Shuman’s Mobile Home Park Introduce
For local users in Reedsville, West Virginia, who are exploring options within the "RV parks near me" category for potential long-term residency, it is imperative to thoroughly examine all available information before making a decision. Shuman’s Mobile Home Park, situated at 1489 Dogtown Rd, Reedsville, WV 26547, USA, has garnered extremely negative feedback from individuals who have resided in this mobile home park for extended periods. This introduction aims to provide an objective summary of these reviews, highlighting the serious concerns raised by long-term residents.
One review raises significant concerns about the integrity of online feedback for Shuman’s Mobile Home Park. The reviewer alleges that the management is "bribing people with $50 off 1 month rent for 5-star reviews." If true, this practice would severely undermine the reliability of any positive reviews found online and suggests a potential attempt to mask underlying issues within the park. Prospective residents should be highly skeptical of any overwhelmingly positive feedback and consider the possibility that it may have been incentivized rather than genuinely reflective of resident experiences.
This same long-term resident, who has lived at Shuman’s Mobile Home Park for eight years, also highlights a substantial increase in rent since new owners took over, stating that it has "nearly doubled." This significant rise in cost, without corresponding improvements to the park, represents a considerable financial burden on residents and raises questions about the value being provided for the increased expense. The reviewer further notes a lack of investment in the park's upkeep, stating that the new owners "haven't done anything to improve the park" and have "never even put new gravel in the driveways." This lack of maintenance can lead to deteriorating conditions and a lower quality of life for residents.
Adding to the concerns about management practices, the reviewer mentions receiving threats of eviction for not replacing broken underpinning on their mobile home. This suggests a potentially adversarial relationship between the management and residents, where essential maintenance responsibilities and expectations may be unclear or unfairly enforced.
Another long-term resident, who has lived at Shuman’s Mobile Home Park for fifteen years, echoes the sentiment of stagnant conditions despite rising costs. They state that "nothing ever changes except the prices going up." This reinforces the concern that residents are facing increased financial burdens without seeing any improvements or enhancements to the community in return.
This fifteen-year resident also raises safety and aesthetic concerns regarding the park's maintenance practices, reporting that the tree work is now being done by "cracked out people." This vague but concerning statement suggests potential issues with the professionalism and reliability of service providers within the park, which could impact the safety and appearance of the community.
Furthermore, this reviewer laments the lack of recreational amenities within Shuman’s Mobile Home Park, mentioning only a "crap basketball court in the absolute worst place to place it" as the sole form of entertainment. The absence of suitable recreational facilities can be a significant drawback for residents, especially those seeking an active or community-oriented lifestyle.
Based on these overwhelmingly negative reviews from long-term residents, Shuman’s Mobile Home Park appears to be a community facing significant challenges related to management practices, maintenance, and value for money. The alleged practice of bribing for positive reviews raises serious ethical concerns about the reliability of online feedback. The substantial rent increases without corresponding improvements, the lack of basic maintenance like driveway graveling, and the reported threats regarding underpinning repairs all point to a potentially unresponsive and unsupportive management.
The environment of Shuman’s Mobile Home Park, based on the reviews, seems to be one of neglect and a lack of investment. The absence of basic maintenance like driveway upkeep and the limited and poorly situated recreational facilities suggest a less than desirable living environment. The concern raised about the individuals performing tree work also adds a layer of potential safety unease.
The services at Shuman’s Mobile Home Park, as implied by the reviews, appear to be minimal and potentially problematic. The lack of maintenance and the reported issues with utility expectations (underpinning) suggest that essential services may not be adequately provided or fairly managed. The limited recreational amenity (a poorly placed basketball court) indicates a lack of focus on enhancing the quality of life for residents through community facilities.
The features of Shuman’s Mobile Home Park, based on the negative feedback, are lacking. The reviews highlight the absence of improvements, the poor condition of infrastructure (driveways), and the inadequacy of recreational amenities. These factors suggest that the park does not offer features that would typically enhance resident comfort or enjoyment.
The provided information does not include any genuine promotional offers. The alleged practice of offering rent discounts for positive reviews is not a legitimate promotion aimed at attracting residents based on the park's merits but rather a questionable tactic to manipulate online perception. Therefore, potential residents should not consider this alleged incentive as a genuine benefit of living at Shuman’s Mobile Home Park.
In conclusion, for local users searching within the "RV parks near me" category in Reedsville, West Virginia, the online reviews for Shuman’s Mobile Home Park paint a highly unfavorable picture. The allegations of incentivized positive reviews, substantial rent increases without corresponding improvements, poor maintenance, potential safety concerns, and a lack of amenities should serve as significant warnings. It is strongly recommended that individuals seeking a mobile home living situation in the Reedsville area thoroughly investigate alternative options and exercise extreme caution before considering Shuman’s Mobile Home Park. The feedback indicates a community facing serious challenges that could severely impact the financial well-being and quality of life for its residents.

Shuman’s Mobile Home Park Reviews
They are bribing people with $50 off 1 month rent for 5 star reviews. We've been here for 8 years. The rent has nearly doubled since the new owners took over. They haven't done anything to improve the park. They've never even put new gravel in the driveways. Then they come through and threaten to kick you out if you don't replace underpinning that is broken.
Oct 23, 2024 · Ricarda WeaverLived here for 15 years and nothing ever changes except the prices going up and now we have cracked out people doing our tree work and there's no entertainment except a crap basketball court in the absolute worst place to place it
Mar 15, 2025 · Anthony AdamsSo, I would be very cautious on believing the 5 star reviews. Several on here are people not even from the area and now to try an improve their appeal online, they are offering a $50 incentive for the current residents to give them a 5 star review. Since the new owners have taken over, they have raised the rate each year and twice a year. They keep trying to add new rules and those elderly or disabled, will be run out soon because they won't be able to keep their privately owned trailers in the park because of the rent. They say the rate is for improvements, but as an outsider, I have never seen them. Plus upgrades and improvement expenses can be a tax right off.Shame on you.
Oct 06, 2024 · ChristelDane and I have lived here since 1996! It was a very nice place to live ,when Fred Shuman was alive ! It went downhill for a long time! I’m hoping that since, the new management took over it will continue to get better! It seems to b a good place to live now! If everyone would care enough to clean up their place, it would b so much better!! Thank You
