Pleasant View Village Introduce
Pleasant View Village, located at 3542 Magnolia Ave NE in Canton, OH 44705, presents itself as a potential option for individuals seeking "rv parks near me" or considering mobile home living in the Canton area. This introduction aims to provide an objective overview of the community based on publicly available information, including direct contact details and feedback from residents.
Contact Information: For those interested in learning more about Pleasant View Village, the provided contact numbers are (330) 454-2502 and the mobile phone number +1 330-454-2502. These numbers can be used to inquire about availability, lot rental fees, and specific community regulations.
Environment and Grounds: Based on resident feedback, the environment of Pleasant View Village appears to have both positive and negative aspects. One notable positive is the presence of a "beautiful walking path above an open field" featuring "little meadow patches" that could be suitable for picnics. This suggests that the community offers some green space and opportunities for leisurely outdoor activities within its grounds. However, other comments paint a less favorable picture of the overall maintenance and upkeep of the park. Concerns have been raised regarding the condition of some of the trailers, with reports indicating that a significant portion may not be well-maintained. There is an indication that the management company has begun refurbishing some trailers, suggesting an ongoing effort to improve the aesthetic and structural condition of the community.
Services and Management: Resident reviews offer insights into the services and management of Pleasant View Village. A significant concern highlighted is the perceived lack of adequate maintenance. Specifically, there are complaints about the roads not being consistently plowed or salted during winter, which could pose challenges for residents. Furthermore, contrary to what some might expect in a community where lot rent is paid, residents report being charged extra for lawn care and other maintenance issues that are typically handled by management in other similar communities. This policy has been a point of contention for some residents.
Another service-related issue mentioned is the malfunctioning vending machine, which reportedly eats money without dispensing products and lacks a responsive contact for refunds or repairs. This, while seemingly a minor issue, contributes to the overall perception of inadequate service within the park.
Recent feedback suggests significant dissatisfaction with the current park managers and the company overseeing the property. Residents have expressed the opinion that the management lacks the necessary experience and competence to effectively run the mobile home park. Terms like "joke" have been used to describe the maintenance, and accusations of "bullies" have been directed towards the management. These comments indicate a potentially challenging relationship between the residents and the park's administration.
Features and Community Aspects: Despite the criticisms, the mention of a walking path and meadow patches suggests that there are some features designed to enhance the quality of life for residents, offering spaces for recreation and relaxation. However, the negative feedback regarding unmaintained properties and the overall decline of the park's condition raises concerns about the general upkeep and aesthetic appeal of the community as a whole.
Another feature mentioned, albeit negatively, is the presence of feral cats and raccoons throughout the park. Despite being advised against it, some residents reportedly continue to feed these animals, potentially contributing to hygiene and nuisance issues within the community. Additionally, there are reports of drainage problems leading to flooding on roadways and residents' properties, indicating potential infrastructure issues that need to be addressed.
The issue of unclear property lines between lots has also been raised, with one resident stating that boundaries are determined arbitrarily by individual owners. This lack of clear demarcation could potentially lead to disputes between neighbors.
Promotional Information and Considerations for Potential Residents: Based on the available information, Pleasant View Village appears to be a community undergoing a period of transition and facing significant challenges in terms of maintenance and management. While the presence of a walking path and some ongoing refurbishment efforts could be seen as positives, potential residents should carefully consider the concerns raised by current residents.
For individuals searching for "rv parks near me" in the Canton, OH area, Pleasant View Village might be an option to consider, particularly if looking for a potentially more affordable long-term living situation. However, it is crucial for prospective residents to conduct thorough due diligence. This should include visiting the park in person to assess its current condition, speaking with current residents to gain firsthand perspectives, and carefully reviewing the terms of the lot rental agreement, especially regarding maintenance responsibilities and fees.
The fact that condemned trailers are reportedly being refurbished and resold raises questions about the quality and adherence to safety codes. Potential buyers or renters of these units should exercise extreme caution and consider independent inspections to ensure their safety and compliance with regulations.
In conclusion, while Pleasant View Village is located in Canton, OH, and may appear as an option for those seeking "rv parks near me," the available information suggests a community with significant challenges related to maintenance, management, and overall upkeep. Potential residents are strongly advised to conduct thorough investigations and weigh the potential benefits against the reported drawbacks before making a decision.

Pleasant View Village Reviews
About 1/3 of the trailers here are actually lived in and even fewer of them are actually maintained. The management company has been refurbishing a few of the trailers so they are starting to put effort in. There is a beautiful walking path above an open field it has little meadow patches you could use for a picnic. One negative side though the vending machine always eats your money and never gives soda and no response when you call the number. Also even though you pay lot rent the management makes you pay extra for any lawn care or any other problem most companies would do for their tenants. Especially making sure the roads are clear of snow.
Jul 17, 2023 · Carolyn GoldenThe new park managers and the company that run the park need to go to school and learn how to run a trailer park. Maintenance is a joke. Charge for yard clean up or threaten with fines if u don't clean up when they want it done and roads never get plowed or salted. Feral cats n raccoons throughout the park. People still feed them even after being told not to. Drainage backs up in back of park and floods over road way and in peoples properties. Trailers in condemned situations and they are fixing them and reselling them. Sure they are not up to code. Each lot doesn't have a set property line it's just whatever the owner says it is. Cook company and the mgrs are bullies. Was a nice place til they had people who don't have a clue as to what they r doing run the park....it's slowing becoming a dump even tho they are trying to fix it up.
Dec 10, 2023 · Corey MachanMy son and I lived there for 7yrs. Never any trouble there and had good neighbors. Also a nice walking path at the top of the field
Jun 22, 2022 · Noel WellsJust got a trailer in this park, really nice quiet place everyone stays to themselves. Mobile home are nice and the park manger and wife are very nice people.
Jul 03, 2022 · Nancy MalatestaIt's a really nice neighborhood, I've been living here my whole life. Everyone is friendly, but the maintenance needs work and also it gets really boring
