Pine Creek Ranch Introduce
For local individuals and families in the Tyler, Texas area seeking information about potential residential options, particularly within the category of "mobile home parks near me," Pine Creek Ranch, located at 10480 Sunny Mdws Blvd, Tyler, TX 75708, USA, presents a community with recent and evolving feedback. While our platform primarily focuses on "RV parks near me" for temporary lodging, understanding local mobile home park options can be valuable for those considering a longer-term living arrangement. Pine Creek Ranch can be contacted at (903) 877-4663 or +1 903-877-4663 for inquiries about residency, availability, and specific details about the community.
The environment of Pine Creek Ranch appears to have both positive and negative aspects based on the available customer reviews. Initially, a resident expressed concerns about the quality of the homes, even new ones, citing numerous issues from day one. This suggests that while the community might appear nice superficially, there could be underlying maintenance challenges within individual mobile homes. However, a more recent update from a new resident paints a more positive picture regarding the overall park environment. This reviewer noted that the park is "actually very quiet," even when located near the front entrance, which they found to be a significant improvement over apartment living. They also praised the park's lighting at night, with "cute little lights by each mobile home" that contribute to a sense of safety when returning home late. This updated feedback suggests that while individual home quality might vary, the overall park environment is perceived as quiet and safe.
In terms of services, the initial review raised significant concerns about the management and maintenance responsiveness at Pine Creek Ranch. The resident reported difficulty in getting maintenance issues addressed, specifically mentioning an unresolved A/C problem and a general struggle to contact anyone for repairs. They also described the customer relations extension of the phone system as "useless," indicating a potential breakdown in communication and service resolution. This paints a concerning picture of the initial service experience. However, the more recent update offers a contrasting perspective. The new resident reported that after cleaning their mobile home and submitting a maintenance request for several items, the maintenance team arrived within two days and "fixed everything" neatly, leaving no mess. This suggests a significant improvement in maintenance responsiveness, at least in this particular instance. The new resident also specifically mentioned Cheyenne, who is "always there to answer" questions with a smile, indicating positive interactions with at least one member of the management team.
The features of Pine Creek Ranch, as gleaned from the reviews, include both potential drawbacks and positive aspects. The initial review mentioned that the rent is "high" and some of the rules are "kind of insane," without specifying the nature of these rules. This could be a significant factor for potential residents to consider and inquire about. The fact that even new homes are reported to have "so many issues" is also a concerning feature related to the quality of the housing provided. On the positive side, the updated review highlights good lighting throughout the park at night, enhancing safety and visibility. The efficient and neat maintenance service experienced by the new resident, as well as the helpfulness of Cheyenne, can also be considered positive features. The quiet environment, particularly for those seeking a peaceful living space, is another notable feature. The comparison to apartment living, with the mobile home park being described as "so much better," suggests that the sense of space and perhaps privacy offered by the mobile homes is a desirable feature for some.
Promotional information is not explicitly mentioned in the provided customer reviews. Local users interested in residency at Pine Creek Ranch should contact the park directly at (903) 877-4663 or +1 903-877-4663 to inquire about current lot rental rates or home rental costs, lease terms, security deposits, and any potential move-in specials or other promotions that might be available. Given the initial concern about high rent, it is particularly important for prospective residents to obtain detailed information about all associated costs before making a decision. Asking about the average utility costs and any additional community fees would also be beneficial.
The two customer reviews for Pine Creek Ranch offer a somewhat contradictory view of the community. The initial review expresses significant dissatisfaction with the rent, rules, the quality of the homes, and the responsiveness of the management and maintenance. This negative feedback should be taken seriously by potential residents. However, the more recent update provides a more positive perspective, praising the quiet environment, the park's lighting, the efficiency of a recent maintenance experience, and the helpfulness of a staff member named Cheyenne. This suggests that there might have been improvements in management or service, or that experiences can vary among residents. The update does not address the initial concerns about high rent or the specific "insane" rules mentioned.
For local individuals and families in the Tyler, TX area exploring "mobile home parks near me," Pine Creek Ranch presents a community with both positive and negative feedback. The reported quiet environment and improved maintenance response are encouraging. However, the initial concerns about high rent, potentially problematic rules, and issues with new homes should not be overlooked. Potential residents are strongly advised to contact Pine Creek Ranch directly to inquire about the current rental rates, specific community rules, the quality of the available homes, and the current responsiveness of the management and maintenance teams. Visiting the community in person to assess the environment and the condition of the homes might also be a valuable step in the decision-making process. It would be prudent to ask for recent references or speak to current residents, if possible, to gain a broader understanding of the living experience at Pine Creek Ranch.
