had to move out because the ambulance has been called 3 times for me. Per the HIPPA laws she cannot kick me out. She is going off hear say. If I wanted her to know my medical problems I would sign a release for her so she could get my med records. When I called Corp they said it's because I'm not on the lease which I have been since my mom bought the place. Which my mother has a copy of it and it will be faxed to the Corp office. Liz just never turned mine in. And if Liz continues to tell everyone I'm getting kicked out cuz the ambulance have been called and that it is a drug house there will be a big law suite on your hands. Also if she continues to horass myself and mother there will be a big law suite as well. Liz calls my mother to tell her to take the garbage cans out... There is no trash.. She needs to worry about herself and collecting rent not geeting into everyone's business. It's a no wonder why there are so many for sale in that park.
