Royal Pines Estates Introduce
Welcome to Royal Pines Estates, a mobile home park located at 26350 Delano Dr in the scenic Idyllwild-Pine Cove area of California. For individuals searching for "RV parks near me" in this mountainous region or those considering a mobile home community, Royal Pines Estates presents itself as a potential option to explore. Situated in the 92549 zip code, this community can be contacted at (951) 659-2691 or +1 951-659-2691 for inquiries about residency, RV space rentals, and the overall living experience.
The environment surrounding Royal Pines Estates is characterized by the natural beauty of Idyllwild-Pine Cove. Nestled in the San Jacinto Mountains, residents can expect a setting of pine forests, fresh mountain air, and potentially stunning views. This location offers a tranquil escape from the hustle and bustle of city life, attracting those who appreciate a more serene and nature-oriented environment. The higher elevation typically results in cooler temperatures compared to the lowlands, which can be particularly appealing during the hot summer months. The area is also known for its outdoor recreational opportunities, including hiking trails and scenic spots.
According to recent feedback, the management and maintenance at Royal Pines Estates receive high praise. One resident who has lived in the park for a total of four years (one year in their own place and three years in their boyfriend's) stated, "we have the best manager ever Michelle and best maintenance person Stephanie!" This positive acknowledgment suggests that residents generally have a good rapport with the on-site staff and that their needs are likely addressed effectively. This can be a significant factor for those seeking a comfortable and well-supported living environment in an "RV park near me" or a mobile home community.
However, the same long-term resident also pointed out a couple of areas for potential improvement. One concern is the "high electric bills (much higher than Orange county)," which suggests that utility costs might be a significant factor for residents to consider. Another issue raised is the capacity and frequency of trash collection, with the resident noting that the trash "starts overflowing in a few days" and suggesting the need for larger receptacles or more frequent emptying. It's important to note that this resident clarified that these issues are "not a reflection on the management but the owners of the park." This distinction indicates that while the on-site team is appreciated, some operational aspects might be beyond their direct control.
Another, more critical review raises concerns specifically regarding the rental of RV spaces. This reviewer recounted an experience of being told that RV rentals were on hold due to county-mandated upgrades to concrete pads and being asked to return or call back in two weeks for an update. Upon visiting the park again after two weeks, they found that "nothing had changed" and there were no signs of construction. This led the reviewer to believe they were being subjected to a "bait and switch tactic" to push the sale of park models instead. They also noted that the advertised RV spaces were very small, with the largest spot barely accommodating a small RV and lacking room for slide-outs on at least one side due to the proximity of a building. The reviewer explicitly stated, "Totally fraudulent advertising!" and advised others not to be fooled by what they perceived as misleading information, particularly from Craigslist.
The features of Royal Pines Estates, based on the limited information, appear to include both mobile home lots and spaces intended for RV rentals. The positive feedback about the manager and maintenance person suggests a well-managed community in terms of day-to-day operations. However, the negative review concerning RV space rentals paints a picture of potential issues with the availability and suitability of these spaces, as well as concerns about advertising practices. The high electric bills and trash collection issues are also features that prospective residents should be aware of.
Promotional information is scarce in the provided reviews. The fact that there is on-site management and maintenance that are well-regarded could be seen as a positive aspect to promote. However, the serious allegations of misleading advertising regarding RV rentals would need to be addressed transparently by the park. If the park is indeed upgrading its RV facilities, providing clear timelines and accurate information would be crucial for attracting RVers looking for "RV parks near me." Similarly, addressing the concerns about high electric bills and trash services could enhance the park's appeal.
For local users searching for "RV parks near me" in the Idyllwild-Pine Cove area, Royal Pines Estates presents a mixed picture based on the available reviews. The positive feedback about the management and maintenance is a significant plus, suggesting a responsive and helpful on-site team. The beautiful mountain environment is also a major draw. However, the concerns raised about high utility costs, trash collection, and, most notably, the alleged misrepresentation of RV rental availability and space sizes, are serious red flags that potential renters should investigate thoroughly. If you are interested in renting an RV space at Royal Pines Estates, it would be essential to visit the park in person, inspect the available spaces, and get clear, verifiable information about their size and any ongoing or planned upgrades. Similarly, inquiring about average electric bills and trash collection schedules would be prudent.
For those considering purchasing a mobile home and living in Royal Pines Estates, the positive comments about the management and maintenance suggest a community where resident needs are generally well-handled. However, the broader concerns about park ownership's responsiveness to issues like utility costs and trash services might still be relevant. It would be advisable to speak with current mobile home owners in the park to get a more comprehensive understanding of the long-term living experience.
In conclusion, Royal Pines Estates in Idyllwild-Pine Cove offers a mountain living environment with well-regarded on-site management and maintenance. However, potential residents, particularly those looking for "RV parks near me" for rental spaces, should be aware of recent allegations of misleading advertising regarding RV space availability and size. Additionally, concerns about high electric bills and trash collection services have been raised by a long-term resident. Thorough due diligence, including a personal visit and direct inquiries with the management about these specific issues, is strongly recommended before making any decisions about residing at Royal Pines Estates.

Royal Pines Estates Reviews
Been living here for about 1 year in my own place and 3 years in my boyfriends place and we have the best manager ever Michelle and best maintenance person. Stephanie! The only issues I have is the high electric bills (much higher than Orange county) and that they can use larger trash receptacles or have the trash empty twice a week because it starts overflowing in a few days. This is not a reflection on the management but the owners of the park.
Jul 13, 2024 · AsWe EvolveOkay I went back there today to check and see if they were actually putting the concrete pads in for the RV space rentals which they said they couldn't rent to us two weeks ago because the county had mandated that they upgrade the pads so she said to come back in two weeks or call back in two weeks to get an update. We decided to go check it out instead because we felt we were being deceived and they just wanted to sell us a park model instead. Sure enough we went up there today and nothing had changed There were no cones out to signify construction going on and there were still RV rental signs out. This is a bait and switch tactic from craigslist so don't be fooled! Most of the RV spaces they want to rent out you could barely put a hot dog cart in! The photo here was a picture of the biggest spot available. You could maybe squeeze a small one in there but it's definitely not for me! Notice all the construction work going on? That's right, there isn't any! Totally fraudulent advertising! Just so you know, that platform you see is not for your RV to go on, that goes at the base of your stairs, so the roof line you see to the right is the building that would be right up against your RV; no room for slide outs on that side for sure!
Aug 10, 2020 · kr wVery friendly people, very peaceful would love to live here. It's now 2020 I still want to live here but if we are honest things have really changed. Yes dog's are welcome but they better not bark or you'll have management knocking on your door. Not complaining about the manager she's really nice. It's just some people don't have the courtesy to come and speak to you before making a complaint.
Aug 18, 2020 · ErnestineNever answer phone, no answering machine or alternate number to call. Do not take care of park problems in a timely fashion.!pool is supposed to be for renters only but families and kids from nearby camp ground come and use and no one says anything. Can’t pay space rent if don’t get the bill??
Aug 03, 2024 · Kathryn NielsonWe have lived here for 6 yrs for 6 months every summer. And can come up any time we want. Everyone owned there dwellings and we rent the spaces on a yearly basis. There are those that like to start trouble but hopefully they will soon be gone. The park is under new management and they have really started to straighten things up. We have made good friends and look forward to our time with our friends here in Royal Pines. The staff is very welcoming and a great new asset.
