Pine Ridge Introduce
If you are searching for 'RV parks near me' in the Prince George, Virginia area, Pine Ridge, located at 400 Swift St, Prince George, VA 23875, is a mobile home park that might offer long-term accommodations for RVs. While primarily designed for manufactured homes, such communities sometimes provide spaces suitable for RVs seeking an extended stay within a residential park setting. To provide a detailed introduction for local users considering Pine Ridge as one of their options for 'RV parks near me,' it is crucial to examine the environment, potential services, features, and the contrasting feedback received from current residents.
The environment of Pine Ridge appears to have both positive and negative aspects based on the available reviews. One resident who has lived there for almost a year describes the "office staff and maintenance staff" as "amazing," highlighting their friendliness and helpfulness. This suggests a positive initial impression and good interaction with the on-site personnel. The reviewer also mentions feeling "safe and welcomed" after moving from a dangerous neighborhood, indicating a sense of security and community within the park. However, another, more critical, review paints a different picture of the overall environment and upkeep of the park, particularly in the "original part." This resident states that "no General maintenance is done...Unless something breaks. Then it's a band-aid fix." This suggests a reactive rather than proactive approach to maintaining the older sections of the park, which could be a concern for long-term RV residents.
In terms of services, while one reviewer praises the maintenance staff for being amazing, another details significant and long-standing issues with essential utilities. A major concern raised is the "water," which has reportedly "been a problem for years" due to "old" pipes. The reviewer argues that even with good water supply, bad pipes will result in bad water and even mentions a "fecal smell" that has been ongoing. This serious issue with water quality could be a significant deterrent for anyone considering living at Pine Ridge, including those looking at 'RV parks near me'. Another critical service issue involves the "original OLD breaker system" for electricity in some homes. This system reportedly goes out frequently, leaving individual residents without power, and repairs can be slow, as evidenced by one instance where a power outage on a Friday afternoon was not addressed by an electrician until Monday morning, resulting in the loss of refrigerated and frozen food. The park's alleged response to such incidents ("That's not our problem") indicates a lack of responsibility and poor customer service in critical situations. The supervisor from the electrical company reportedly advised the park to update the electrical boxes due to fire risk. The second reviewer also mentions rising "lot payment -RENT" each year without any apparent improvements or benefits in the older sections of the park, contrasting this with new sections where renters seem to receive more attention and maintenance.
The features of Pine Ridge are somewhat contradictory based on the reviews. The positive review highlights a sense of safety and a welcoming community, along with friendly and helpful staff. These could be attractive features for those seeking a sense of belonging among 'RV parks near me'. However, the negative review points to significant drawbacks. The lack of general maintenance in older areas, the persistent problems with water quality (requiring residents to use filters at their own expense), and the outdated electrical systems with slow repair times are serious concerns. The alleged bullying and ignoring of resident issues by the management, along with the increasing lot rent without corresponding improvements, further detract from any potential positive features. The absence of basic amenities like trash cans throughout the park, as mentioned by the critical reviewer, also indicates a lack of attention to the overall living environment.
The promotional aspect of Pine Ridge is challenging given the starkly contrasting reviews. While the positive feedback emphasizes friendly staff, a sense of safety, and a welcoming community, the detailed negative review raises serious red flags about maintenance, water quality, electrical infrastructure, and management responsiveness. Any potential promotional message would need to be carefully balanced with the significant concerns raised by long-term residents. It would be essential for the management to address these issues transparently and demonstrate a commitment to improving the living conditions, particularly in the older sections of the park. For individuals searching for 'RV parks near me', the promise of friendly staff and a welcoming community might be appealing, but the potential for poor maintenance, water problems, unreliable electricity, and unresponsive management could outweigh these positives.
Considering its categorization under 'RV parks near me', Pine Ridge might offer long-term RV spaces. However, potential residents must weigh the positive feedback about the staff and community against the serious allegations of poor maintenance, water quality issues, outdated electrical systems, and unresponsive management. The discrepancy between the experiences reported by different residents suggests that the quality of living might vary within the park, possibly between older and newer sections, or based on whether one rents or owns their home. RV owners considering a long-term stay should specifically inquire about the condition of RV spaces, the reliability of utilities (especially water and electricity), the maintenance services available, and the management's responsiveness to resident concerns. It would also be prudent to speak with current residents, if possible, to get a more comprehensive understanding of the living conditions at Pine Ridge.