In conclusion, Pine Creek Ranch in Tyler, TX, is a mobile home community with recent but mixed reviews. While a new resident reports a quiet environment, good lighting, and efficient maintenance, an earlier review raised concerns about high rent, potentially unreasonable rules, and issues with home quality and management responsiveness. Local users considering Pine Creek Ranch should contact the park directly at (903) 877-4663 or +1 903-877-4663 to obtain current and detailed information about all aspects of residency and to address the concerns raised in the initial feedback. A thorough investigation will be crucial in determining if Pine Creek Ranch is a suitable long-term living option.

Pine Creek Ranch Reviews
I'll make this simple. The rent is high, some of the rules are kind of insane, and the "company" that bought this place is horrible. I feel bad for the maintenance person, they do a lot because these homes are shitty. Sure they appear nice, but have so many issues. The trailer I live in was literally brand new and shipped here. And has had so many issues since day one. Currently can't get anyone to fix our A/C. We can hardly ever get anyone on the phone. And the customer relations extension of their phone system is useless. I have spoken to so many people from that line and nothing ever gets done. Please look elsewhere or buy your home if you can.
Apr 22, 2025 · JazmineUPDATEI have been here for about a month and I wanted to share the update that I have noticed. I have cleaned the mobile home and put in a request for maintenance for certain things that need to be fixed and they were at here within the next 2 days and fixed everything. No mess was left behind. It was very neat. The mobile home park here is actually very quiet. I am close to the front of the entrance and I'm very shocked at how quiet it is around here. So much better than living in an apartment. I work nights so I come home late and the park is lit very well. There are these cute little lights by each mobile home so I feel safe coming home. Anytime I have a question that Cheyenne is always there to answer it with a smile on her face.
Sep 25, 2024 · Jackie CaseyMe and my family used to live here,at first it was okay but management is lazy, they don't even answer the office phone! Management and corporate allowed the people who had a aggressive pitbull attack one of the residents and couple days later it went after me! Still nothing was done! Your kids are not safe to play outside and management was supposed to had done an emergency eviction, but that never happened and the ones who owned the aggressive pitbull were still letting the dog out unattended! Very unprofessional!!
Jan 14, 2025 · Melissa ScottHorrible place to live. Very ghetto, and dangerous, not only that they will keep the money that you paid rent for then pocket it and say you didn’t pay and then charge you like thousands and thousands of dollars and put it on your credit and then when you call to get it fixed they say oh well I don’t know what happened with the last manager.
Mar 29, 2025 · Reanna MerazMoving is already stressful but this one has been a disaster! Cheyenne was great in the beginning. Sold is a 3 year lease with a promotion that was going on. The property looks pleasant and maintenance was mowing the grass when we stopped by. Cheyenne gave us our address so we could start setting up utilities. This is where it all starts. The address she gave us no one could find the address. I email Cheyenne about the situation and called her. It took seven days for her to respond and for both myself and my husband to stop by only to find out she had given us the incorrect address. Cheyenne started that she had called The water/trashcompany and fixed the address but we still don't have a trash can and it's Labor day weekend! The day I came by to drop off money order for what we discussed is when the disaster started. Cheyenne asked me if e had signed our lease? Me looking confused thinking we were going to that today, that's why I had a money order. She informed me that it was supposed to be emailed by the corporate office. Which is was not! Fine, we got that out of the way. The hard part of that is my husband is not tech savvy so I'm trying to explain to him step by step how to do this while he's at work. Then Cheyenne asked me why I made the money order for that amount. I told her that's the email you sent us. She then informs me that was a mistake and I can't have keys until I bring her $62.97 more. Now granted this wouldn't be such a big deal, but I've already drove all over the place. I'm hung to school part time, I work full time, helping my boys though school, helping my mom with my dad who had dementia and my husband who had had 2 heart attacks. So my plate is full. This just added to the stress. I go get the money and come back and she had home to lunch. She also informed me that she would have another key made for my husband. We don't work the same shift. He's morning and I'm night. I come back later in the day to get the keys and to make sure Cheyenne received the money order. There was no extra key made. So more money and time spent the day before we are supposed to move in. I go to our home and it hadn't been clean like she stated it would. There were still ants all around the house and she stated that she would have maintenance take care of it before we moved in. So I've been out a lot of time and extra money that I didn't plan for because of so many mistakes.I do like the location and the people I've met on the property seem to be nice. I will write a follow up email in a couple of months to see if things improve or even if anyone reaches out to me.
