We've traveled to well over 70 RV parks now and we can easily say that this was one of our best campground experiences ever!We stayed here in our 34' custom RV that looks like a tiny home. They are tiny home friendly which is always so appreciated! It's a fantastic location for anything you might want to do in College Station, like go to Texas A&M or any of the other area attractions. We actually used it for a relaxing rural base camp for a day trip in to Waco to visit the Magnolia Silos and Bakery. It's situated kind of right in the middle of Austin, Waco, Dallas and Houston and right next to College Station so the location can be perfect for quite a few of the major places in Texas that you would want to visit.The campground's water has great pressure and tastes fantastic, the power worked reliably and didn't make our lights flicker like it does at some campgrounds and the sites are all nice and level. Our pull-through site was really easy to get in and out of and there were plenty of big-rig friendly sites. Even the back-in sites would be easy to get into because the exterior roads by those sites were so wide and easy to navigate.There is a great playground with a large slide, picnic tables, fire rings scattered about and cool lights hung from giant trees that make the playground look awesome at night and makes for fantastic night photos! We also spent a morning fishing in the pond catching (and releasing) quite a few bluegill and we heard rumors of catfish though we never tried to catch those.At the time we were there the owners were doing a lot of renovations to the park to update everything and they were adding laundry and indoor games etc. I never gave the wifi a try and was told that it was possibly going to be upgraded so if that's important to you you may want to ask if it's working well at the time of your visit. I just use a hotspot for internet so it wasn't a big deal for me, and cell phone coverage was great with Verizon.Best of all, the Stegent family were absolutely wonderful hosts and our kids had the time of their lives playing with the other kids at the park. Since leaving the park we've had a couple of our kids (strongly) ask that we move to Texas just to go to that park more often!It's an A+ park and I would highly recommend it!
Jan 20, 2022 · Tyler NLocation- intersection of 60 & 2155. Snook TX. Close to city without the city traffic. Formerly Paradise Rv park ( you can refer to that website for photos). I like this park. Wide, low/no dust roads, anyone can navigate. Public/common areas are nicely done with playground, fire pits, bbq ( wood provided) . Owners were lovely. Dog park is well fenced. The rows of lots are passenger side facing the south ( no north wind blowing in the door, but south breezes will). The laundry, sitting/game room are nicely styled and updated. The bathrooms are the best I’ve ever seen in an RV park and CLEAN. Lots of kids around , so if you can’t handle kids riding bikes , having fun outside or living, best move on. Every child was well behaved and we had 0 issues with anyone. This is an existing RV park that is being rehabbed , but all the things the guests need are done, and done well. The only issues I could see are - some of the utility connections are at the very back of the sites, but not all. Call to pick a site would be better than online. We needed a lot of server hose to connect. Our site (24) was very long , but the end row site was small. The road noise on 2155 was a bit much, but only for a 45 minutes beginning around 5 pm. The rest of the time was occasional. A row of hedge would help that. The website is a bit lacking in phots. I like to know exactly what I’m getting before I get there ( stayed. in one too many sketchy locations to count, so I’m always skeptical ). Would I stay here again- Absolutely. I would like to see it in 2 years considering the quality of the work they have done- it’s top notch.

The playground is nice, there's a beautiful old tree with lights that look magical at night, and the best thing is there's no riffraff. We are only home 72 hours a month yet none of our property has been messed with. I left a bottle of perfume in the shower room, $40 for .5 ounce perfume, so I was not hopeful it would be there when I realized 2 days later. It was still sitting there...so nice to have trustworthy neighbors in the park. It's quiet, laundry and showers are well decorated and clean. Also had the pleasure of watching an otter playing in the tank. Highly recommend.
Aug 17, 2024 · Tickled PinkThis park is really nice. The bathroom/shower house looks like something off of HGTV. It's beautiful! The laundry room is the best campground laundry facility I've experienced. The park appears to mostly host long-term residents as we were the only short term folks during our stay. The other RV'ers were pleasant and the park was clean and quiet. I was disappointed that during the week that I was there, the owners who live on site, were never available. The office was always empty and had a sign to text if the need arose. I texted a few times and sometimes wouldn't get a response until many hours later or even the next day. The women's bathroom sign had fallen off the door before I arrived and remained on the ground in front of the bathroom for my entire stay. Also, the toilet paper and paper towels were never restocked either and were dangerously low! The other downfall is the lack of shade. There are several new trees planted and will someday provide ample shade but none of the sites have shade currently. Despite the fact the owners have seemed to have lost their passion for their RV park, I would still highly recommend for the nice facilities, great location, and friendly residents.

Quite a few picnic tables and swings in that area as well as volleyball, a playground and a ring game.Amazing restrooms that are clean and very roomy. A lobby area with board games for family time and Foosball as well. I recommend this as a must stay.