In conclusion, Pine Ridge in Prince George, VA, presents a mixed picture for those seeking 'RV parks near me'. While some residents praise the friendly and helpful staff and the sense of community and safety, others report significant problems with the lack of general maintenance in older areas, persistent water quality issues, outdated and unreliable electrical systems, and unresponsive management. The increasing lot rent without corresponding improvements in these areas is also a major concern. Potential RV residents should carefully consider these contrasting viewpoints and conduct thorough due diligence, including visiting the park and speaking with current residents, before making any decisions about a long-term stay at Pine Ridge.

Pine Ridge Reviews
We have been here almost a year. The office staff and maintenance staff are amazing. They are friendly and helpful. Easy access if you have a question. We moved away from a dangerous neighborhood in VT to come here. We feel safe and welcomed. You won’t be sorry moving here.
Oct 10, 2024 · Carlene Smith1. No General maintenance is done in the original part of the part Unless something breaks. Then it's a band-aid fix. 2. The water has been a problem for years. The pipes are old and common sense should tell you even sending good water through bad pipes you get Bad water. 3. The power box to our home is Still the original OLD breaker system. It goes out (leaving Only us without electricity as it's individual breakers) - the fuses go bad every 21/2 to 3 yrs. 3 yrs ago it blew on a Friday afternoon. We didn't see an electriction until Monday about 10:15 am. We lost everything in the Refrigerator and Deep Freezer that time. I'd say $700, plus we had to eat 2 meals a day out. The "park said" That's not our problem. Her exact words. In March was a repeat, but were out 12 hours lost Fridge $100 & eating out. The Supervisor from the Electrical company Told them again they Must update our box or it will lead to a fire. I'm posting pictures of clothes I've that have been destroyed in the wash because of the water. This "community" has gone down hill so much and Sunshines the owners don't care at all. Our lot payment goes higher and higher - they add new sections and those who rent get things done. Sometimes...... We get nothing-we don't even see park maintenance anymore. Not that they fix anything. They are good at warnings, bullying, talking down to you and ignoring situations that should Demand their attention. As long as they get money anything and everything goes. Sadly, we own our home. I've told all my friends and family don't even think about this place.Yes, we can use Filters at our OWN Expense in addition to fees. The county water is running through the Same Pipes that have been in place since the 1970's. The fecal smell has been going on long before the changeover. It's ALWAYS someone else's fault or Problem (get filters - take care of it yourself, it's in your lease for you to do it) What is your Responsibility? Why is the Lot Payment -RENT raised Every Year? When we rented homes in the past rent was raised because we were receiving a benefit - walls painted, something updated, a benefit. What do they give us? Excuses and what is it you want from us.....that's it. Oh and how about a couple trash cans through the park so Maybe it wouldn't be as dirty.
Aug 29, 2024 · Diana SThis place is clean but lately it has become dangerous, also the people who work in the office I think they should look for another job that is not in the office and not deal with people, because the truth is that they have no character less than to be sociable with people, especially if it is a Hispanic person like racism on their part! They spend all day working in the office and one calls and they never answer the phone! Many times it is after lunch time and the office is closed and it is supposed to be time to go back to work, and they are inside and do not open the door, also if the lunch hour is different they should change it and that way one knows that it is closed and one does not waste time! I recommend that especially the person in charge of the office staff be kind since she has to set an example (Mrs. Angy) who was the manager before was kind now this new manager is useless she is the worst thing they could have brought to the office! I hope you can pay attention to this message!
Oct 09, 2024 · Edgardo AcostaIt was wonderful for the first year, but once our contact was up and we renewed the payments became more expensive and when we'd try and pay our payments (even only a day late) the computer system wouldn't accept the payment and insisted on 2 payments. The employee Candy is a con who is really good at it by the way, and will smile in your face as she is signing the court papers to have you kicked out. Bottom line is, if you're planning on moving in, make sure it's no longer than a year because they literally have people coming in and out yearly due to their payment system. It's a beautiful scam set up for you to lose, because you're only allowed to pay by money order or ALL at once online. When they do not accept your payments it's a big hassle to retrieve your money back from the money gram system. I'm just fair warning.
