Ruis Mobile Home Park Introduce
While the platform category is "RV parks near me," the subject of the provided information is Ruis Mobile Home Park, located at 701 US-301, Jacksonville, FL 32234, USA. It's important to note that mobile home parks primarily cater to long-term residents living in manufactured homes, though some may also accommodate RVs for extended periods. Therefore, this introduction will present Ruis Mobile Home Park as a potential option for those seeking long-term RV sites within a community setting in Jacksonville, Florida, which might be considered under a broader search for "RV parks near me" for individuals looking for extended stay options beyond typical short-term recreational campgrounds.
You can contact Ruis Mobile Home Park at (904) 266-4613 or their mobile number, +1 904-266-4613, to inquire about the availability of long-term RV sites, mobile home rentals or purchases, and specific community guidelines. The provided reviews offer contrasting perspectives on the park, which should be considered by potential residents.
One long-term resident, who has lived at Ruis Mobile Home Park for five years, shared a positive view of the community: "I've lived here for 5 years. It's not overpriced to justify club houses and swimming pools that nobody really uses. It is an old style mobile home park with a large portion of the lots opened up for long-term RV'ers." This review highlights the park's affordability, particularly for those who do not prioritize resort-style amenities like clubhouses and swimming pools. The mention of a "large portion of the lots opened up for long-term RV'ers" directly indicates that Ruis Mobile Home Park does cater to the long-term RV community, making it relevant for those searching for "RV parks near me" for extended stays.
The long-term resident also noted ongoing improvements: "Currently, they are working to replace the old laundry room with a new, dedicated laundry building so they can remove the old mobile home currently used for a laundry. Progress is slow here, as is the overall lifestyle vibe." This suggests that while the park might have a more laid-back pace, there are efforts being made to upgrade the facilities. The description of the "overall lifestyle vibe" as "slow" could be appealing to those seeking a more relaxed and less hurried environment.
Community spirit is also highlighted in this review: "Neighbors are friendly and glad to see you when they walk or drive by. Everyone watches out for each other, but doesn't get 'in your business.' I love living here." This paints a picture of a neighborly environment where residents are supportive and look out for one another while respecting each other's privacy. This sense of community can be a significant draw for those considering a long-term stay in a mobile home or RV park.
In contrast, another individual who called to inquire about a mobile home had a negative experience: "Called to check availability of a mobile home… gentleman asked how many occupants, ages, and sex of all possible occupants. He seemed willing until I said the ages of adult children…went as far as asking 'why are grown children living with their parents' This is where I was offended and hung up. Btw.. there are 18 year olds who haven’t graduated yet. I feel this may have crossed some lines in fair housing .. but choose to let everyone know my experience this way." This review raises concerns about the screening process for potential residents and the nature of the questions asked, particularly regarding family composition and the presence of adult children. This experience should be taken into consideration by prospective residents.
Given these contrasting perspectives, it's essential for potential residents to contact Ruis Mobile Home Park directly to understand their current policies, availability for long-term RVers or mobile homes, and to form their own impression of the community and management.
Based on the available information, we can outline the potential environment, services, and features of Ruis Mobile Home Park for those considering long-term living options, including extended RV stays, in Jacksonville, Florida:
Environment and Setting: Located on US-301 in Jacksonville, Ruis Mobile Home Park likely offers convenient access to local amenities, services, and transportation in the Jacksonville area. As an "old style mobile home park," it might have a more established and less modern aesthetic compared to newer RV resorts. The long-term resident's comment about not being "overpriced to justify club houses and swimming pools" suggests a more basic and perhaps more naturally integrated environment, without excessive landscaping or resort-style features. The fact that a "large portion of the lots" are open to long-term RVers indicates that the park can accommodate recreational vehicles within its existing infrastructure.
Services and Amenities (based on the reviews and general mobile home park offerings):
- Long-Term RV Sites: A significant portion of the park is available for long-term RV residents, suggesting the presence of necessary hookups (water, electricity, sewer) at these sites.
- Laundry Facilities: Currently undergoing an upgrade, with a new dedicated laundry building being constructed to replace the old mobile home used for this purpose. This indicates a commitment to improving basic amenities, even if the progress is described as "slow."

- Friendly Neighbors: A strong sense of community and neighborly interaction is highlighted by the long-term resident.
- Informal Community Watch: Residents look out for each other, contributing to a sense of safety and security within the park.
- Potentially Basic Utilities: As an "old style" park, the utility infrastructure might be older but functional.
- Management Interaction: The contrasting review indicates interaction with management during the inquiry process, though the experience was negative for that particular individual.

- Affordable Long-Term Living: The park is positioned as a more budget-friendly option compared to parks with extensive amenities.
- Acceptance of Long-Term RVers: A key feature for those seeking extended stays in the Jacksonville area.
