Seashore Villa Introduce
Located at 4805 Cushman Rd NE in Olympia, Washington, Seashore Villa presents a distinctive offering within the "RV parks near me" platform category. While not a traditional RV park for short-term stays, Seashore Villa operates as a mobile home park specializing in long-term residency with a significant emphasis on its breathtaking waterfront location and the associated views of Budd Inlet. For local users in the Olympia area seeking a unique living experience with scenic beauty, Seashore Villa offers a compelling, albeit specific, type of residential opportunity.
The most striking feature of Seashore Villa, repeatedly highlighted by residents and prospective residents, is its unparalleled view of Budd Inlet. This stunning vista is a primary draw for individuals considering making Seashore Villa their home. The lot rents are explicitly tiered based on the quality of the view, with homes boasting a "gorgeous view" commanding a lot rent of $1100 per month. This price decreases for lots with less impressive or no direct views, with the base lot rent being $850 per month. This pricing structure clearly indicates the premium placed on the scenic environment of the community.
Beyond the view, the amenities at Seashore Villa are somewhat limited but functional. The park operates its own septic and water treatment system, indicating a degree of self-sufficiency in essential utilities. However, the reviews suggest that these self-contained systems constitute the primary amenities offered within the community. Prospective residents should be aware that Seashore Villa might not offer the extensive recreational facilities often found in larger or more resort-style mobile home parks or RV resorts.
The physical characteristics of the manufactured homes within Seashore Villa are described as generally "small and old," with most dating back to the 1970s and 1980s. This suggests that while the location and views are exceptional, the existing housing stock may be older and potentially smaller than contemporary manufactured homes. However, one review notes that the homes cost between $100,000 and $400,000, indicating that despite their age, the value is significantly influenced by the prime waterfront location and the associated views.
The carports at Seashore Villa are described as "not beefy," typically consisting of "tin roofs over little parking areas." This is a practical consideration for residents regarding vehicle protection from the elements. While functional, they may not offer the robustness of more substantial carport structures.
Despite the age and size of the homes and the somewhat basic amenities, the social environment at Seashore Villa appears to be a significant positive. A prospective resident who toured the community noted that "everyone I met while looking at homes there were friendly and loved living there." This strong sense of community and neighborly connection can be a major draw, contributing to a positive and supportive living atmosphere that transcends the physical infrastructure.
The location of Seashore Villa presents a trade-off. It is described as "not in walking distance to anything" and several miles by car to nearby amenities. However, the prospective resident who noted this immediately countered it with "No problem, worth it!" This reinforces the idea that the exceptional views and the overall ambiance of the community are considered by many to outweigh the relative isolation in terms of immediate access to services and attractions.
Access to the waterfront itself is described as a "steep, long walk," and vehicular access to the water is not permitted. While this might be a limitation for some, the prospective resident's reaction, "Who cares?" again emphasizes the prioritization of the view and the waterfront presence, even if direct access requires a bit of effort.
The fact that a prospective resident was still "considering moving there" after acknowledging the limitations of the location and the age of the homes speaks volumes about the unique appeal of Seashore Villa, primarily driven by its stunning views and the friendly community atmosphere.
In summary, Seashore Villa offers a distinctive long-term living experience for those who highly value waterfront views and a strong sense of community, even if it means residing in an older, smaller manufactured home with basic amenities and a somewhat isolated location. Its key features include:
- Spectacular Views of Budd Inlet: The primary and highly valued feature, with lot rents tiered accordingly.
- Waterfront Location: Providing a unique living environment directly on the water.
- Self-Sufficient Utilities: Operates its own septic and water treatment systems.
- Friendly Community: Residents are reported to be welcoming and enjoy living there.
- Long-Term Residential Focus: Not a typical short-term RV park.
Potential considerations for prospective residents include:
- Older and Smaller Homes: Most manufactured homes date from the 1970s and 1980s.
- Basic Amenities: Primarily the self-contained utility systems.
- Isolated Location: Not within walking distance of services and several miles by car to amenities.
- Steep Access to Waterfront: Requires a long walk without vehicular access.
- Lot Rent Based on View: Higher rents for lots with better views.
- Tin Roof Carports: Offering basic vehicle protection.
For local users in the Olympia area who have always dreamed of living with a water view and value a friendly community, Seashore Villa presents a unique opportunity. The trade-offs between the exceptional location and views versus the age and size of the homes and the relative isolation are clearly factors to consider. However, for those who prioritize the scenic environment and community spirit, Seashore Villa appears to offer a worthwhile living experience. Prospective residents are encouraged to contact Seashore Villa directly at (360) 357-5846 or +1 360-357-5846 to inquire about current availability and to arrange a visit to experience the views and the community firsthand.

Amazing, I recommend the sea view room the extra 20usd is worth it
Mar 04, 2025 · Kayla Van niekerkThe view, yes! Homes that have a gorgeous view of Budd Inlet are $1100/month lot rent. It decreases from there until absolutely no view is $850/month. Seaside has their own septic and water treatment system and that is pretty much the amenities. The manufactured homes are small and old (mostly 70's & 80's) and the carports are not beefy, pretty much tin roofs over little parking areas. The homes cost from $100k - $400k.But THE VIEW! And everyone I met while looking at homes there were friendly and loved living there. I asked about that it's not in walking distance to anything and several miles by car. No problem, worth it!It's a steep, long walk to get down to the water, you can't take a vehicle to get down there... Who cares?I'm still considering moving there.
Jun 10, 2023 · Jan SnyderAlways clean! Great views! It's good to see a wide range of ages here for over 55 park. There's an awesome path/road down to the waterfront with a surprisingly large picnic area. A little steep, but with permission you can drive down and drop off.
