Royal Coach Village Introduce
For those exploring "RV parks near me" with an eye towards long-term residency in the Fort Myers, Florida area, Royal Coach Village, located at 15661 Royal Coach Cir, Fort Myers, FL 33917, offers a mobile home park setting with a mix of positive and cautionary feedback from its residents. While the park is acknowledged for being reasonably maintained and having a friendly community, concerns have been raised regarding increasing lot rent and limited amenities. Understanding these aspects is crucial for anyone considering Royal Coach Village as a potential long-term living option.
The environment of Royal Coach Village is described as "fairly well kept," suggesting a basic level of maintenance throughout the park. Residents generally perceive the neighborhood as "safe," which is a significant factor for peace of mind. Furthermore, the majority of the people living in Royal Coach Village are reported to be "nice and friendly," fostering a positive sense of community among the residents. This social aspect can be a considerable draw for those seeking a welcoming and neighborly environment.
However, the reviews also highlight limitations in the management's responsibilities and the available amenities. According to one resident, the management focuses primarily on maintaining the "few common areas" and rental homes, with little attention given to the upkeep of privately owned lots beyond the common spaces. A notable requirement is that "all residents are required to maintain their own lawns (rentals too)," placing the responsibility and cost of yard work directly on the homeowners and renters. Additionally, "everyone pays all their own utilities," which is a standard arrangement in many mobile home parks but an important factor to consider in the overall cost of living.
A significant concern raised by multiple residents is the consistent increase in lot rent. One review explicitly states that "The lot rent has gone up about $25 per month every single year, without any additional benefits being provided." This annual increase without corresponding improvements or added amenities can strain the budgets of residents, particularly those on fixed incomes. Another reviewer echoed this sentiment, simply stating, "Lot rent goes up every year," indicating it as a consistent and potentially negative trend within the community.
In terms of amenities, Royal Coach Village is described as having "no pool," which is a common and often desired feature in Florida communities, especially during the warmer months. The limited recreational facilities include only "a beat up shuffle board court and a community clubhouse." While a clubhouse can serve as a gathering space for social activities, the condition of the shuffleboard court suggests that the recreational offerings are somewhat basic and may not appeal to all potential residents. The lack of more extensive amenities, such as a pool, fitness center, or organized activities beyond what the residents themselves might initiate in the clubhouse, is a point of consideration for those seeking a more resort-style living experience within the category of "RV parks near me" that cater to long-term stays.
Despite the concerns about rising lot rent and limited amenities, one reviewer provided an update that highlights a positive aspect of the management's response to a natural disaster. Following Hurricane Ian, the management reportedly "did a fantastic job of cleaning up." This included helping residents with the removal of debris from trees and damaged carports, with the cleanup process commencing quickly, "starting the very next day after the storm passed" and taking only a couple of weeks. This commendable effort in the aftermath of a significant hurricane demonstrates a level of responsiveness and support from the management during a critical time, which is a valuable consideration for residents in a hurricane-prone region.
Considering the dual nature of the feedback, potential residents looking at Royal Coach Village as one of their "RV parks near me" for long-term living should weigh the benefits of a friendly community and a generally maintained environment against the drawbacks of increasing lot rent and limited amenities. The management's positive response to Hurricane Ian indicates a capacity for effective action during emergencies, which is a significant factor in the overall safety and well-being of the community.
To gain a comprehensive understanding of the current situation at Royal Coach Village, prospective residents should contact the management directly at (239) 543-1979 or +1 239-543-1979. Inquiries should focus on the current lot rent and any history of increases, the specific responsibilities of residents regarding lawn maintenance and utilities, the condition and availability of the shuffleboard court and clubhouse, and any planned improvements or changes to the park's amenities or policies. It would also be beneficial to inquire about any community-organized activities or social events that take place in the clubhouse.
As no information about promotional offers or special rates is provided in the reviews, it is advisable to ask the management directly about any such incentives that might be available for new residents. Understanding the full financial implications, including lot rent, utility costs, and any other fees, is essential for making an informed decision about long-term residency at Royal Coach Village.
In conclusion, Royal Coach Village in Fort Myers, FL, offers a mobile home park with a friendly community and a reasonably well-kept environment. However, potential residents should be aware of the consistent increases in lot rent and the limited range of amenities, which currently include only a shuffleboard court and a clubhouse. The management's commendable cleanup efforts after Hurricane Ian demonstrate a degree of responsiveness during emergencies. Individuals seeking "RV parks near me" for long-term living in the Fort Myers area should carefully consider these factors and conduct thorough inquiries with the management to determine if Royal Coach Village meets their needs and expectations.

Royal Coach Village Reviews
The park is fairly well kept. Most of the people here are nice and friendly. Management does very little to maintain anything but the few common areas, and the homes that are rentals. All residents are required to maintain their own lawns (rentals too) and everyone pays all their own utilities. The lot rent has gone up about$25 per month every single year, with out any additional benefits being provided. There is no pool, only a beat up shuffle board court and a community clubhouse. Edit: Increasing the star by one because the management did a fantastic job of cleaning up from Hurricane Ian. They helped everyone get rid of debris from trees and torn off carports and it only took a couple of weeks starting the very next day after the storm passed.
