Pine Haven Manufactured Home Community Introduce
Welcome to Pine Haven Manufactured Home Community, a residential option located in Marietta, GA, for those seeking manufactured homes. Situated at 848 Sandtown Rd SW, Marietta, GA 30008, USA, Pine Haven offers a distinct living experience within the local landscape. For those searching for "RV parks near me," it's important to note that while Pine Haven is a manufactured home community, it caters to long-term residents with their own manufactured homes rather than temporary RV stays. This community provides plots for manufactured homes, requiring residents to own their dwelling while paying lot rent.
For inquiries, Pine Haven can be reached by phone at (770) 422-6922 or +1 770-422-6922. The community's location places it within reach of Marietta's amenities and services, making it a consideration for individuals and families looking for manufactured home living in the area.
The upkeep of the community and individual lots is a significant aspect of living at Pine Haven. Residents are expected to maintain their property diligently, including ensuring their yard is clean from pine straw and leaves. This emphasis on cleanliness is regularly monitored by maintenance personnel who conduct daily walks around the homes. If a property is not deemed "tip-top shape," or if it doesn't meet their aesthetic standards, photos may be taken, and charges ranging from $50 to $100 could be levied until the space meets the community's requirements. This can apply to areas that might not be immediately visible without close inspection, such as under or around the home.
Like any community, there are shared spaces and common areas. While efforts are made to maintain these, residents have noted instances of litter, such as wrap papers and beer bottles, left by teens and careless adults in common walking paths. Additionally, there have been observations of individuals engaging in activities like drinking and public urination within the park premises.
Pine Haven Manufactured Home Community primarily offers lots for manufactured homes. This means residents purchase or own their manufactured home and rent the land it sits on. The services provided are primarily related to lot maintenance enforcement and general community management.
Regarding parking, it has been noted that finding a space can sometimes be challenging, and residents have reported instances of others taking their designated driveway spots. Visitors often resort to parking on the road if no other spaces are available, which can sometimes obstruct roadways and make navigation difficult for departing residents.
The community's office serves as the primary point of contact for residents. However, some residents have expressed challenges with office assistance, stating that the office is "usually no help." There have been reports of poor communication regarding essential services; for example, water can be turned off for maintenance without prior warning. This lack of communication can be disruptive to daily life.
For prospective residents interested in purchasing a home within the community, there have been instances where scheduled appointments to view homes for sale were not honored, with the office being closed and no one available to assist. While a message-taking service was offered, the overall impression given was a lack of interest in facilitating home sales.
The atmosphere within Pine Haven can vary. Residents have noted that the community can be "pretty loud on the weekends." This suggests a more active or less tranquil environment during these times, which is a factor for those who prioritize quiet living.
While specific promotional offers are not detailed, potential residents considering Pine Haven Manufactured Home Community should evaluate their expectations based on the outlined aspects. The community offers an option for those seeking manufactured home living in Marietta, GA, with the understanding of specific maintenance requirements and community dynamics. It is important for prospective residents to visit the community, observe the environment firsthand, and inquire thoroughly about all rules, regulations, and services provided before making a decision. Given the feedback, it would be advisable to confirm any appointments in advance and understand the communication protocols for maintenance and services. For those specifically looking for RV parks, it's crucial to reiterate that Pine Haven is a long-term manufactured home community, not a transient RV park.

Pine Haven Manufactured Home Community Reviews
If you own you still have lot rent you have to upkeep your pinestraw and leaves they like a clean yard from that. The maintenance ppl walk around your home on the daily and not pick at your property if it isn't tip top shape or they don't like you. They take pics and charge you 50-100$ or so until you get your space the way they want it even if you can't see ttge things without walking around and looking in or under the home. Living in a common walking space always has wrap papers and beer bottles where the teens and careless adults leave there trash there is a woman whom sits at the park and drinks all day then urinated behind trees at the park. There is usually no parking or someone takes your space knowing its not there driveway. Visitors park on the road flat-out if can't find a space. If need to leave you'll prob get in an accident wjtg those whom cover the road ways as they don't move. The office is usually jo help. You get no warnings before they turn water off if they are working and all in all its pretty loud on the weekends.
Dec 24, 2024 · JanetWe've set up the appointment for Saturday to see houses for sale but office was closed, no one showed up to talk to us. The person on the phone offered us just take a message. Definitely they are not really interested to sell one or two more houses.
Nov 14, 2020 · Iryna PavlivnaWe live there for 2 years. We had a corner lot so we had more privacy then others. The rent was cheap, good neighbors. The road had a lot of ruts in it, but they have gotten better at caring for it. The management company didn't bother me, took care of things when I needed it and gave me my deposit back when I left. I would live there again if I had to
Dec 21, 2019 · Janeen OertellI don't live here, but I visited to check out a home for sale. It was 5pm on a Thursday. Area was lovely and quiet. Next door neighbor happened to be headed out with her toddler in a stroller, and I asked her about the community. She said it's "chill" and that on weekends there are a lot of cookouts but no fighting or rowdy stuff. She's been there 2 years and feels perfectly safe.
Jun 19, 2021 · Holly RobertsThe office worker was very helpful and answered all of my questions earnestly. The already inhibited park trailers are a bit run down, but some places are better than others. There is a small playground next to the office.
