Shady Grove Mobile & RV Park Introduce
For individuals searching for "RV parks near me" or mobile home communities in Mesa, Arizona, Shady Grove Mobile & RV Park, located at 1561 E Main St #34, Mesa, AZ 85203, USA, presents a mixed picture based on the limited online reviews available. While one review praises the park's appearance, another raises serious concerns about the new management's treatment of long-term residents.
Situated on East Main Street in Mesa, Shady Grove Mobile & RV Park benefits from its location on a major thoroughfare, likely offering convenient access to various amenities and services in the city. Mesa provides a wide range of shopping, dining, and entertainment options, and the park's location on Main Street suggests good connectivity to different parts of the city. The specific environment surrounding the park would likely be a mix of residential and commercial activity typical of an urban corridor.
One resident, who states they live at Shady Grove, initially described it as "fairly quiet." This suggests that the park generally offers a peaceful living environment, which is often a desirable attribute for both RV and mobile home residents seeking a sense of tranquility. However, the crucial part of this review is the update regarding new ownership. This long-term resident, who reports paying rent on time for the past two years, states they were given a ten-day eviction notice without a clear reason. Upon inquiry, they were allegedly told that they "do not fit their plan!" The resident further claims that the new owners were unwilling to accept another month's rent, preferring to incur the cost of eviction rather than allowing them more time to find alternative housing after the busy Super Bowl period. This paints a concerning picture of the new management's approach to residents, prioritizing their own unspecified "plan" over the well-being and stability of existing tenants, even those with a history of timely payments.
This review raises significant red flags for potential residents. The arbitrary eviction of a long-term, reliable tenant suggests a lack of consideration for residents and potentially unstable living conditions under the new ownership. The alleged unwillingness to work with residents to facilitate a smooth transition out of the park is also troubling.
In contrast, a separate reviewer who only parked at Shady Grove for a few minutes while lost offered a positive first impression of the park's appearance. They noted that it "looks very nice" and that "The grounds are kept really clean." This observation aligns with the desire for a well-maintained and aesthetically pleasing environment, which is often a priority for those seeking "RV parks near me" or a mobile home community.
Considering these two very different perspectives, potential residents face a dilemma. While the park might present a clean and visually appealing exterior, the experience of a long-term resident under new management raises serious concerns about the stability and fairness of tenancy. It is crucial to weigh the positive aesthetic impression against the potential for abrupt and seemingly arbitrary eviction.
Typically, mobile home and RV parks offer essential services such as utility hookups (water, sewer, electricity) and often include amenities like laundry facilities. Some parks may also offer recreational areas, community rooms, or specific services tailored to RVs, such as dump stations. However, the limited reviews for Shady Grove Mobile & RV Park do not provide specific details about these aspects.
For individuals searching for "RV parks near me," it is important to inquire whether Shady Grove Mobile & RV Park accommodates RVs, the types of sites and hookups available, and the rates for short-term or long-term stays. Given the eviction concerns, it would be particularly prudent to ask about the park's policies regarding tenancy and eviction under the new ownership.
Similarly, for those interested in mobile home living, it would be necessary to inquire about the availability of lots, the associated rental fees, and the terms of the lease agreement, paying close attention to any clauses regarding eviction or management's right to terminate tenancy.
Prospective residents should contact Shady Grove Mobile & RV Park directly at (480) 962-4209 or +1 480-962-4209 to seek detailed information and clarification, especially regarding the change in ownership and its impact on residents. Key questions to ask the management should include:
- Details about the new ownership and any changes in management policies.
- The park's policies and procedures regarding tenancy and eviction.
- Reasons for the eviction of the long-term resident mentioned in the review.
- Availability of RV spaces and the types of hookups provided.
- Rates for RV sites and mobile home lot rentals.
- A comprehensive list of all amenities and services offered to residents (e.g., laundry facilities, recreational areas).
- The terms of the lease agreement for both RV and mobile home residents.
- Rules and regulations for residents.
- Pet policies, if applicable.
A personal visit to Shady Grove Mobile & RV Park would also be highly recommended. This would allow potential residents to assess the cleanliness and appearance of the grounds, as noted in one review. More importantly, it would provide an opportunity to interact with the new management and potentially speak with current residents (if they are willing) to gain a broader understanding of the living conditions and management practices under the new ownership. Observing the overall atmosphere and any visible signs of tenant dissatisfaction or stability could be informative.
In conclusion, Shady Grove Mobile & RV Park in Mesa, Arizona, presents a mixed profile for those searching for "RV parks near me" or a mobile home community. While the park appears clean and was previously described as quiet, serious concerns have been raised by a long-term resident regarding the new management's practices, specifically concerning an abrupt and seemingly unjustified eviction. Prospective residents should exercise significant caution, conduct thorough due diligence by directly contacting the management and visiting the park, and carefully consider the potential risks associated with the reported management issues before making a decision.

Shady Grove Mobile & RV Park Reviews
I live here, it is fairly quiet. Update the new owners do not care about people. After paying on time for the last two years we were given a ten day notice. When I called to find the reasoning I was told, "We do not fit their plan!" They did not even want to take one more month of rent. They would rather pay to evict us than let us pay for another month so we would be able to find place after the mad rush of Super Bowl. Spend money not make money is their plan I guess!!!!
Feb 03, 2023 · Jaime AlexanderWe only parked there a few minutes because we were lost. It looks very nice. The grounds are kept really clean.
Aug 20, 2024 · P.K. “Breeze” StenbakI live here and it definitely takes some getting used to. You must be able to handle some "ghetto" living it, as it were. There is some riff raff that comes through, but fir the most part security keeps a lid on it. The majority of the residents are hard people trying to raise families. Once you get to know your neighbors it becomes a pretty tight knit community that looks out for each other.
Jul 27, 2017 · Stacy LeachShady Grove trailer park has got to be the most vile, evil, twisted place I have ever lived in my life. I can not even put into words the filth that resides there. The place should be burnt to the ground and sent straight back to where it came from, hell. The picture I posted with this review is what I would like to say to a few of the people living there. And if you have children, don't even consider moving into that park. Terrible. Just terrible.
