Santiago Mobile Home Park Introduce
If you're searching for "RV parks near me" in the Bethel Island, California vicinity, Santiago Mobile Home Park, located at 3505 Gateway Rd, presents itself as an option to consider. This introduction aims to provide local users with a detailed, objective overview of the park based on the limited information available from online customer reviews. It's important to note that the information is derived solely from these reviews and may not encompass all aspects of the park.
Location and Environment:
Santiago Mobile Home Park is situated in Bethel Island, CA. While the reviews don't offer extensive details about the immediate natural surroundings, the mention of Bethel Island itself suggests a location potentially near waterways or with an island atmosphere. Bethel Island is known for its delta region, which often attracts those interested in boating, fishing, and a more relaxed, waterfront lifestyle. However, the reviews themselves do not directly comment on the scenic beauty or specific environmental features of the RV park itself.
One negative review describes the place as "horrible," which could imply dissatisfaction with the environment or other aspects of the park. Conversely, the second review, while also critical in some areas, notes that with the lifting of the eviction moratorium, "sketchie people are gone," potentially suggesting an improvement in the overall atmosphere or community within the park.
It's crucial to visit the location or seek more current and comprehensive information to form a complete picture of the environment surrounding Santiago Mobile Home Park.
Services and Amenities:
The customer reviews provide limited insights into the services and amenities offered at Santiago Mobile Home Park. The negative review highlights a significant issue, stating that "They shut off the water constantly without any notice for hours upon hours upon other things…." This is a serious concern for any potential RV park resident or visitor, as reliable access to water is a fundamental necessity. This issue should be a primary point of inquiry for anyone considering staying at this park.
The second review offers a more detailed, albeit still somewhat critical, perspective on the available services. It mentions that "electric, and water are metered, and a flat fee for sewage." This indicates that residents are responsible for their individual utility consumption, which is a common practice in many RV parks and mobile home communities. The "spot rent" is described as "reasonable," which could be an attractive factor for budget-conscious individuals.
In terms of community services, the review notes a "laundry room (old and tired)" and "shower rooms (could be better maintained)." This suggests that while these essential facilities are present, their condition might be subpar. Potential residents should be prepared for older and possibly less well-maintained communal areas.
The park also features a "pool (small but well kept)." This is a positive amenity, suggesting that at least one recreational facility is available and maintained. However, the size being "small" might limit its capacity or suitability for all types of users.
It's important to note the absence of information regarding other common RV park amenities such as Wi-Fi, dump stations, recreational areas (besides the pool), or organized activities. This lack of mention in the reviews does not necessarily mean they don't exist, but it indicates that they were not prominent enough to be commented on by these reviewers.
Features and Highlights:
Based on the provided reviews, there are few explicitly positive features or highlights to definitively point out. The first review, being overwhelmingly negative, does not mention any redeeming qualities of the park itself, especially with the departure of a staff member named Liz who was previously considered a positive aspect.
The second review offers a slightly more balanced view. The "reasonable" spot rent could be considered a feature for those seeking affordability in the Bethel Island area. The presence of a pool, even if small, provides a recreational option. The fact that "sketchie people are gone" (according to this reviewer's perspective) could also be seen as a positive development in the community atmosphere.
However, the significant issues raised, such as the constant water shut-offs and the condition of the laundry and shower rooms, overshadow these potentially positive aspects. The need for residents to "maintain you own spot" suggests that the park might not offer extensive landscaping or maintenance services for individual RV or mobile home areas.
The lack of mention of specific features that typically attract RVers, such as full hookups at all sites, pull-through sites, or pet-friendly policies, is also noteworthy. Local users seeking these specific features will need to inquire directly with the park.

The provided information does not include any promotional details, special offers, or discounts for Santiago Mobile Home Park. To learn about any current promotions, seasonal rates, or long-term stay options, it is essential to contact the park directly. You can inquire about their current rental rates, utility charges, and any other fees that may apply.

Conclusion:
Santiago Mobile Home Park in Bethel Island, CA, appears to be a location with significant concerns based on the limited customer reviews available. The recurring issue of water shut-offs, as highlighted in one review, is a major drawback. While another review mentions reasonable spot rent and a small, well-kept pool, it also points out the dated laundry and shower facilities and the need for individual site maintenance. The departure of a previously valued staff member is also noted as a negative change.
For local users searching for "RV parks near me" in Bethel Island, Santiago Mobile Home Park might be an option to consider, particularly if budget is a primary concern. However, it is imperative to conduct thorough due diligence before making any decisions. This includes attempting to contact the park to inquire about the water situation, the condition of the amenities, and the overall living environment. Visiting the park in person, if possible, would also be highly beneficial to get a firsthand impression. It is also advisable to seek more recent reviews or testimonials from other users to gain a broader perspective on the current state of Santiago Mobile Home Park. Given the critical feedback, proceeding with caution and seeking comprehensive information is strongly recommended.

Horrible place. Liz was the only redeeming thing about this place and she’s gone now. They shut off the water constantly without any notice for hours upon hours upon other things…. STAY AWAY
Feb 16, 2025 · Livin LifeThank God the eviction moratorium is lifted, because of Covid-19 has been lifted and a number of sketchie people are gone. The spot rent is reasonable, electric, and water are metered, and a flat fee for sewage. You must maintain you own spot. No community services except laundry room (old and tired) and shower rooms (could be better maintained), and a pool (small but well kept).
Sep 03, 2024 · Eddie KeatorThis place is trash. Office lady won't even change a burned out 50amp outlet. The tenant is using the 15amp outlet. Not good enough come summer time. IT IS THE PARKS RESPONSIBILITY TO CHANGE OUTLETS ON THE PEDESTAL. The part is like 30$ and you maintenance guy should be able to do it. Figure it out, lady
Apr 18, 2023 · Jerry DeltaThe store in front is great. Lowered the prices instead of ripping people simply because its on an island. The mobile home park has a lot of... Well I wouldn't have my kids live there. Not understanding either as a corporation really. Write ups to obvious peoples with disabilities unable to clean the yard. Not even that messed up either. Long grass. Management is cool though.
